Elevated sites should also be reviewed for driveway grade, winter access, drainage, slope stability, tree management, wildfire exposure and the practical usability of outdoor areas.

A dramatic view can add substantial appeal, but it should not distract from structural condition, site constraints, servicing or long-term ownership costs.

Ocean View Does Not Mean Waterfront
