About two dozen Bear Mountain homes with suites were for sale in early October 2026. Every one was a detached house. They averaged about five bedrooms, more than four bathrooms and roughly 3,400 square feet, with asking prices from just under $1 million and an average near $1.7 million.
This page shows only homes where the listing reports that a suite or other additional accommodation already exists. Homes described as having suite potential are left out. The Bear Mountain homes with suites market report shows current price ranges and recent sales.
Hillside lots give lower-level suites their own entrance, full-height windows and a patio.
Many newer houses were designed with a suite, so it does not feel like an afterthought.
Five-, six- and seven-bedroom plans suit parents, adult children or long-stay guests.
A suite in a listing is a description. Permits, zoning and rent need to be confirmed.
Suite homes make up more than a third of the detached houses for sale on the mountain. They ranged from a four-bedroom home built in 2008 and listed under $1 million to a new estate home above $5.5 million. Many sat between about $1.2 million and $1.7 million, and many were built in 2025 or 2026.
Price per square foot can look lower for a suite home than for a similar house without one, because the lower-level space is counted in the total area. Compare the main home and the suite separately when you weigh one house against another.
The typical Bear Mountain suite is on the lower floor of a house that steps down a slope. Because that floor opens to grade at the back, the suite has its own door, proper windows and often a covered patio. That is a different proposition from a basement suite on a flat lot.
When you view one, look at ceiling height, natural light, the size of the kitchen, whether laundry is separate, and how sound travels between the suite and the main home. Check where a tenant would park and how they would reach the entrance without crossing the owner’s outdoor space.
Suites here typically have one or two bedrooms. A one-bedroom suite leaves more of the lower level for the main home, often a media room or a guest bedroom. A two-bedroom suite earns more rent and suits a family member living independently. The listing remarks and the floor plan usually say which you are looking at, so read both.
The suite field is entered by the listing agent. It does not confirm that a suite was built with permits or is permitted by the City of Langford for that lot. Ask for the building-permit history and the occupancy permit, confirm that the zoning allows a suite, and check whether any building scheme or bare-land strata bylaw on title restricts one.
A new house with a suite included in the original plans and permit is the simplest case, because the suite was inspected along with the house. Ask for the plans that were approved. Check that the suite has its own heating controls and that fire separation and smoke alarms were part of the build. GST generally applies to a new home, and the rebate rules differ when part of the home is rented, so get tax advice before you sign.
Lenders may count part of a suite’s rent toward your income when you apply for a mortgage, and each lender has its own rules on how much and what proof it needs. Base your budget on rent you can verify from a lease or comparable rentals, allow for vacancy, and remember that rental income is taxable. Rent is never guaranteed.
Many buyers want a suite for family, not for income. A self-contained lower level lets parents or adult children live under the same roof with their own kitchen and entrance. For that use, pay attention to stairs, to the distance from parking to the suite door and to whether the suite could work without steps for someone with limited mobility.
British Columbia’s short-term rental rules generally limit nightly rentals to a host’s principal residence and one secondary suite or accessory unit on the same property in communities such as Langford. Municipal business-licence requirements and any covenant on title also apply. Confirm the current rules before you plan on short-term income.
MLS® listings record additional accommodation as either existing or potential. This page shows the first group only. Potential can mean anything from a lower level with plumbing roughed in to an unfinished basement with its own door. If you are open to finishing a suite yourself, ask your agent to include those homes, and price the work and the permit before you count on it.
If the suite is rented when you buy, the tenancy continues with you as the landlord on the existing terms. British Columbia’s Residential Tenancy Act limits rent increases and sets out the notice and the reasons required to end a tenancy. If you need the suite empty for your own family, raise that before you write the offer, because proper notice takes months.
Tenants here almost always have a car. The setting appeals to people who work at the resort or elsewhere on the Westshore, to golfers, and to anyone who wants quiet and an outlook. That is a smaller pool than for a suite near downtown Langford or on a bus route, so allow for a longer search between tenants.
Tell your insurer about the suite, since a rented suite changes the policy you need. Find out whether the suite has separate electrical metering or shares the main service, and how heat and hot water are split. A larger house with two kitchens and two laundries costs more to run, so ask for recent utility bills.
