Viking Properties' six-storey building at 777 Station Avenue, with 60 homes from studios to three bedrooms plus den above ground-floor commercial space, move-in ready since July 2026.
Pavilion 1 is a six-storey condominium building at 777 Station Avenue in downtown Langford, the first phase of what Viking Properties markets as Pavilion Langford. It holds 60 homes in studio, one-bedroom-plus-den, two-bedroom and three-bedroom-plus-den plans, above commercial space at street level. Viking Properties is both developer and builder, and Alan Lowe Architect designed the building.
The developer's construction updates showed framing reaching the sixth floor by September 2025, and on July 30, 2026 Viking announced that the first-phase homes were move-in ready and more than 45 per cent sold. MLS lists the building as built in 2026.
With the developer still selling, many of the 18 active MLS listings in late October 2026 may be new, never-occupied homes, so ask whether a unit is a developer sale or a resale. The developer's sales material describes the ground-floor commercial space as having a cafe and other businesses on the way.
The map shows every unit in the building currently listed on MLS®, with full details in the listings below.

Viking announced on July 30, 2026 that first-phase homes were ready to occupy and more than 45 per cent sold.
Rooftop solar panels, EV charging and underground parking are part of the building's published feature list.
The developer says downtown Langford and Goldstream Village can be reached on foot, and the building faces the E&N Rail Trail.
The developer's floor plan page groups the homes into four types:
MLS listings in late October 2026 showed studios of 411 sq ft, one-bedroom homes of about 698 to 721 sq ft and two-bedroom homes of about 958 to 1,004 sq ft. No three-bedroom home was among them, so ask whether plan D is still available. Some third-party pages describe the building as one- and two-bedroom homes only; the developer's own plans include studios and a three-bedroom-plus-den.
Pavilion 1 is a mixed-use building, with homes above commercial space that the developer says will include a cafe and other businesses. A cafe downstairs can be a plus, but commercial space also brings more activity at street level, so think about which floor and exposure suit you.
The building's published features include rooftop solar panels, EV charging and underground parking, and at least one MLS listing here describes heat pump heating with air conditioning and one underground stall. Ask the developer for the full features sheet and for the parking and storage assigned to the home you are considering.
Station Avenue is part of Langford's city centre. The developer says downtown Langford and Goldstream Village, a busy area of cafes, shops and everyday services, can be reached on foot, and the building faces the E&N Rail Trail. For bigger shopping trips, the developer points to Millstream Village and to Westshore Town Centre, with its major retailers, banks, pharmacies and grocery stores.
Among nearby parks the developer lists Veterans Memorial Park and Centennial Park. The City of Langford describes Veterans Memorial Park as its downtown urban park, home to festivals and the Goldstream Farmers Market, with a playground, a family water park and a basketball court. For recreation the developer also names the Westhills YMCA-YWCA, Juan de Fuca Recreation Centre and Eagle Ridge Community Centre. Langford public schools are in School District 62 (Sooke); check catchments with the district. Read more in our Langford neighbourhood guide or browse Langford Proper real estate.
With the developer still selling, most buyers here are weighing new homes. GST may apply to a home bought new from the developer, and first-time buyers should check current federal and BC rebates with an advisor. Ask for the disclosure statement and any amendments, which should explain how the commercial units fit into the strata.
New construction comes with BC's 2-5-10 home warranty. In a mixed-use strata, check how costs are shared between residential and commercial owners, whether there are separate sections, and what the bylaws say about pets, rentals and noise. First-year strata fees are estimates, and a building this new may not have a depreciation report yet.
Viking describes this building as Phase One. Ask what is planned next on the site and when, since later construction could affect views, parking and street activity.
As of late October 2026, MLS showed 18 active listings at 777 Station Avenue: three studios of 411 sq ft asking $349,900 to $369,900, seven one-bedroom homes of about 698 to 721 sq ft asking $469,900 to $499,900, and eight two-bedroom homes of about 958 to 1,004 sq ft asking $574,900 to $609,900. Asking prices change daily, and GST may apply to new units, so treat this as a dated snapshot.
For a nearby comparison, The Boardwalk and Park Place are two newer five-storey buildings on Jenkins Avenue in the Glen Lake area. You can also browse Langford Proper condos for sale or every Langford condo listing.
Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
