Search new townhomes, condos, lakefront houses and manufactured homes for sale around Langford Lake, the city's largest lake, with beaches, trails and fishing minutes from central Langford.
Langford Lake real estate is mostly new strata housing around an old lakeside neighbourhood. In late October 2026 there were 35 listings: 12 townhomes, 11 condos, 6 houses, and a few manufactured homes and other properties, with asking prices from under $400,000 for a new one-bedroom condo to over $1.7 million for a house on the water. The live map and statistics above show what is for sale now.
The draw is the lake itself, the largest in Langford and the one with the most amenities: beaches, a long lakeside trail, boardwalks and good trout fishing, all a few minutes from the shops of central Langford. The Langford Lake market report tracks prices and recent sales.
Most listings are townhomes and condos built since 2018, many brand new.
Scout Point beach and the 4.5 km Ed Nixon Trail follow the lakeshore.
Boardwalks, shore access and a boat launch make it Langford's busiest lake.
Westhills, central Langford and the highway are all a few minutes away.
The Langford Lake market has changed quickly. Ten years ago it was mainly older houses and lakeside cottages; today most listings are new townhomes and condos in projects built around the lake's eastern and southern edges, with a few original houses still on large lots, some of them right on the water. That gives buyers an unusually wide range in one small area, from first condos to family townhomes to lakefront houses.
Because new projects release units in groups, inventory and average prices can jump when a building or townhome phase comes to market. Compare a new home with others of the same type and size, and keep GST and completion dates in mind for anything new.
Townhomes are the biggest part of the market. Recent listings have included compact two-bedroom homes of about 900 to 1,300 square feet on streets such as Drifter End, Caster Place, Boxcar Close and Pullman Close, many built from 2022 to 2025, and larger three-bedroom homes of over 2,000 square feet in a new development on Lakeview Terrace. Several street names, among them Golden Spike Place, Boxcar Close and Pullman Close, nod to the railway. The Langford Lake townhomes page looks at them in detail.
New condominium buildings on Leigh Road and Goldstream Avenue have added a supply of one- and two-bedroom suites, most of them completed in 2024 to 2026. They are some of the more affordable new homes in Langford, and many allow pets; see Langford Lake pet-friendly condos and townhomes.
A small number of detached houses remain around the lake, on streets such as Trillium Road, Lake End Road, Lindsay Place and Goldstream Avenue, and a few have frontage on the water itself. They range from mid-century homes to larger houses from the 1980s and 1990s. Lakefront houses rarely come up and command a clear premium. There are also manufactured homes, including a park on Spencer Road, which are among the lowest-priced homes in Langford.
Langford Lake is the City of Langford's largest lake and the one with the most amenities. Scout Point has a newer swimming beach with an accessible playground, and the Ed Nixon Trail follows the lakeshore for about 4.5 kilometres out and back to Scout Point. Boardwalks along the trail are good places to watch waterfowl and turtles, and several beaches around the lake are popular for swimming in summer. Parking is available at the eastern end of the lake and at nearby City Centre Park.
Langford Lake is one of the best-known fishing lakes on the Westshore, with boardwalks and shoreline spots for casting and a boat launch on the western shore that gives a good chance at trout. Paddlers, kayakers and small boats share the water in summer. Anglers need a provincial freshwater fishing licence.
Langford prohibits dogs on its beaches from June 15 to September 15, so summer dog walks at the lake belong on the trail rather than the sand. The rest of the year, and on the trail all year, the lake is a favourite with dog owners.
Langford Lake sits on the west side of central Langford, a few minutes from the shops, restaurants and recreation along Goldstream Avenue and Peatt Road, and close to Westhills, the YMCA-YWCA and the stadium district. The Trans-Canada Highway is minutes away, and BC Transit's rapid bus service from central Langford runs to downtown Victoria. Outside rush hour the drive downtown takes about 25 to 30 minutes.
First-time buyers come for new condos and compact townhomes, young families for larger townhomes near the water, downsizers for low-maintenance new homes with trails at the door, and investors for new strata units that cannot ban long-term rentals. People who fish, paddle or swim like being able to walk to the lake.
Langford Lake offers a lakeside setting with new strata housing close to central Langford. Compare it with neighbouring Westhills, a master-planned community on the lake's west side, with Langford Proper in the city centre, and with the whole Langford market.
