The rural side of Mill Bay differs considerably from the village, waterfront and newer residential areas. Buyers may encounter private wells, septic systems, steeper or forested terrain, agricultural restrictions, longer driveways and larger parcels where the amount of genuinely usable land matters more than gross acreage.
Some properties are improved with houses, shops, barns or garages, while others are vacant and require a full assessment of zoning, access, water, sewage disposal, power and building feasibility before value can be properly understood.
Buyers should therefore compare rural Mill Bay properties by land quality, servicing and permitted use as well as asking price. A smaller but level, sunny and serviceable parcel can be materially more useful than a larger site with difficult access, rock, wet areas or restrictive zoning.
