Search Bear Mountain townhomes for sale in Langford, including new and established townhouses with garages, views and room for a family.
Roughly 20 Bear Mountain townhomes were for sale in early October 2026, between about $670,000 and $1.6 million. The average asking price was just over $1 million, for a home of about 2,400 square feet with three or four bedrooms and as many bathrooms.
That is larger than most townhomes in Greater Victoria. It is also a small group of listings, so one new release or a few sales can move the averages. The Bear Mountain townhome market report shows what is listed now and what has sold.
Most listings are between 1,700 and 3,300 square feet, larger than many detached homes elsewhere.
More than half of the townhomes for sale were completed in 2025 or 2026.
An attached garage is standard, and double garages are common in the larger plans.
The strata looks after roofs, exteriors and landscaping, which suits owners who travel.
The townhome market here covers a wider range than the word suggests. At one end was a 1,330-square-foot three-bedroom home on Flint Avenue listed at $670,000. At the other were new townhomes of 2,600 to 3,300 square feet on Copper Rock Court listed from about $1.45 million to $1.6 million. The average worked out to roughly $450 per square foot, which was lower than the average for Bear Mountain houses and well below the figure for condos.
Fourteen of the 21 listings were built in 2025 or 2026. They were grouped in a few new developments on Dolomite Ridge, Kingbird Drive, Copper Rock Court, Bronzite Place and Blackbird Place. The Dolomite Ridge homes were four-bedroom plans of about 2,200 square feet listed around $950,000 to $1 million. Two Kingbird Drive homes offered five bedrooms and more than 3,100 square feet at about $1.2 million.
New townhomes generally have GST added to the price and come with new-home warranty coverage. Some are listed before construction is complete, so confirm the completion date, what finishes and appliances are included, and whether the strata fee shown is a final figure or an estimate.
The resale townhomes date from 2004 to 2023. The oldest, at 945 Bear Mountain Parkway, were built in 2004 and 2005 in the first resort phase and offered 2,300 to 2,500 square feet at a little over $1 million. Others, on Greenhill Rise, Moonstone Loop, Echo Valley Place and Sandstone Lane, were built between 2011 and 2023.
In an older complex, read the depreciation report and the council minutes for planned work on roofs, decks, exterior cladding and roads, and check the contingency reserve fund. A healthy reserve is worth more than a low monthly fee.

Three-bedroom plans ran from about 1,330 to 2,500 square feet. Four-bedroom plans, the most common, were mostly 2,000 to 2,700 square feet. A few five-bedroom townhomes exceeded 3,000 square feet. Families who assumed they needed a detached house often find that a four- or five-bedroom townhome here gives them the same space for less money.
Most Bear Mountain townhomes are built on a slope over two or three levels. That affects daily life more than the square footage does. Check which floor you enter on, where the main living area and the primary bedroom sit, and how many flights of stairs separate the garage from the kitchen.
Buyers who want to avoid stairs should look for plans with the primary bedroom on the main level, which exist but are not the norm. Private outdoor space ranges from a balcony to a patio with a small fenced yard, and its orientation decides how much sun it gets.
Most townhomes here are strata lots with monthly fees and bylaws. A few row homes and duplex-style homes may be sold without a strata corporation, in which case you are responsible for your own roof, exterior and insurance. The listing and the title will say which applies.
Compare fees from one complex to the next on the same basis. Some cover building insurance, exterior maintenance, landscaping, snow clearing and private roads. Others cover less. Ask about any special levies passed or proposed, and review the bylaws on pets, rentals, barbecues, exterior changes and parking of extra vehicles.
The two markets overlap. The least expensive new houses at Bear Mountain were listed from about $910,000, while the larger new townhomes were listed above $1.4 million. Between those figures a buyer can choose either. A house gives you your own lot and no strata fee. A condo costs less in total and more per square foot, and puts everything on one level with elevator access. A townhome gives you a private entrance, a garage and room for a family or guests. See Bear Mountain condos for the single-level alternative.
Many townhome buyers here are leaving a larger house. They want a double garage, a primary bedroom that does not require a flight of stairs every night, room for visiting family and the freedom to lock the door and travel. The larger plans deliver the space. The stairs are the thing to check, because a three-level home on a slope can involve more climbing than the house it replaces. If stairs are a concern, ask whether the plan includes or could take a residential elevator.
For a family, a four- or five-bedroom townhome offers separate floors for children, guests or a home office at a lower price than a detached house of the same size. Yards are small, so look at where children would play and how close the nearest park or trail is. School, sports and most activities mean a drive down the hill, which is worth trying at the times you would actually be making it.
Check whether the garage is single, tandem or side-by-side, and whether a second vehicle fits on the driveway without blocking the lane. Visitor parking is limited in most complexes and street parking may be restricted. Ask about rules for electric-vehicle chargers, which usually need strata approval.
