Search condos, townhomes and character houses for sale in Quadra, a central and affordable Saanich East neighbourhood along the Quadra Street corridor, minutes from Uptown, Mayfair and downtown Victoria.
Quadra real estate is one of the more active and affordable markets in Saanich East. The neighbourhood runs along the Quadra Street corridor just north of the Victoria border, a central, established area where condos, townhomes and older character houses all trade. The live map and statistics above show how many homes are for sale now and at what prices.
Condos lead the market here, concentrated in the buildings along Quadra Street, Cloverdale Avenue and the side streets off them, with townhomes and a smaller number of character houses alongside. The Quadra market report shows current price ranges and recent sales.
A ten-minute drive to downtown Victoria, with Uptown and Mayfair close at hand.
The Quadra Street corridor has one of Saanich East's deepest condo markets.
The neighbourhood park, with its playground and summer splash pad, anchors a quiet residential grid.
Among the more affordable central neighbourhoods for first-time and downsizing buyers.
Quadra offers a wide range of homes in one central, affordable pocket of Saanich East, led by condos with detached houses and townhomes alongside and a few other listings. There is something at most price points close to the city. The live map and statistics above show how many homes are for sale now and at what prices.
That mix, in a neighbourhood a short drive from Uptown, Mayfair and downtown Victoria, makes Quadra one of the more practical central choices for buyers who want value and location over size.
Condos are the heart of the Quadra market, mostly one- and two-bedroom homes in buildings along Quadra Street, Cloverdale Avenue, Inverness Road, Glasgow Avenue and Alder Street. They range from older low-rises to newer buildings. The Quadra condos for sale page looks at them in detail.
Detached houses are a smaller part of the market. Many are 1930s to 1960s character and mid-century homes on good lots along streets such as Darwin, Rutledge, Lovat, Ridgeway and Tattersall, some updated and some with suite potential. Because there are relatively few, the detached listings are covered within the broader Quadra search rather than a separate page.
Townhomes are a modest but useful middle option, mostly two- and three-bedroom homes around Rutledge Street, Cloverdale Avenue, Dale Street and McKenzie Avenue, ranging from established complexes to brand-new builds. They too are covered within the broader Quadra search rather than a separate page.
Quadra is one of Saanich's most central neighbourhoods, bounded roughly by McKenzie Avenue to the north and the Victoria border to the south, with the Quadra Street corridor running through its heart. It is an established, unpretentious area of character bungalows, mid-century houses and a steady supply of condos and townhomes, the kind of place where buyers trade a little space for a short commute and everyday convenience.
Saanich's Quadra Local Area Plan traces settlement here to the Tolmie, Work and Irvine families, and the Borden family began farming a large property in 1890. The first St. Luke's Anglican Church opened in 1862 near Cedar Hill Road, the Growers Wine Company set up on Quadra Street in 1927, and the Canadian Northern Pacific Railway ran its line toward Sidney from 1915 until 1935. The same plan records housing from every era, with a real share of homes built before 1946, which is why a short walk can take you from a 1930s bungalow to a 1970s low-rise and a recent condo building.
Rutledge Park, with its lawns, playground, tennis and sport courts and summer splash pad, is the neighbourhood's central green space, and the Swan Lake Christmas Hill Nature Sanctuary sits just to the north with its lake, floating boardwalk and trails. Together they give an otherwise built-up, central area real access to the outdoors, which matters for families and dog owners choosing the neighbourhood. Dog owners should note that Rutledge Park is leash-optional, while the sanctuary does not allow dogs; the Quadra pet-friendly condos and townhomes page covers the local rules.
The sanctuary, entered from Swan Lake Road, is an unusual thing to have so close to a central neighbourhood. A loop trail and a level floating boardwalk cross the wetland around the lake, a Nature House with exhibits and a native plant garden sits near the parking lot, and a separate trail climbs Christmas Hill, a 109-metre summit with a view over Victoria and a Garry oak meadow that flowers in spring. The grounds are open from dawn to dusk. Saanich's Quadra plan notes that the lake is fed by Blenkinsop Creek and drains by way of Swan Creek to the Colquitz River.
Daily life in Quadra is built around its central position. Uptown and the Saanich Centre, Town & Country and Mayfair shopping centres are all a short drive or bus ride away, covering groceries, services and big-box retail. BC Transit's route 6 runs along Quadra Street between downtown and Royal Oak Exchange, routes 26 and 40 follow McKenzie Avenue to UVic, and downtown Victoria is about ten minutes away by car, so many buyers can live, shop and commute without going far.
Saanich has been preparing the Quadra McKenzie Plan, a 20- to 30-year vision for the area around the Quadra Street and McKenzie Avenue intersection that the earlier local area plan identified as Quadra's main commercial centre. The draft aims for more housing choice, safer walking and cycling and better public spaces, and Council has asked for lower density in Quadra North. Anyone buying near that intersection should check the plan's current version with Saanich.
Quadra is served by the Greater Victoria School District (SD61). Saanich's park map for the Quadra and Blenkinsop area shows Braefoot Elementary, Lakehill Elementary, Cloverdale Traditional School and Reynolds Secondary in and around the neighbourhood. Confirm the current catchment for any specific address with the district, since boundaries change. The parks, quiet side streets and central location make the area a practical choice for families as well as first-time and downsizing buyers.
Quadra draws first-time buyers and investors into the condos, families and downsizers into the townhomes and smaller houses, and buyers who want a central, affordable base close to shopping and downtown. Its depth of condo supply also makes it a steady choice for investors and newcomers who want a well-located home without a Victoria-core price.
Quadra is one of the most central and affordable parts of Saanich East. Compare it with neighbouring Cedar Hill, with Saanich houses for sale across the district, and with the wider Saanich market.
