About Cordova Bay Elementary

Cordova Bay Elementary is a Kindergarten to Grade 5 school at 5238 Cordova Bay Road. It belongs to School District 63 (Saanich) and stands in the District of Saanich, although its mailing address reads Victoria. The school opened in 1946 with four classrooms and 86 pupils in Grades 1 to 6; on opening day it had no heating system, the floors were unfinished and the plumbing was outdoors. Today it calls itself the Home of the Cedars. Demand has outgrown the building: the district’s 2023 facilities plan noted the school had run over capacity since 2017 and called for a four-classroom addition, and its draft 2025 plan counted about 310 students in 2024 against an operating capacity of 268, suggesting portables first and then additions at Cordova Bay or Lochside.

Cordova Bay is in the district’s South Saanich family of schools, and the official middle and secondary boundary maps place it in the Royal Oak and Claremont areas. Royal Oak Middle School names Cordova Bay, Lochside and Prospect Lake as its feeder schools for Grades 6 to 8, and Royal Oak’s Grade 8 graduates mainly go on to Claremont Secondary on Wesley Road for Grades 9 to 12.

Programs and Community

Cordova Bay is an English-program school whose building also works as a neighbourhood community centre. Confirm current details with the school.

Cordova Bay Community Place

The school shares its facility with Cordova Bay Community Place, a joint venture between the school district and the District of Saanich. Cordova Bay 55 Plus uses it on weekdays from 9 a.m. to 4 p.m. for more than 200 members, and Saanich runs community programs there after 4 p.m.

Intergenerational Program

Students and Cordova Bay 55 Plus members meet for activities of shared interest. Past sessions have included reading, baking, knitting, pickleball, photography, Lego and board games, giving children and older neighbours a regular chance to learn from one another.

Out-of-School Care

The district’s child care list names the Caboose Club for Cordova Bay, and the district’s 2023 facilities plan counted three child care portables on the site, leased to providers. Spaces are limited and arranged directly with the provider.

French Immersion and StrongStart

Cordova Bay teaches in English. Families who want Early French Immersion apply to Keating Elementary in Central Saanich, whose immersion catchment includes Cordova Bay, with registration and a lottery each January. The nearest SD63 StrongStart drop-in centre for preschoolers is at Lochside Elementary.

Arts, Athletics and School Community

The school’s athletics page lists cross country and basketball, and its programs include creative and performing arts, counselling and a learning commons. Parents are closely involved through the Parent Advisory Council and the School Planning Council, and the fall 2026 calendar included a Hoot ’n’ Howl event at the end of October and a Family Read-In in early November. Cordova Bay acknowledges that it stands on the traditional territory of the WSANEC people.

Living Within the Cordova Bay Elementary Catchment

The catchment covers about 13 square kilometres of northeast Saanich, and 47 of its 48 current listings are in the MLS® Cordova Bay neighbourhood, with one on the Broadmead edge. It reaches from the Lochside boundary at the south end of Cordova Bay north past Sayward Road to the Central Saanich line, and from the shoreline west toward the Pat Bay Highway and Elk Lake. In the middle is the Cordova Bay village, a short walk from the school, which has added low-rise condo buildings such as Tiller and Grace on Cordova Bay Road and The Tides at Cordova Bay on Doumac Avenue. Around it are family houses on the beach streets, the Lochside Regional Trail corridor and quieter, more rural roads to the north. The map search follows the district’s published catchment map, simplified, so homes right on the edge may fall on either side; check an exact address with the district’s School Locator. Browse all Cordova Bay real estate, or narrow it to houses, condos or view homes.

At the start of November 2026 there were close to 50 homes listed inside the catchment, from a townhome near $790,000 to houses around $4.4 million. About 25 detached houses had a median asking price near $1.85 million, and the 18 condos, many of them large suites in buildings finished since 2019 or still under construction, asked from about $800,000 to $2.1 million with a median near $1.25 million. Three townhomes and two building lots near $1.2 million made up the rest, and nearly a quarter of all listings had been built in 2024 or later or were not yet complete.

Students here usually continue at Royal Oak Middle and Claremont Secondary; see homes in the Claremont Secondary catchment. To the south is the Lochside Elementary catchment, and to the north the Keating Elementary catchment, home of the area’s French Immersion program.

A property’s address inside these boundaries does not by itself guarantee a place at Cordova Bay Elementary. Catchment boundaries, registration rules and program admission can change; in 2021/22 the district exchanged catchment areas between Cordova Bay and Lochside. With the school over capacity, the district’s facilities plan restricts out-of-catchment enrolment here except for siblings and students from other South Saanich elementary schools, and the district says the final decision on catchment schools rests with it. French Immersion has its own catchment and January lottery at Keating. Buyers should confirm the current catchment and registration status with School District 63 (Saanich) before relying on school access as part of a real-estate decision.
