Bear Mountain is a master-planned resort community built on and around Skirt Mountain in north Langford, with a small part reaching into the District of Highlands. It was laid out around two Nicklaus Design golf courses, the Mountain Course and the Valley Course, together with a resort village, a Westin hotel and a large clay-court tennis centre.

Homes have been added in phases since the mid-2000s. As a result Bear Mountain reads as a series of pockets, each with its own age, price band and outlook, and not as a single subdivision.

Bear Mountain Properties for Sale

In early October 2026 there were about 175 Bear Mountain listings on the MLS®, with an average asking price of roughly $1.1 million and an average of about two months on the market. That average hides a very wide range. Condos made up about four in ten listings and detached houses more than a third, with townhomes and building lots making up the rest. Asking prices ran from resort interests listed under $100,000 to estate homes above $5 million.

Because the mix is so varied, a neighbourhood-wide average says little about any one property. Compare within a property type, and use the Bear Mountain market report for current price ranges, days on market and sales over the past twelve months.

Bear Mountain Houses & Estate Homes

About 60 detached houses were listed, from roughly $900,000 to more than $5.5 million. About half were priced under $1.5 million. The average, pulled up by a handful of estate homes, was about $1.8 million for close to 3,600 square feet.

The largest homes are found on streets such as Pinehurst Terrace, Lairds Gate and Compass Pointe Place. Newer family houses, many of them built with a suite, line streets such as Alabaster Court, Azurite Crescent, Kingbird Drive and Blackbird Place. Bear Mountain Condos

Condos are the largest group, at a little over 70 listings and an average asking price of about $640,000. They fall into two generations. The resort-village buildings along Bear Mountain Parkway and Lynburne Place date from 2005 to 2008, and one-bedroom suites there started in the low $300,000s. A newer group, completed between 2024 and 2026 on Hannington Road, Selenite Place and Bear Mountain Parkway, reached about $1.75 million for the largest tower homes. Listings Under $100,000

A few Bear Mountain listings priced below $100,000 are typically fractional or shared-ownership interests in a resort residence, not whole condos. They pull the average price and the price per square foot down, so set them aside when you compare ordinary homes, and confirm exactly what is being sold if one interests you.

Bear Mountain Townhomes

Roughly 20 townhomes were listed between about $670,000 and $1.6 million, averaging just over $1 million. More than half were completed in 2025 or 2026, and sizes ran from about 1,300 square feet to more than 3,300. Bear Mountain townhomes suit buyers who want the room of a house and a garage with less exterior upkeep.

Bear Mountain View Homes

About three in four Bear Mountain listings report a view. Depending on elevation and direction, the outlook may take in the surrounding hills, the fairways, the Westshore and the city and, from some of the higher streets and upper floors, the ocean and the Olympic Mountains. Building Lots & Land at Bear Mountain

Just under 20 building lots were listed, from about $375,000 to $950,000, on streets such as Cedarbrook Way, Archer Gate and Pinehurst Terrace. Before comparing prices on the Bear Mountain lots and land page, look at slope, rock, servicing, design guidelines registered on title and any time limit to build.

Homes with Suites & Pet Friendly Strata Homes

About two dozen houses reported an existing suite or other additional accommodation, averaging five bedrooms and roughly $1.7 million. See Bear Mountain homes with suites for what to confirm before you count on rental income.

Golf, Tennis & Resort Amenities

The Mountain Course and the Valley Course are both Nicklaus Design layouts, and the resort has served as a training centre for Golf Canada’s national development team and for Canada’s national mountain bike team. The tennis centre is promoted as the largest indoor and outdoor red clay court facility in the country. The Westin Bear Mountain Resort & Spa anchors the village.

These facilities are privately owned and operated. Access is by membership or fee and does not come with a home unless a listing specifically says so. If golf or tennis is the reason you are buying, ask about current membership categories, costs and wait times before you write an offer.

