Recent condo and townhome projects along North Dairy and Church add options.
Cedar Hill offers a full range of homes in one established Saanich East neighbourhood: mid-century detached houses, newer condos and townhomes, with the occasional land listing alongside. There is something at most price points, from a first-time buyer's condo to a large family house near UVic, and the live map and statistics above show how many homes are available now and at what prices.
That range, in a green and central part of Saanich with a golf course, a recreation centre and the university close by, makes Cedar Hill a steady choice for a wide mix of buyers.
Detached houses are the top of the Cedar Hill market, most of them mid-century family homes from the 1950s to 1970s on streets such as Braefoot, Doncaster, Tracksell and Blenkinsop, with some newer and custom homes, many on generous lots and some with suites. The Cedar Hill houses for sale page looks at them in detail.
Condos are the affordable entry point, mostly one- and two-bedroom homes concentrated in newer buildings along North Dairy Road and Church Avenue, with some older low-rises. The Cedar Hill condos for sale page looks at them in detail.
Townhomes are an active part of the market, a mix of newer projects and established complexes around Cedar Hill Road, Garnet and Louise Place. See the Cedar Hill townhomes for sale page.
Cedar Hill takes much of its character from Cedar Hill Park, about 53 hectares wrapped around the public 18-hole Cedar Hill Golf Course, with a wood-chip walking and running trail of roughly 3.5 kilometres around the course and the Cedar Hill Recreation Centre and its Arts Centre alongside. King's Pond, a small nature sanctuary, sits within the park, and a tributary of Bowker Creek runs past the recreation centre. Together they give the neighbourhood a large green heart and a community gathering place, and homes near the course and trail are especially sought after.
The name is older than any house here. In the mid-1800s, the hill now called Mount Douglas was known as Cedar Hill, and lumber from the early mills was hauled south along the route of today's Cedar Hill Road. St. Luke's Anglican Church opened its first building in 1862 where Cedar Hill Road meets Cedar Hill Cross Road, and the one-storey Cedar Hill School of 1912 still stands on Cedar Hill Cross Road as a listed heritage building. Most of today's homes came much later, in the post-war decades, which is why Cedar Hill reads as a mid-century neighbourhood with a few much older landmarks.
Cedar Hill sits close to the University of Victoria and to Camosun College's Lansdowne campus, which shapes the neighbourhood. There is steady demand from faculty, staff and students, strong rental demand for suites and condos, and easy access to the amenities around the university. For buyers who work or study there, or who want a home with rental potential, the location is a real advantage.
Many Cedar Hill houses sit on generous lots, a legacy of the neighbourhood's mid-century development, and a good number include a suite or the space to add one. A suite can help with mortgage qualification, but confirm that it is legal and permitted at the address. The larger lots also appeal to buyers thinking about gardens, additions or long-term redevelopment, though any plans should be checked against Saanich's rules.
Change in Cedar Hill is guided partly by Saanich's Shelbourne Valley Plan, first adopted in 2017 as an action plan, which covers Shelbourne Street from North Dairy Road to Thelma Place and the blocks within about 500 metres of it. It concentrates the tallest buildings at centres such as Hillside Centre and steps down through apartments and three-storey urban townhomes toward the houses behind. Away from the corridor, Saanich's small-scale multi-unit housing rules, in effect since June 30, 2024, allow three to six units on many residential lots. For buyers, that means new condos and townhomes appear most often near Shelbourne, while the streets around the golf course remain mostly detached houses.
Daily needs are close at hand. The Shelbourne corridor and Hillside Centre cover groceries, services and shopping, and the golf course, the Lochside Trail, Blenkinsop Lake and nearby Mount Douglas (PKOLS) give abundant green space. Downtown Victoria is about 10 to 15 minutes away, and BC Transit's route 24, which starts at Garnet Road and Cedar Hill Road, runs through downtown to Tillicum Centre, so most errands are a short drive or bus ride.
Cedar Hill is served by the Greater Victoria School District (SD61). Cedar Hill Middle School is in the neighbourhood, now in a new, seismically safe building that opened to students in September 2025, with Braefoot and Doncaster elementary schools and secondary schools nearby. The parks, trails and recreation centre make it a comfortable choice for families. Catchments can change, so confirm the schools for a specific address with the district.
Cedar Hill draws families who want space and schools near the golf course and the university, first-time buyers and downsizers in the condos and townhomes, and investors and university staff drawn by the location and rental demand. The mix of established houses and newer strata homes keeps the neighbourhood accessible to a range of buyers.
Cedar Hill is the green, golf-and-university counterpart to Saanich East's other central neighbourhoods. Compare it with neighbouring Oaklands and Quadra, and with the wider Saanich market and its houses across the district. Buyers moving with a dog can start with the Cedar Hill pet-friendly condos and townhomes.
