About 29 Quadra condos were for sale in early October 2026, one of the deepest condo inventories in Saanich East, from roughly $300,000 to $625,000. The average asking price was about $460,000, for a home averaging one or two bedrooms and around 890 square feet, across a mix of older and newer buildings.
Condos are what the Quadra corridor is best known for, and among the most affordable ways into a central neighbourhood. The statistics below describe the Quadra condo market specifically.

Established low-rises alongside newer buildings, so buyers can compare value.
Frequent buses on Quadra and McKenzie, with Uptown and Mayfair close by.
The 29 condos for sale in early October ranged from compact one-bedroom homes around $300,000 to larger two-bedroom units around $625,000, with most between about $400,000 and $570,000. They are concentrated in the buildings along Quadra Street, Cloverdale Avenue, Inverness Road, Glasgow Avenue, Alder Street and Bristol Road, a mix of older low-rises from the 1970s and 1980s and newer buildings completed in the past decade. The depth of choice here is among the best in central Saanich.
For first-time buyers, downsizers and investors who want a low-maintenance home in a central location at an accessible price, Quadra condos are among the better-value options in the area.
Quadra condos span several decades. Older low-rises from the 1970s and 1980s often offer larger floor plans and lower prices, while newer buildings completed since about 2010 bring contemporary finishes, better energy efficiency and, sometimes, warranty coverage. A newer home usually means fewer deferred-maintenance questions; an older one can mean more space for the money. Confirm whether GST applies on anything recently completed, and ask about parking, storage and amenities.
Whatever the age of the building, the strata documents decide a lot. Read the bylaws on pets, rentals and age restrictions, review the budget and depreciation report, and understand the monthly fee and what it covers. In an older building, ask about the contingency fund and any planned work such as roofing, windows or plumbing; a well-funded strata is worth paying for.
Most Quadra condos are one- and two-bedroom homes, suiting first-time buyers, students, downsizers and investors. One-bedroom homes are the entry point; two-bedroom homes work for couples, sharers and downsizers who want a spare room. Look at the floor, the outlook, the parking and the building's rental and pet rules, since these shape both daily life and resale more than square footage alone.
Across the condo listings the average worked out around $533 per square foot, with the newer buildings commanding more and the larger older units less. Price per square foot is a useful way to compare one condo with another, though a newer building, a quiet outlook and good parking can justify paying above the raw number.
The typical buyer is a first-time purchaser or downsizer wanting a low-maintenance home in a central location, or an investor drawn by the affordable prices and steady rental demand near Uptown and downtown. Newcomers to the region also favour the corridor for its turnkey condos and convenience. The mix of older value buildings and newer projects keeps choice available.
