Most townhomes are strata properties, so ask for the Form B, the depreciation report, two years of minutes and the bylaws. In older complexes, roofs, siding, windows and decks are the big costs to watch. Some townhomes are bare land stratas, where owners maintain their own buildings, which changes both the fees and your repair bills. See our strata buying guide and depreciation report guide.
Since November 24, 2022, BC stratas cannot ban long-term rentals, so a townhome near the base can be rented out when you are posted elsewhere. Check the pet rules, parking and any age restrictions before you buy, since some complexes are reserved for owners 55 and over.
Compare townhomes near the base with Esquimalt townhomes, View Royal townhomes, Colwood townhomes and Langford townhomes, where most of the region's newer family complexes are, and see all homes for sale near CFB Esquimalt.
