About Dockside Green Towers 1 & 2

Dockside Green Towers 1 and 2 are the two strata condominium towers Bosa Development built on Tyee Road in Vic West, within the 15-acre Dockside Green community on Victoria's Upper Harbour. Tower 1 at 369 Tyee Road is 12 storeys and Tower 2 at 363 Tyee Road is 13. Both are concrete buildings designed by Engage Architecture, and MLS records list both as built in 2023.

These are not the older Dockside Green buildings such as Synergy, where the first residents moved in during 2008, or Balance. Bosa opened sales on its towers in April 2021. A taller third Bosa tower at 359 Tyee Road is a rental building, so its suites are not part of the listings on this page.

As of late October 2026 there are 13 active MLS listings across the two towers: one-bedroom homes of about 639 to 752 sq ft asking $485,000 to $674,900, and two-bedroom homes of about 862 to 1,100 sq ft asking $798,000 to $1,068,900. Asking prices change daily, so check the live listings below.

Two Concrete Towers

Towers of 12 and 13 storeys share a three-level underground parkade with the neighbouring rental tower.

The Bosa Towers at Dockside Green

Dockside Green dates to 2004, when Victoria council chose a Windmill Development and Vancity partnership to redevelop former industrial land on the Upper Harbour. Its first phase, Synergy, was awarded LEED Platinum by the Canada Green Building Council in 2008. The financial crisis hit soon after, and Vancity paused development in 2009 with only part of the site built.

After council approved a revised plan in 2017, Bosa Development bought the 10 undeveloped acres in December of that year and resumed excavation in late 2020. Its first phase is three towers on Tyee Road linked by a shared three-level underground parkade. Bosa agreed to build to LEED-ND (neighbourhood development) Platinum standards, according to 2021 news coverage, but the 2008 Platinum award belongs to Synergy, not to these towers.

Homes and Floor Plans in Towers 1 and 2

Both towers offer one-, two- and three-bedroom homes, and when sales opened in 2021 Bosa described sizes of about 600 to more than 1,500 sq ft. Interiors are by BBA Design in West Coast palettes. Launch coverage described Stosa Italian cabinetry, premium European appliances, spa-style bathrooms with soaker tubs, and a balcony or terrace for each home.

Tower 1 at 369 Tyee Road was announced with 107 homes. We could not confirm a published home count for Tower 2 at 363 Tyee Road; phase totals of 365 to 369 homes include the rental tower and are not broken down by building. Bosa's sales site still described Tower 1 as nearly sold out and Tower 2 as selling in October 2026, so the listings below may mix developer inventory with resales.

Amenities and Building Systems

Bosa's marketing describes these amenities:

  • A rooftop lounge with pods for cooking, dining and lounging around a central fire pit
  • A fitness facility with free weights, lifting equipment and a large yoga area
  • A multipurpose social lounge, an outdoor playroom and flexible indoor spaces
  • An outdoor deck overlooking the community's waterway

Dockside Green also runs its own wastewater treatment facility, which sends treated water back for toilet flushing and irrigation, and a district energy system. The electrical contractor lists photovoltaic panels on each tower and EV charging in the parkade. Ask which amenities each strata owns or shares, since that affects costs.

Living in Vic West at Dockside Green

Vic West is the historic neighbourhood across the harbour from downtown Victoria, linked to it by the Johnson Street Bridge. Dockside Green sits where Vic West meets the downtown edge, with Tyee Plaza as its entrance and a waterway separating the residential buildings from a landscaped greenway. The Galloping Goose Regional Trail can be reached from the property.

Harbour Road, the community's commercial edge, faces the working Point Hope Maritime shipyard. Elsewhere in Vic West are Victoria West Park, Banfield Park and the Westsong Way walkway around Songhees Point. BC Transit route 15, which runs between Esquimalt and UVic, stops on Esquimalt Road at Tyee Road.

The area is in Greater Victoria School District 61; use the district's school locator to confirm catchment schools. Explore more Vic West real estate, or narrow the search to Vic West waterfront homes.

Buying a Dockside Green Condo: What to Check

A never-occupied home bought from the developer is subject to GST, while a resale is not. Eligible first-time buyers of a new home may qualify for the federal First-Time Home Buyers' GST rebate and should confirm with a lawyer or accountant. Some Tower 2 homes may still be developer inventory, so check each listing for GST.

Homes completed in 2023 are still inside the BC 2-5-10 new home warranty term. Materials and labour coverage (12 to 24 months) has likely ended, but the five-year building envelope and ten-year structural coverage should still apply and transfer to a new owner. Ask for the policy dates.

Before removing subjects, read the bylaws, minutes, budget, financial statements and Form B information certificate, plus any depreciation report. These set out strata fees, rental and pet rules, and how shared facilities are funded, so confirm them for the specific tower.

How Dockside Green Compares in Vic West

Bosa's towers offer newer concrete high-rise living with a rooftop amenity package, while Synergy and Balance are older Dockside Green alternatives whose new home warranty terms have run out. Expect more building nearby: in 2023 the City received an application for a next phase of 291 homes at 343 Tyee Road and 90 Esquimalt Road.

Buying New or Nearly New?

Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
