Greater Victoria New Developments » Colwood » Bella Park
The first phase of PATH Developments' Park at Royal Bay: a four-storey building of junior one- to junior three-bedroom condos with a wellness-focused clubhouse, estimated for completion in 2027.
Bella Park is a four-storey condominium building planned for 3582 Ryder Hesjedal Way in Royal Bay, the master-planned community in Colwood, and the first phase of a larger plan the developer calls Park at Royal Bay. The developer's features sheet counts 82 homes, while some listing summaries say 83, so check the disclosure statement for the final number.
The developer is PATH Developments, the name that PCRE Group (Pacific Capital Real Estate Group) and its subsidiary GableCraft Homes adopted in January 2025. PATH describes Royal Bay as a 240-acre seaside community, and as PCRE Group it also developed Eliza at Royal Bay on the same street. Rositch Hemphill Architects of Vancouver designed Bella Park, and Proscenium designed the interiors.
Bella Park is a presale. MLS lists the homes with a 2027 year built and marketing points to completion that year, but the sources we read did not confirm that construction has started. As of late October 2026, three homes here were listed on MLS: two one-bedroom homes of 624 and 678 sq ft asking $474,900 and $519,900, and a two-bedroom of 980 sq ft asking $719,900. Asking prices change daily, so check the live listings below.
The map shows every unit in the building currently listed on MLS®, with full details in the listings below.
A residents-only clubhouse holds a fitness centre with yoga space, a work-from-home area and a social lounge with a full kitchen.
Residents share an outdoor hot tub, cold plunge and wood barrel sauna, plus an outdoor terrace with a fire pit and barbecue.
Landscaped grounds of more than two acres include a children's playground, a bocce court and community garden plots.
MLS lists a 2027 year built. This is a presale, so the completion date is an estimate until the building is finished.
The developer describes the architecture as West Coast contemporary, with homes designed around wellness and large windows facing the green space. The features sheet adds a dedicated EV-ready parking stall and a storage locker for every home, restricted elevator access and an enterphone at the lobby and parkade entrances, and ground-floor homes get patios with private entries.
Because Bella is only the first phase, look closely at the shared spaces. The 3,730 sq ft clubhouse is described as exclusive to residents of Park, so ask how it will be owned, shared and paid for as later phases are added.
The developer's website shows 22 floor plans:
Garden-level versions of many plans add much larger patios. Ceilings are 9 ft as standard, 10 ft on the top floor and up to 11 ft in the junior three-bedrooms. Kitchens pair two-tone custom cabinets and quartz (with an island in select homes) with Samsung appliances, including an induction cooktop and wall oven. Every home gets a full-size soaker tub, a front-loading washer and dryer, window coverings and a slim heating and air-conditioning unit, in the Elysian or Wanderlust palette.
Amenities are the centrepiece here. The developer lists:
Recent listings also mention bike and kayak storage. Confirm which amenities will be ready when Bella's homes are complete.
Royal Bay is a large master-planned community in Colwood, which PATH describes as connected neighbourhoods tied together by greenways and bike paths. The developer's neighbourhood guide names The Commons retail centre and Royal Bay Bakery among local stops, lists Belmont Market, Westshore Town Centre and Colwood Corners for errands, and points to Esquimalt Lagoon, Fisgard Lighthouse and Hatley Castle for time outside.
Colwood is part of Sooke School District 62, and the developer names Royal Bay Secondary among local schools; confirm catchments with the district's School Locator Tool. To see what else is for sale in the community, browse Royal Bay real estate.
Bella Park homes are sold by the developer before completion, so BC's Real Estate Development Marketing Act applies. The developer must give you a disclosure statement covering the project, its proposed budget and bylaws, and its estimated dates, and you then have seven days to rescind by written notice, counted from the later of signing and receiving the disclosure statement.
Strata fees on presale listings are estimates; the three late-October 2026 listings showed about $318 to $499 a month.
To see how this developer finishes a building before you commit, visit Eliza at Royal Bay, a two-building condo community on the same street completed in 2025. For another Colwood presale, compare Origin at the Beachlands, scheduled for 2027 in the neighbouring Beachlands community. You can also browse Royal Bay condos for sale or all Colwood condos for sale.
Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
Marketing and MLS both point to 2027, but this is a presale and the sources we read did not confirm a construction start. The disclosure statement sets out the estimated completion dates.
