A 133-home condominium building by the Farmer family on Victoria's working harbour, at the edge of Chinatown and Old Town beside the Johnson Street Bridge.
The Pearl Residences is a condominium building at 1628 Store Street in downtown Victoria, on the harbour side of the street where Chinatown and Old Town meet the working harbour. Farmer describes the site, formerly a ground-level parking lot, as sitting beside the new Johnson Street Bridge and facing the water. The building has 133 homes above ground-floor commercial space.
Members of the Farmer family developed the project, with Farmer Construction, in business since 1951, as construction manager and Triad Holdings Ltd. as a partner. D'Ambrosio Architecture + Urbanism designed the concrete and steel building, and Kimberly Williams Interiors designed the interiors. Construction was under way by early 2021; Farmer's project page gives 2022 for completion, while MLS records list 2023 as the year built.
As of late October 2026 the project website still advertises a final developer release, and there are 7 active MLS listings: one-bedroom homes of about 602 to 621 sq ft asking $529,000 to $585,000, and two-bedroom homes of about 1,018 to 1,212 sq ft asking $899,000 to $1,185,000. Asking prices change daily, so check the live listings below for current availability.
The map shows every unit in the building currently listed on MLS®, with full details in the listings below.
The building faces Victoria's working harbour next to the Johnson Street Bridge, and the developer markets it as harbour-front living.
Canada's oldest surviving Chinatown, a national historic site since 1995, begins across Store Street, with Fan Tan Alley close by.
Designed by D'Ambrosio Architecture + Urbanism, with interiors by Kimberly Williams Interiors in a light or dark scheme.
The David Foster Walkway follows Store Street, and the Galloping Goose route starts across the Johnson Street Bridge.
The Pearl is a mid-rise building of concrete and steel with commercial space at street level and homes above. Farmer and the 2021 launch materials describe it as eight storeys, while some listing data counts nine levels, so confirm the floor of any suite you are considering. Views differ from suite to suite in a building like this, so ask which way a home faces and what it looks over before you compare prices.
The project was already being marketed in 2018, when the site was still a parking lot, and Farmer started construction in early 2021. The developer points to quality finishing and energy-efficient systems, and pitches the building as harbour-front living beside the red brick of Victoria's historic Old Town.
Launch materials in 2021 described layouts from studios up to two bedrooms plus den. The listings on the market in late October 2026 are one- and two-bedroom homes, with one-bedrooms of about 602 to 621 sq ft and two-bedrooms of about 1,018 to 1,212 sq ft.
Kimberly Williams Interiors designed the finishes, and buyers could pick a light or dark design scheme, so two similar plans can look quite different inside. The developer's site does not publish a detailed specification sheet, so ask for the feature list for any home you consider, including heating and cooling, appliances, parking and storage.
Tourism Victoria maps Chinatown as running from Store Street to Government Street between Pandora Avenue and Herald Street, so the historic district begins across the road from The Pearl. Parks Canada designated Victoria's Chinatown a national historic site in 1995 and calls it the oldest surviving Chinatown in Canada. Its landmarks include Fan Tan Alley, which opens onto Pandora between Government and Store, and the Gate of Harmonious Interest on Fisgard Street.
The David Foster Walkway, about five km of harbour path, starts at Store and Pembroke streets and follows Store Street toward the Johnson Street Bridge before continuing past Reeson Park, the Causeway and Fisherman's Wharf to the Ogden Point breakwater. The CRD's directions to the Galloping Goose Regional Trail begin at Wharf Street and Pandora Avenue and cross the Johnson Street Bridge; the 55 km trail runs to Sooke and connects with the Lochside Regional Trail and the E&N Rail Trail.
The address is in Greater Victoria School District 61; use the district's school locator to confirm catchment schools. For shops, restaurants and services across the core, see our Downtown Victoria neighbourhood guide.
Because the developer is still advertising a final release, a listing here may be a never-occupied home sold by the developer or a resale from an owner. GST applies to a new home bought from the developer but not to a resale. Eligible first-time buyers of a new home may qualify for the federal First-Time Home Buyers' GST rebate and should confirm with a lawyer or accountant. Compare your options with other new condos in downtown Victoria.
The Pearl is covered by BC's 2-5-10 home warranty: 12 months for materials and labour on suites (15 months on common property and 24 months on major systems), five years for the building envelope and ten years for structure. Suites and common property can have different expiry dates, and with completion in 2022 or 2023 the envelope coverage has limited time left, so ask for the policy dates and any open claims before you buy.
Before removing subjects, read the bylaws and rules, the Form B information certificate, recent minutes, the budget, the contingency reserve fund and the depreciation report if one exists. Since November 24, 2022, BC strata corporations cannot restrict long-term rentals, but they can still prohibit short-term rentals of less than 30 days. Pet rules vary, so check this building's bylaws and Form B.
The Pearl suits buyers who want a newer building on the harbour itself, with Chinatown, Old Town and the regional trail network close by. Compare it with other downtown Victoria waterfront condos and downtown view condos for sale, or browse all Downtown Victoria condos for sale.
Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
