Gordon Head is the seaside neighbourhood in the north-east corner of Saanich. It lies north of McKenzie Avenue and east of the Blenkinsop Valley, with Mount Douglas at one end, the University of Victoria at the other and the Haro Strait shoreline along its eastern edge.

Gordon Head Properties for Sale

Forty-seven properties were listed in Gordon Head in early October 2026. Thirty-two were detached houses, eight were townhomes and five were condos, with two business listings making up the rest. Residential asking prices ran from the mid-$300,000s for a new studio suite to $7.9 million for an oceanfront estate, and the midpoint was close to $1.4 million.

That spread is wider than it looks at first. Three oceanfront homes above $6 million pull the average up, while most of the market is family housing between about $1.1 million and $1.8 million. The Gordon Head market report shows the current list and twelve months of sales.

Gordon Head Houses

Houses here were listed from about $1 million to $7.9 million, with a midpoint of $1.5 million. More than half were built in the 1960s and 1970s, when farmland on the plateau was subdivided. A typical listing has four or five bedrooms and about 2,700 square feet on a lot of roughly a fifth of an acre. The Gordon Head houses for sale page breaks the list into price groups and eras.

Homes Near UVic & Houses with Suites

The University of Victoria lies partly inside Gordon Head, and many houses have a secondary suite or are rented in full to students. Listings regularly describe six or seven bedrooms and two kitchens. For a buyer, that can mean help with the mortgage or space for extended family.

A suite described in a listing is not confirmed as authorized. Ask for the permit history, check what the District of Saanich allows on the lot, and find out whether the home is tenanted and on what terms. More suite homes across the municipality are on the Saanich homes with suites page.

Gordon Head Oceanfront & View Homes

The eastern edge of the neighbourhood meets Haro Strait. Three oceanfront houses were listed between $6.5 million and $7.9 million, on Leyns Road, Bissenden Place and Gordon Point Drive, and an older house on 1.3 oceanfront acres was listed at $2.65 million. Fourteen listings reported a view, most of them across the strait toward the San Juan Islands and Mount Baker. See Gordon Head view homes.

New Townhomes & Condos in Gordon Head

Strata homes are a small part of this market, and nearly all of them are new. Recent projects are small: four townhomes on Ash Road, four on Shore Way, a five-home complex on Cedar Hill Road, and Marlowe on Tyndall Avenue, which mixes studio and one-bedroom suites with three-bedroom townhomes. Thirteen strata homes were listed, from the mid-$300,000s to $1.5 million. Twelve of them reported pets allowed and appear on the Gordon Head pet friendly page.

Large Lots, Land Assemblies & New Housing Rules

Some Gordon Head listings are marketed for their land. In early October these included a two-lot assembly on Finnerty Road beside the university and a house on 0.43 of an acre on Feltham Road. Provincial housing rules that took effect in 2024 allow more than one home on most single-family lots, and Saanich has updated its zoning to match. What can be built on a particular lot depends on its size, frontage, servicing and trees, so confirm it with the District before you pay for potential.

Streets & Pockets of Gordon Head

The central plateau, around Tyndall Avenue, Torquay Drive and Majestic Drive, holds most of the 1960s and 1970s family houses. The seaside streets east of Ferndale and Grandview, near Arbutus Cove and Glencoe Cove, carry a premium for the shoreline and the outlook. The Shelbourne Street side is closer to shops and bus routes and has seen the most new strata housing. Finnerty Road and the streets nearest the university draw the strongest rental demand.

Parks, Beaches & Mount Douglas

Gordon Head has 28 parks. Mount Douglas Park, known as PKOLS, covers 184 hectares of forest, trails and shoreline and is the largest park in Saanich. The beach that runs between Arbutus Cove Park and Hollydene Park, part rock and part sand, is the most used in the neighbourhood. Glencoe Cove-Kwatsech Park and Vantreight Park add smaller pieces of shoreline, and dozens of pedestrian shortcuts link the cul-de-sacs so that walking routes are shorter than the road map suggests.

Schools, Recreation & Shopping

Six Greater Victoria School District schools are in the community, including Gordon Head Middle School. Secondary students generally attend Lambrick Park or Mount Douglas. You can search by catchment on the Lambrick Park catchment and Mount Douglas catchment pages. Boundaries change, so confirm the schools for an address with the district.

The Gordon Head Recreation Centre has a pool, a weight room, fitness studios and a skate park. Everyday shopping is along Shelbourne Street and at McKenzie Avenue, where Tuscany Village and University Heights sit at the neighbourhood’s south-west corner.

From Strawberry Fields to Subdivisions: Gordon Head History

The neighbourhood is named for Admiral John Gordon, who commanded HMS America in the North Pacific in 1845. Farmers began settling the forested land after the Douglas Treaties of 1852, and Gordon Head became known first for strawberries and later for daffodils. City water arrived in 1921, which brought greenhouses and vegetable growing.

From June 1940 to 1946 the Royal Canadian Navy ran a wireless intelligence station here, and its building still stands on the university grounds. Farming gave way to houses from the 1950s onward, which is why so much of the housing dates from the two decades that followed.

Gordon Head Compared With Cadboro Bay, Broadmead & Ten Mile Point

Cadboro Bay, across Finnerty Road, has a village centre and a sandy beach but fewer houses for sale. Broadmead, to the north-west, is a planned neighbourhood of newer and larger homes. Ten Mile Point is wooded, quieter and considerably more expensive. Gordon Head offers the most choice of the four and the closest access to the university.

Buying in Gordon Head

Many houses here are fifty to sixty years old. Budget for an inspection that looks at perimeter drains, the roof, wiring and windows, and ask whether an oil tank was ever on the property and how it was removed. If the house has a suite, confirm its status and read any tenancy agreement. For oceanfront, check where the natural boundary lies and what Saanich’s shoreline rules allow before planning changes near the water.
