About the Building

About The Grand

The Grand is a six-storey condominium building at 654 Granderson Road in Langford, close to where Granderson Road meets Goldstream Avenue. MLS files it in the Fairway sub-area under the building name The Grand On Granderson, while its marketing uses The Grand Langford. Published counts put it at 83 or 84 homes, in one-bedroom, two-bedroom and two-bedroom-plus-den plans.

The project comes from the Gordon 'N' Gordon group, a family-run group of construction companies active on Vancouver Island since 1986. Its contracting arm, GNG Builders Ltd., offers general contracting, construction management and development and lists The Grand among its projects. The project's team page credits Gordon 'N' Gordon Interiors, the group's drywall and finishing firm, which brothers Stew and Brad started in 1986.

Older presale material aimed for completion in November 2025, but MLS gives the building a 2024 year built, and October 2026 listings described the homes as move-in ready with fewer than ten left to sell. As of late October 2026, four homes were listed on MLS here, all two-bedroom, two-bath suites of about 783 to 797 sq ft asking $489,900 to $514,900. Asking prices change daily, so check the live listings below.

03

E&N Trail Nearby

04

EV-Ready Parkade

Every stall in the underground parkade is EV-charger ready, and the building adds a gym, dog wash and bike storage.

The Grand Building on Granderson Road

For a mid-sized building, The Grand comes with an unusually detailed construction list from the developer. Suites are separated by double wood-frame party walls with full cavity insulation, and the floors combine 12-inch joists, a 1.5-inch concrete topping and two layers of drywall on resilient bar, which is worth asking about if noise between homes matters to you.

Hot water comes from a high-efficiency central gas boiler on the building's meter, a gas-fired air handling unit heats and ventilates the common areas, and the roof is a two-ply torch-on system. The developer also states that the homes are covered by BC's 2-5-10 new home warranty.

Floor Plans and Finishes at The Grand

The developer offers nine floor plans in one-bedroom, two-bedroom and two-bedroom-plus-den layouts, and several plans pair the main bedroom with a walk-in closet and ensuite. Finishes listed by the developer include:

  • Kitchens with quartz counters, a tile backsplash, stainless steel appliances, a gas range and an over-the-range microwave, with black hardware
  • Quartz bathroom counters with undermount sinks and designer tile
  • An Olimpia Splendid heat pump in the living room for heating and cooling, with electric baseboards in other rooms
  • An electric fireplace in the living room and a gas outlet for a barbecue on the balcony
  • Trickle vents in the windows to bring in fresh air

MLS details add vinyl, tile and carpet flooring and in-suite laundry. The developer reserves the right to substitute products of equal or better quality, so check the finishes in the specific home you are buying.

Amenities and Parking at The Grand

Shared space is modest, as you would expect in a building of this size. The developer lists a gym, a dog washing station, bike storage, outdoor amenity space and secure underground parking, and October 2026 listings also mention a work station area. Every underground stall is described as EV-charger ready; ask what equipment and costs are involved in adding a charger. Each of the late-October 2026 listings included one parking stall.

Living Near Downtown Langford

Location is The Grand's main draw. The developer says the E&N Rail Trail is about a minute's walk away, downtown Langford about five minutes on foot, and more than 20 restaurants and shops are within walking distance. Sales material also mentions Fairway Market and Royal Colwood Golf Club nearby. For bigger outings, the developer's neighbourhood guide points to Westshore Town Centre, the Galloping Goose Regional Trail, City Centre Park, Langford Lake and Thetis Lake Regional Park.

For commuting, BC Transit's Blink RapidBus (Route 95) runs between Langford and downtown Victoria, with stops along Goldstream Avenue. Langford is in Sooke School District 62; use the district's School Locator Tool to confirm the catchment for 654 Granderson Road. Our Langford neighbourhood guide covers the wider city.

Buying a New Condo at The Grand

With the developer still selling, a listing here may be a never-occupied home sold by the developer or a resale from an earlier buyer. Ask which it is, because the costs and paperwork differ.

  • GST: GST generally applies to a new home bought from the developer, and the current listings quote prices plus GST. It does not usually apply to a resale. First-time buyers should check current federal and BC rebates with an advisor.
  • Warranty: BC's 2-5-10 coverage gives two years on materials and labour (with limits), five years on the building envelope and ten years on the structure. Each period runs from a set start date, and for common property the clock may already be running, so ask for the warranty dates.
  • Strata documents: read the bylaws, recent minutes, the budget and the depreciation report, or ask when the first report is due. Strata fees on the four late-October 2026 listings were about $367 to $372 a month.
  • Rentals and pets: MLS data for current listings shows rentals as unrestricted and pets allowed with a number limit. Confirm both in the current bylaws before relying on them.

Comparing The Grand with Other Langford Condos

The Grand suits buyers who want a newer home close to the city centre without paying for a large amenity package. For contrast, Pavilion 1 is another six-storey building in downtown Langford, with commercial space at street level, and City Gate is an all-electric Langford building completed in 2025. Buying New or Nearly New?

Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
