About 64 Cordova Bay properties were for sale in early October 2026, with an average asking price near $1.67 million. The market splits fairly evenly between detached houses and a growing number of condos, with a handful of townhomes and some of Saanich's most valuable oceanfront in the mix.
Cordova Bay is a settled seaside neighbourhood along the east coast of Saanich, built around a long beach, a golf course and the shops at Mattick's Farm. Cordova Bay offers a wider choice of home types than most Saanich neighbourhoods. In early October 2026 the 64 active listings were split between about 32 detached houses, 22 condos and seven townhomes, plus a few of the area's signature oceanfront homes. Asking prices ran from the high $700,000s for a condo to $4.5 million for an oceanfront house, so the neighbourhood-wide average sits in the middle of a very broad range.
That range is the point: Cordova Bay is one of the few places on the east side of Saanich where a downsizer selling a house can buy a view condo a few minutes away, and a family can find a house near the beach, all within the same community.
Detached houses remain the core of the neighbourhood. They ranged from about $930,000 for an older or smaller home to $4.5 million on the oceanfront, and averaged more than four bedrooms and 3,100 square feet. The stock runs from 1930s cottages near the water through the 1960s and 1970s family homes that fill most of the streets, to new and rebuilt houses. Condos are a large and growing part of the market, which sets Cordova Bay apart from its neighbours. The supply is concentrated in a few locations: the hilltop Sayward Hill buildings with their long views, the newer homes along Doumac Avenue and Cordova Bay Road, and a scattering of smaller low-rise buildings. The beach defines Cordova Bay. It runs for more than a kilometre along the shore, backed by Cordova Bay Road, and it is a true neighbourhood beach for walking, swimming and launching a kayak or paddleboard. Above and along it sit the oceanfront homes that set the top of the market. Waterfront here is varied, from low-bank lots with walk-on beach access to homes set above the shore for the view, and each is its own proposition. Two local landmarks shape the neighbourhood's character. Cordova Bay Golf Course is a well-regarded public course threading through the area, and Mattick's Farm is a cluster of shops, a cafe, a garden centre and a mini-golf course that functions as the neighbourhood's village centre. Homes near these are convenient; homes backing onto the golf course trade an open outlook for the occasional stray ball and early-morning maintenance.
Cordova Bay is bracketed by green space. Mount Douglas Park, known as PKOLS, rises at the south end with forest trails and a summit viewpoint, and Elk and Beaver Lakes Regional Park lies just inland with a swimming lake, trails and rowing. The Lochside Regional Trail runs through the neighbourhood, giving a car-free cycling and walking route toward downtown Victoria in one direction and the Saanich Peninsula in the other. For an active, outdoors-minded household, few Victoria neighbourhoods are better placed.
Cordova Bay is served by schools in the Greater Victoria School District (SD61), with a local elementary school and Claremont Secondary among the schools in the area. Day-to-day shopping is at Mattick's Farm and the nearby Royal Oak and Broadmead centres, with Broadmead Village a short drive away. Catchments change, so confirm the schools for a specific address with the district.
Cordova Bay is about twenty minutes from downtown Victoria by car, with easy access to the Pat Bay Highway for trips to the airport, the ferries and up-Island. It is a quieter, more self-contained neighbourhood than the central Saanich districts, which is part of its appeal. The Lochside Trail offers a genuine cycling commute for those who want it.
The neighbourhood draws families who want the beach, the parks and the schools; downsizers trading a house elsewhere in the region for a view condo close to the water; and buyers at the top of the market seeking oceanfront within twenty minutes of downtown. Because it offers both houses and condos, Cordova Bay lets people move through different stages of life without leaving the neighbourhood, which helps it hold its value.
