The Proxima divides its homes between two buildings set into a sloping site, which the architects describe as five and six storeys, with penthouses on the top floor of each. The lobby has bench seating and floor-to-ceiling windows. Shared features include:

• A fitness centre of about 1,500 sq ft
• A landscaped courtyard with greenery and barbecue space
• Secured underground parking, with EV charging at every stall according to the developer
• Bike racks

Esquimalt's 2021 staff report on the rezoning also set out 94 parking stalls, an on-site car share vehicle and one-year BC Transit passes for residents. Those were rezoning-stage commitments, so ask which are in place, and confirm whether a stall and storage come with the unit you like and how EV charging is billed.

The Proxima Floor Plans: Junior Suites to Townhomes

The developer shows 31 floor plans, and one-bedroom homes make up the largest share. Approximate interior sizes from those plans:

• Junior suites: about 387 to 433 sq ft
• One-bedroom and one-bedroom plus den: most about 527 to 622 sq ft
• Two-bedroom: about 713 to 904 sq ft, with one or two bathrooms
• Three-bedroom: about 1,096 to 1,170 sq ft
• Penthouses: six plans of about 825 to 1,590 sq ft, most with two bedrooms and three bathrooms
• Townhomes: five two-level homes of about 1,221 to 1,364 sq ft, with two or three bedrooms, one adding a den, and three bathrooms

Kitchens have an island with seating and KitchenAid appliances, in two colour schemes: light Lumen and warmer Caligo, which adds painted grey millwork. October 2026 listings also mention quartz counters, fireplaces and heat pumps with cooling. Most homes have a balcony, and ground-level patios open onto the courtyard.

Living in Esquimalt Village

Lampson Street forms one edge of Esquimalt Village, the township's town centre, so The Proxima sits right at its corner. Esquimalt Town Square, completed by Aragon in 2022 on the block framed by Esquimalt Road, Lampson Street and Comerford Road, combines civic, residential and commercial space with a public square and the relocated Esquimalt branch of the Greater Victoria Public Library. Memorial Park, set aside in 1924 to honour First World War soldiers, faces Municipal Hall on Esquimalt Road, and Lampson Park, with two ball diamonds and a playground, is at Lampson and Colville.

Route 15 (Esquimalt/UVic) stops at Esquimalt Road and Lampson Street, and the developer puts downtown Victoria about a 10-minute bike ride away. Archie Browning Sports Centre and the Esquimalt Recreation Centre are close by. On the shoreline, Saxe Point Park covers 7.5 hectares at the end of Fraser Street, and the Galloping Goose, E&N Rail Trail and West Bay walkway are within reach for longer walks and rides.

Schools are in Greater Victoria School District 61, which runs Macaulay Elementary, Rockheights Middle and Esquimalt High in the township. French first-language education is available at Ecole Victor-Brodeur through the Conseil scolaire francophone. Check the catchment for any address with the district.

Buying New at The Proxima: GST, Warranty and Strata

Many current listings are unsold developer inventory and others are resales, so ask which one you are viewing. A purchase from the developer generally adds GST to the price, and a resale usually does not. Eligible first-time buyers of a new home may qualify for the federal GST rebate and should confirm with a lawyer or accountant. A developer sale should also come with the disclosure statement and any amendments.

Completed in 2025, both buildings fall under BC's 2-5-10 new home warranty: two years on materials and labour, five on the building envelope and ten on structure. Coverage transfers to resale buyers for the remaining term, so ask for the warranty details.

On rentals, the 2021 rezoning report describes a covenant, to be registered on title, under which rentals may not be restricted, and the developer markets The Proxima as pet-friendly. Read the registered covenant and the bylaws for details such as pet limits. With a young strata, also review the budget, minutes and Form B, and ask when a depreciation report is planned.
