Energy Features at City Gate Langford

Highstreet markets City Gate as a Carbon-Free Home, its label for buildings that run on electricity instead of burning gas. The developer's living specifications list:

• An individual heat pump in each home for heating and cooling
• Hot water from a centralized heat pump system
• Energy recovery ventilation in every suite
• Triple-pane windows and extra insulation in the building envelope
• Solar panels that help power the common areas
• Gypcrete, a lightweight concrete topping, on all floors
• In-suite leak detection that shuts off the water when it senses a leak

Highstreet claims its homes use about 75 per cent less energy than a code-minimum building. That is the developer's figure, not an independent test, so ask for the energy documentation if running costs matter to you.

City Gate Floor Plans and Finishes

The five floor plans are named after wine grapes: Riesling, Pinot, Merlot, Shiraz and Syrah. The Syrah is a two-bedroom, two-bathroom plan of about 955 sq ft inside, with an ensuite and a balcony or patio of roughly 55 to 107 sq ft. Listings active in late October 2026 showed one-bedrooms of 650 sq ft, two-bedrooms of about 955 to 996 sq ft and one three-bedroom of 1,111 sq ft.

Kitchens have quartz counters and a seating island, a stainless Energy Star fridge and dishwasher, and a stainless range with a ceramic cooktop. Bathrooms also get quartz, and each home has an Energy Star washer and dryer, soft-close cabinets and plank-style luxury vinyl tile with carpet.

Amenities and Parking

The shared spaces are practical rather than lavish: a fitness centre on the third floor, a community lounge on the fourth, an outdoor lounge area and an on-site dog run. There is also bike storage, a secure parcel room, two elevators and landscaped grounds, and the disclosure statement lists electric vehicle chargers as common property.

The disclosure statement describes about 117 covered stalls and 73 surface stalls, up to 33 of them for visitors, with one stall assigned to each home. Highstreet's site reserves underground parking for two- and three-bedroom homes, so one-bedroom buyers should confirm where their stall is, and whether a storage locker is included.

Location: Florence Lake and Central Langford

Highstreet points buyers to the large stores close by, including Costco, Save-On-Foods and Home Depot, and to the restaurants of downtown Langford. The boulevard also has purpose-built rentals: 2335 and 2341 City Gate Boulevard are two six-storey buildings with 270 apartments, separate from this strata.

The area takes its name from Florence Lake. The City of Langford describes the Strachan Trail circling the lake, with two boardwalks that make good fishing spots, a boat launch, and summer swimming. Thetis Lake Regional Park, with more than 40 km of trails, lies mostly in neighbouring View Royal. Langford's public schools are in School District 62 (Sooke); confirm the catchment with the district. The site is zoned for mixed-use employment, and the disclosure statement warns that future development nearby could reduce views.

Buying a Condo at City Gate

A listing here may be a new home still held by Highstreet or a resale by a first owner. GST normally applies to a new home bought from the developer, while a resale of a previously occupied home generally carries none. Eligible first-time buyers of a new home may qualify for the federal First-Time Home Buyers' GST rebate and should confirm with a lawyer or accountant.

City Gate carries BC's mandatory new home warranty through Travelers Guarantee Company of Canada. Highstreet adds its Double Warranty, which it says covers materials and labour for two years, electrical and plumbing for four, the building envelope for 10 and structure for 20. Ask whether the extended terms pass to a later buyer.

The bylaws filed with the October 2025 disclosure statement allow up to two dogs, two cats or one of each, and bar rentals of less than 90 days, and the developer's specifications describe the building as non-smoking. A strata can amend its bylaws, so read the current set with the Form B, budget and minutes. A first-year budget is an estimate, so fees can change once real costs are known.

How City Gate Compares in Langford

As of late October 2026 there were 18 active MLS listings at 2390 City Gate Boulevard: one-bedrooms of 650 sq ft asking $399,900 to $434,900, two-bedrooms of about 955 to 996 sq ft asking $504,900 to $589,900, and a three-bedroom of 1,111 sq ft asking $599,900. Asking prices change daily, and GST may apply on top of the price for a new unit, so treat these figures as a snapshot.
