Do not compare the list prices in isolation. Estimate the cost and inconvenience of completing the property after possession, then compare warranty coverage, condition, builder quality, lot utility and location.
GST can materially change the effective acquisition cost of a new house. Buyers should confirm whether GST is included in the advertised price, payable in addition or affected by the property's occupancy and ownership history.
Contract wording and tax treatment can be fact-specific. Obtain appropriate professional advice rather than assuming every recently built house is treated the same way.
Many qualifying new homes in British Columbia carry home-warranty coverage commonly described as 2-5-10 coverage. Verify the actual provider, commencement date, remaining protection, exclusions and prior claims for the specific property.
Warranty coverage does not replace a careful inspection or review of deficiencies.
Document incomplete or defective work carefully. Cosmetic paint touch-ups are different from unresolved drainage, unfinished exterior work, missing permits or building systems that have not been properly commissioned.
Understand who is responsible, the correction process and the expected timing before removing conditions.
Building systems: review the heat pump, ventilation, hot-water system, electrical service, EV wiring, windows, insulation, roofing, plumbing fixtures, appliance package and manufacturer warranties. Confirm whether any equipment is leased rather than owned.
Construction quality: look beyond finishes. Examine exterior cladding, waterproofing, roof details, window installation, foundation work, mechanical commissioning and the builder's history of correcting deficiencies.

Parking and garages: measure usable garage dimensions if vehicle fit matters. Modern garages can be tight for larger SUVs or trucks once storage, mechanical equipment and EV charging are considered.
Ownership structure: some detached homes are located in bare-land or other strata developments. Confirm roads, utilities, insurance, landscaping obligations, bylaws, fees and long-term shared costs.
Confirm price inclusions, GST treatment, deposits, completion provisions and any builder-specific terms.
Verify warranty coverage, prior claims, outstanding deficiencies and the correction procedure.
Review lot grading, drainage, retaining structures, landscaping, access and unfinished neighbouring work.
