Greater Victoria New Houses and New Construction Homes

New construction homes in Greater Victoria include individually built infill houses, builder-owned inventory, subdivision homes, custom residences and recently completed detached properties offered for resale. The amount and type of new housing vary substantially by municipality because Greater Victoria contains mature urban neighbourhoods, newer suburban growth areas and semi-rural communities.

This search is intended to isolate genuinely new or newer detached housing rather than simply houses that were recently added to MLS®. The construction-age definition used on this page should remain aligned with the Greater Victoria New Houses Market Report, so the map, statistics and listing results describe the same market.

Buyers should compare more than age. Lot quality, completion status, GST treatment, warranty coverage, builder reputation, landscaping, drainage, parking, suite configuration, energy efficiency and neighbourhood construction activity can all materially affect the value of a new house.

New construction is not the same as a new listing. A recently listed older house does not belong in this search simply because it appeared on MLS® this week.

Types of New Construction Houses in Greater Victoria

Builder Inventory

Completed or near-completed houses held by a builder or developer may involve GST, builder contracts, deficiency procedures and warranty considerations that differ from an ordinary resale.

Subdivision Homes

Newer subdivisions can provide contemporary layouts, garages, heat pumps, EV-ready electrical capacity, suites and neighbourhood infrastructure built within a relatively short period.

Urban Infill

Victoria, Saanich, Oak Bay, Esquimalt and other established areas can produce individual replacement houses, small subdivisions and infill construction on existing residential lots.

Newer Resale Homes

A recently completed resale may offer remaining warranty coverage together with finished landscaping, fencing, blinds, patios and other improvements that are often extra on a brand-new builder home.

New Construction Homes Across Greater Victoria

New detached-house supply is uneven across the Capital Region. The West Shore and outer communities generally provide more subdivision inventory, while established municipalities produce more infill and replacement construction.

01

Langford

Langford remains one of the region's most important sources of recently built detached housing, including subdivision homes, houses with suites and contemporary family-oriented construction.

Compare lot size, slope, parking, retaining work, neighbourhood build-out and commuting conditions.

02

Colwood

Colwood provides newer detached homes in established and developing neighbourhoods, with a mix of family houses, view properties and modern subdivision inventory.

Road access, future development and lot topography can vary substantially by location.

Colwood Properties →
03

Sooke

Sooke can offer newer houses with larger sites or lower land cost than the urban core, including recent subdivisions and homes designed for families or multigenerational living.

Drainage, slopes, retaining structures, servicing and travel time deserve careful review.

Sooke Properties →
04

Saanich

Saanich new construction is more often infill, replacement housing or smaller-scale subdivision work than large greenfield development.

Buyers may pay more for central location, established amenities and scarce building land.

Saanich Properties →
05

City of Victoria

New detached homes in Victoria are typically infill or replacement houses on valuable urban lots rather than large conventional subdivisions.

Lot configuration, parking, neighbouring density and municipal approvals can be major parts of the purchase decision.

06

Saanich Peninsula

North Saanich, Central Saanich and Sidney can provide custom homes, infill construction and selected new-house developments in suburban, coastal and semi-rural settings.

Lot size, servicing, airport exposure, ocean proximity and rural context can materially influence value.

Brand-New House vs. Recently Built Resale

A never-occupied builder home and a two- or four-year-old resale can be close in construction age but very different transactions. The new builder home may involve GST, builder contract provisions, incomplete exterior work or a formal deficiency process. A newer resale may already include landscaping, fencing, blinds, appliances, patios, shelving and other improvements.

Do not compare the list prices in isolation. Estimate the cost and inconvenience of completing the property after possession, then compare warranty coverage, condition, builder quality, lot utility and location.

Builder SaleConfirm GST treatment, contract terms, completion dates, deficiencies and exactly what is included.
Newer ResaleReview remaining warranty, occupancy history, completed improvements and any defects discovered after original completion.
Lot & SiteCompare grading, drainage, retaining walls, usable yard area, driveway slope and neighbouring construction.
Total Finished CostInclude landscaping, fencing, window coverings, appliances, storage, patios and other post-completion expenses.

GST, New-Home Warranty and Completion Issues

GST on New Construction

GST can materially change the effective acquisition cost of a new house. Buyers should confirm whether GST is included in the advertised price, payable in addition or affected by the property's occupancy and ownership history.

Contract wording and tax treatment can be fact-specific. Obtain appropriate professional advice rather than assuming every recently built house is treated the same way.

2-5-10 New Home Warranty

Many qualifying new homes in British Columbia carry home-warranty coverage commonly described as 2-5-10 coverage. Verify the actual provider, commencement date, remaining protection, exclusions and prior claims for the specific property.

Warranty coverage does not replace a careful inspection or review of deficiencies.

Completion & Deficiencies

Document incomplete or defective work carefully. Cosmetic paint touch-ups are different from unresolved drainage, unfinished exterior work, missing permits or building systems that have not been properly commissioned.

Understand who is responsible, the correction process and the expected timing before removing conditions.

What to Check on a New Construction House

Building systems: review the heat pump, ventilation, hot-water system, electrical service, EV wiring, windows, insulation, roofing, plumbing fixtures, appliance package and manufacturer warranties. Confirm whether any equipment is leased rather than owned.

Construction quality: look beyond finishes. Examine exterior cladding, waterproofing, roof details, window installation, foundation work, mechanical commissioning and the builder's history of correcting deficiencies.

Permits and occupancy: confirm the relevant approvals and occupancy status where appropriate. A house that looks complete may still have outstanding exterior, municipal or builder work.

Grading and drainage: inspect swales, perimeter drainage, retaining walls, engineered fill, rock cuts, stormwater handling and the relationship between the subject lot and neighbouring elevations.

Parking and garages: measure usable garage dimensions if vehicle fit matters. Modern garages can be tight for larger SUVs or trucks once storage, mechanical equipment and EV charging are considered.

Ownership structure: some detached homes are located in bare-land or other strata developments. Confirm roads, utilities, insurance, landscaping obligations, bylaws, fees and long-term shared costs.

Builder Reputation, Price per Square Foot and Resale Value

New construction quality varies. Compare the builder's completed projects, warranty history, finishing consistency and response to deficiencies. Decorative finishes can be changed relatively easily; poor drainage, rushed envelope work or weak mechanical execution can be much more expensive.

Price per square foot is useful for broad comparison but should not be treated as a complete valuation method. Land value, municipality, garage size, suite configuration, view, landscaping, basement finish and construction quality can produce substantial differences between houses with similar floor areas.

The Greater Victoria New Houses Market Report provides a live active-inventory benchmark. Individual properties should still be compared with genuinely similar new or recently completed detached homes.

Verify warranty coverage, prior claims, outstanding deficiencies and the correction procedure.

Review lot grading, drainage, retaining structures, landscaping, access and unfinished neighbouring work.