Bear Mountain’s 2026 Change of Ownership

The developer’s lands and resort operations were placed in a court-supervised receivership in the fall of 2024, and the B.C. Supreme Court approved a sale process in July 2025. In March 2026 the receiver confirmed the sale of the two golf courses, the clay-court facility and the remaining development lands to Groundplay Developments Ltd., a company connected to one of the resort’s original partners, for a reported price of just over $141 million. The Westin hotel is separately owned and was not part of the sale.

For buyers, the useful questions are about what comes next: which lands the new owner plans to build on and when, how golf and tennis memberships will be run, and how new phases could affect views, traffic and construction noise on a given street.

Before You Buy Beside Undeveloped Land

Ask the City of Langford what the zoning and the area plan allow on any vacant land next to or in front of the property, and ask the listing agent what is known about the timing of future phases. A treed slope today may be a building site in a few years.

Bear Mountain Neighbourhood Pockets

It helps to think of Bear Mountain as four kinds of streets. The resort village, around the hotel and clubhouse on Bear Mountain Parkway and Lynburne Place, holds the original condo buildings. The golf-named streets, such as Troon Court, Pinehurst Terrace and Champions Way, hold many of the larger and earlier houses. The mineral-named streets, such as Azurite Crescent, Alabaster Court and Dolomite Ridge, are newer phases of family houses and townhomes. The bird-named streets, such as Kingbird Drive, Blackbird Place and Longspur Drive, mix houses from 2008 with homes finished in 2026.

Each pocket has its own price band and its own stage of completion. A finished street with mature landscaping and a street where half the lots are still building sites are different places to live for the next few years, even when the houses look alike.

Is Bear Mountain in Langford or Highlands?

Nearly all of the community is in the City of Langford, and every listing on this page is in Langford. A small part of the resort lands lies in the District of Highlands, a rural municipality with its own zoning, services and property-tax rates. If a property is near the boundary, check which municipality it is in, because that decides who issues permits and who sends the tax bill.

Getting To and From Bear Mountain

There are two ways up. Bear Mountain Parkway climbs from Millstream Road, and since 2018 a 3.6-kilometre extension of the parkway has linked the community to the Leigh Road interchange on the Trans-Canada Highway. Most shopping, schools and services are a short drive down the hill, including Millstream Village and the large-format stores near the Millstream interchange, so nearly every errand starts with a car. Downtown Victoria is roughly 20 kilometres away.

Elevation, Weather & Winter Driving

Bear Mountain sits well above the rest of Langford. On the few days each winter when it snows in Greater Victoria, it tends to snow more here and to stay longer, and the roads and driveways are steep. Winter tires and a close look at the grade of the driveway are sensible precautions. The same elevation brings a breeze in summer and, on some winter days, sunshine above the fog in the valley.

Schools, Parks & Trails Near Bear Mountain

Public schools are run by School District 62 (Sooke). Langford’s schools include Millstream Elementary, Spencer Middle and Belmont Secondary, but catchment boundaries have changed more than once as the city has grown. Confirm the catchment for a specific address with the district before you rely on it.

Outdoor recreation is close at hand. Goldstream Provincial Park and Mount Finlayson lie to the west, Gowlland Tod Provincial Park is to the north in the Highlands, and Thetis Lake Regional Park is to the east. Walking and mountain-biking trails cross the slopes of Skirt Mountain itself.

Bear Mountain Compared With the Rest of Langford

Bear Mountain is higher, newer in parts and more view-oriented than most Langford neighbourhoods, and its prices sit above the city’s norm for houses and townhomes. It also has something the rest of Langford does not: resort-village condos, including very small suites and fractional interests. Buyers who want to walk to shops, schools and transit usually look first at downtown Langford, Westhills or Belmont. Buyers who want elevation, outlook and golf at the door look here.

Who Buys at Bear Mountain

The community draws several distinct groups. Golfers and tennis players want to live beside the facilities. Downsizers and part-time residents choose lock-and-leave condos and townhomes. Families look for a newer house with a suite for relatives or rental income. Custom-home buyers come for a view lot. Knowing which group a property was designed for helps explain its layout, its fees and its price.
