The two wood-frame buildings, six and three storeys tall, sit on a shared parkade with one of its two levels below ground. Marketing materials list 142 stalls, 29 of them for visitors, and each townhome gets two spaces with direct access from the garage level. Secure bike storage is also provided.

Common space adds up to roughly 7,500 sq ft indoors and out, anchored by a 2,660 sq ft amenity room and a 5,000 sq ft terrace. That is a sizeable common area for 113 homes, and one more reason to see how the strata budget pays for its upkeep.

Condo and Townhome Floor Plans

Condo plans run from studios through one-bedroom, two-bedroom and two-bedroom-plus-den layouts, marketed at about 343 to 1,488 sq ft. Listings active in late October 2026 show the typical range: a 352 sq ft studio, one-bedrooms of about 540 to 710 sq ft and two-bedrooms of about 670 to 795 sq ft. Suites come with balconies or ground-floor patios.

The three townhomes are three storeys tall and face Millstream Road. They were marketed as two-bedroom homes, yet the MLS listings show larger areas of roughly 1,800 to 1,950 sq ft, and one is listed with three bedrooms, so check room counts and measured area against the strata plan. Finishes described in the marketing include quartz counters, laminate floors, stainless LG appliances with a gas range, an in-suite washer and dryer, and a wall-mounted unit for heating and cooling. Buyers chose a light or dark palette, so the look varies from suite to suite.

Location: Mill Hill and Millstream Road

Millstream Village, with more than 40 shops, services and restaurants, among them a pharmacy, a pet supply store and a lab, is nearby, and the developer describes it as within walking distance. Westshore Town Centre and the larger retailers are a few minutes away by car.

BC Transit route 52 stops on Veterans Memorial Parkway at Marlisa Place. It runs north past Millstream Village to Bear Mountain and south through Langford to the Colwood Exchange, with buses about every 30 minutes on weekdays.

For green space, Mill Hill Regional Park is a 71-hectare CRD park reached from Atkins Avenue, with a moderate climb through Garry oak meadows and Douglas-fir forest to a 203 m summit looking over Esquimalt Harbour. Goldstream Provincial Park and Langford Lake are a short drive. The shared John Horgan Campus, which opened in Langford in September 2025, brings post-secondary programs to the area. Buying at Millstream Residences

Two kinds of listings show up here. Units still held by the developer are new homes, and GST is usually added to their asking prices. A first-time buyer who signs with the developer and moves in as the first occupant of a primary residence may qualify for the federal First-Time Home Buyers' GST rebate, worth up to $50,000 on homes up to $1 million. A resale of a home that has already been occupied generally carries no GST, but have your lawyer or notary confirm the tax status of any unit.

Homes this new are still within the BC 2-5-10 new home warranty: up to two years for materials, labour and major systems, five years for the building envelope and ten years for structure, and the coverage transfers on resale. Ask for the bylaws, budget, minutes and Form B. A strata this young may not have a depreciation report yet, and first-year budgets are often set before real costs are known, so be ready for fee changes. Some units have been offered for rent, which suggests rentals are allowed, but read the current rental and pet bylaws before you make an offer.

How Millstream Compares in Langford

As of late October 2026 there were 12 active listings at 2629 Millstream Road, 10 condos and two townhomes, asking from $299,900 for a 352 sq ft studio to $799,900 for a three-bedroom townhome. Most one- and two-bedroom condos were asking $379,900 to $569,900. Asking prices change daily and some exclude GST, so treat these figures as a snapshot. The condos averaged about $700 per sq ft, a little above the roughly $650 average for other recently built Langford condos; the small layouts lift the per-foot figure while keeping total prices among the lowest for new construction in the city.
