About Lochside Elementary
Lochside Elementary is a Kindergarten to Grade 5 school at 1145 Royal Oak Drive. It is run by School District 63 (Saanich) and located in the District of Saanich, although its mailing address reads Victoria. The school calls itself the home of the Lizards, builds its days around five core values (fairness, honesty, respect, compassion and responsibility) and lists literacy, numeracy and healthy living as its focus areas. The district’s draft 2025 facilities plan counted about 440 students in 2024 against an operating capacity of 396, and it suggests adding portables and then classroom space at Lochside or Cordova Bay as the South Saanich schools fill up.
Lochside belongs to the district’s South Saanich family of schools, and the official middle and secondary boundary maps place it in the Royal Oak and Claremont areas. Royal Oak Middle School, on Travino Lane at the Royal Oak end of this catchment, names Lochside, Cordova Bay and Prospect Lake as its feeder schools for Grades 6 to 8, and its Grade 8 graduates mainly continue at Claremont Secondary for Grades 9 to 12.
Programs and Services
Lochside teaches the English program from Kindergarten to Grade 5, with an early-years centre and a broad support team in the building. Programs change, so confirm current details with the school.
StrongStart BC
Lochside is one of three SD63 StrongStart centres. The free drop-in program serves children up to age five with a parent, grandparent or caregiver. For 2026/27 it runs Monday, Wednesday and Friday mornings and Tuesday and Thursday afternoons, from September 9 to June 25, with its entrance at the left front of the school. Online registration is required.
Learning Support
For students who need extra help, the school lists an integration support teacher, educational assistants, a learning assistance and Reading Recovery teacher and an English as a Second Language teacher, along with counselling and a learning commons.
Out-of-School Care
The district’s child care list names the Lochside After School Program for this school, and the district’s 2023 facilities plan counted three child care portables on the site, leased to providers. Spaces are arranged directly with the program.
French Immersion at Keating
Lochside teaches in English. Families who want Early French Immersion apply to Keating Elementary in Central Saanich, whose immersion catchment covers the Lochside, Cordova Bay, Brentwood, Keating and Prospect Lake areas. Entry is in Kindergarten, with registration and a lottery each January.
Arts, Athletics and School Community
Lochside’s athletics run from indoor soccer in September and October through basketball, a swim club and cross country to track and field in May and June, and its creative and performing arts program includes a spring concert. The school year also brings the Terry Fox Run, Literary Pumpkins, a book fair and a Halloween dance, and the parent advisory council, known as LEPAC, runs fundraisers. Lochside acknowledges that it stands on the traditional territory of the WSANEC people.
Living Within the Lochside Elementary Catchment
The catchment covers about 8.5 square kilometres, and its current listings come from seven MLS® neighbourhoods, led by Broadmead and Royal Oak, which together account for about four in five, with a few in Cordova Bay, Blenkinsop, High Quadra, Northridge and West Saanich. In the west, Royal Oak holds most of the catchment’s condos and newer townhomes: low-rise buildings along West Saanich Road and Viewmont Avenue, the Travino Lane condos, and new townhomes built in 2026. The middle of the catchment is Broadmead, a planned neighbourhood of winding lanes and cul-de-sacs with houses and townhome complexes mostly from the mid-1980s and 1990s. To the east it takes in the south end of Cordova Bay along Cordova Bay Road, with the Blenkinsop Valley farmland and the Lochside Regional Trail in between, and runs toward Mount Douglas Park. The map search follows the district’s published catchment map, simplified, so homes right on the edge may fall on either side; check an exact address with the district’s School Locator. Browse Royal Oak real estate, condos and townhomes, or Broadmead real estate and Broadmead houses.
At the start of November 2026 there were about 55 homes listed inside the catchment, from a one-bedroom condo near $500,000 to a newly built house around $4.3 million. The 25 detached houses had a median asking price near $1.3 million, and about 20 townhomes ranged from roughly $650,000 to $1.85 million with a median near $1 million. The 11 condos, mostly in Royal Oak, asked from about $500,000 to $1.5 million, with a median near $660,000, and seven listings had been built in 2024 or later.
Older students usually go on to Royal Oak Middle and Claremont Secondary; see homes in the Claremont Secondary catchment. To the north is the Cordova Bay Elementary catchment, and across the district line to the south are Greater Victoria (SD61) catchments such as Lake Hill Elementary.
A property’s address inside these boundaries does not by itself guarantee a place at Lochside Elementary. Catchment boundaries, registration rules and program admission can change; in 2021/22 Lochside gained area from Prospect Lake and exchanged areas with Cordova Bay. With the school over capacity, the district’s facilities plan restricts out-of-catchment enrolment except for siblings and students from other South Saanich elementary schools, and the district says the final decision on catchment schools rests with it. French Immersion has its own catchment and January lottery at Keating. Buyers should confirm the current catchment and registration status with School District 63 (Saanich) before relying on school access as part of a real-estate decision. Compare other catchments on the Greater Victoria schools page.
