About 54 Royal Bay properties were for sale in early October 2026, spread across new houses, townhomes and condos. It is one of the few places in Greater Victoria where all three home types are available new, side by side, in a single walkable community by the sea.
Royal Bay is a master-planned seaside community on the Colwood oceanfront, built on the former gravel-quarry lands above the Strait of Juan de Fuca. Royal Bay is unusual among Greater Victoria neighbourhoods in offering new houses, townhomes and condos at the same time. In early October 2026 the 54 active listings split roughly into 14 detached houses, 25 townhomes and 14 condos, with prices from the high $400,000s for a one-bedroom condo to about $1.9 million for a larger house. Because almost everything is new or nearly new, buyers are comparing finishes, floor plans and position within the community rather than age and condition.
That makes Royal Bay a good fit for buyers who want a turnkey home and a built-in sense of community, and who value being able to move between home types, from a condo to a townhome to a house, without leaving the neighbourhood.
Detached houses are the top of the Royal Bay market. In early October they ran from about $870,000 to $1.9 million, averaging four or five bedrooms and around 2,600 square feet, and most were built from 2016 onward. Townhomes are the largest group of listings and the heart of the community, with new projects completing regularly. In early October they ran from about $700,000 to $1.2 million, mostly three- and four-bedroom homes of 1,300 to 2,000 square feet. Condos are the entry point to the community, and the newest supply is still being built. In early October they ran from the high $400,000s to about $815,000, mostly one- and two-bedroom homes near the village centre. The sea is the reason Royal Bay exists in the form it does. The community steps down toward the Colwood shoreline, with public beach access and walking paths along the water and views across the Strait of Juan de Fuca to the Olympic Mountains. The beach is a working, natural shoreline rather than a manicured one, and it is a short walk or drive from most homes. Nearby, Esquimalt Lagoon and its long beach add more shoreline within a few minutes.
A planned community lives or dies on its centre, and Royal Bay's is filling in. A grocery store, shops, services and gathering spaces are being built within walking distance of the homes, so day-to-day errands do not require a drive to Langford or Colwood Corners. As with any new community, confirm what is open now versus what is still planned, since the timeline shapes daily life in the early years.
Royal Bay Secondary School, which opened in 2018, sits within the community and is one of its biggest draws for families. Elementary and middle schools in Colwood serve the area through the Sooke School District (SD62), which covers the Westshore. Catchments change and new schools are added as the Westshore grows, so confirm the schools for a specific address with the district.
Because so much of Royal Bay is new, a few things matter more here than in an established neighbourhood. Confirm whether GST applies to the price and whether it is included. Ask for the 2-5-10 home warranty provider and start date. For a home that is not finished, pay attention to the completion date and what happens if it moves. And look at where the home sits within the overall plan, since construction will continue around early buyers for some years.
Royal Bay is in Colwood, on the Westshore, roughly 25 to 30 minutes from downtown Victoria outside of rush hour, though the commute can be longer at peak times. It is close to Royal Roads University, Hatley Park, Olympic View Golf Course and the shops of Colwood and Langford. The community is designed to be walkable within itself, which reduces how often residents need to drive for everyday needs.
Royal Bay draws young families wanting a new home near a new high school and the sea; downsizers who want a low-maintenance townhome or condo without leaving the Westshore; first-time buyers entering through the condos; and people relocating who want a turnkey home and a ready-made community. The range of home types means households can move up or down without leaving, which supports the neighbourhood's long-term appeal.
