Presale one- to three-bedroom condos by GMC Projects in a three-storey building on the Sidney waterfront, on the former Cedarwood Inn site beside Tulista Park, with MLS pointing to completion in 2028.
Coast Waterfront Residences is a presale condominium project at 9522 Lochside Drive in Sidney, on the shoreline property where the Cedarwood Inn and Suites motel operated for more than 45 years. Tulista Park is next door, the Lochside Trail passes the site, and the developer describes a sandy beach and a seaside path in front of the building.
Victoria-based GMC Projects, a family-owned company founded in 1999, is the developer. Its team page lists Aryze as the builder, Ekistics for architecture and landscape design, and Portico Design Group for the interiors. The three-storey building is marketed in two collections, Tidal and Leeward, with one-, two- and three-bedroom homes of up to 2,094 sq ft inside.
The Town of Sidney approved the site in March 2024 for 97 homes: a three-storey building of 49 apartments with one ground-floor commercial unit, plus 48 townhouses in eight buildings of 2.5 storeys. Today the developer is marketing only the condo building, and a variance approved in June 2026 defers servicing for a second proposed lot until that part of the site is developed, which suggests the townhomes will follow later. No construction start had been announced in the sources we checked, and the 2028 year built on MLS is an estimate.
The map shows every unit in the building currently listed on MLS®, with full details in the listings below.
The park next door has a skate park, playground, boat launch, sand volleyball court and the ArtSea Gallery.
Plans call for a rooftop patio facing the sea with an outdoor kitchen, firepits, gardens and a bocce court.
Plans also include resident kayaks, a library, and a waterfront lobby and lounge, according to the developer.
MLS lists these homes as built in 2028, an estimate; no construction start was confirmed as of late October 2026.
GMC began design work on the site in 2019. Its first concept was five storeys and 140 homes, and after community feedback it was cut back to three storeys and 97 homes. As reported when the application went to council, the 49 apartments were to include 18 one-bedroom, 17 two-bedroom and 14 three-bedroom homes, with a commercial unit of about 140 square metres at street level. As part of the approval, the developer agreed to contribute about $167,800 toward park acquisition and improvements in Sidney.
Approved counts can shift as a design is finalized, so check the number of strata lots in the disclosure statement rather than relying on figures in marketing or listings.
The Tidal and Leeward collections cover one-, two- and three-bedroom plans. MLS listings in late October 2026 ran from a one-bedroom of 646 sq ft to a three-bedroom of 2,094 sq ft, so the building spans compact homes and very large ones. The developer's planned shared spaces are:
GMC has not posted a detailed specification sheet. MLS details for one home mention an underground stall with a roughed-in EV charger and a storage locker, but confirm what is included with the home you choose.
At Tulista Park, the Town lists a playground, a skate park with an enclosed bowl, a boat launch, a sand volleyball court, a bookable covered picnic shelter, accessible washrooms and the ArtSea Gallery, along with a section of the Waterfront Walkway. The developer also points to Iroquois Park, describing the two parks together as offering tree-lined paths, lawns and space for tennis, pickleball, volleyball and soccer, and to the Lochside Trail, a greenway linking Sidney with the rest of the Saanich Peninsula.
It highlights how close the site is to the shops, restaurants and galleries of Beacon Avenue, Sidney's main street, and to Victoria International Airport. Public schools are run by the Saanich School District (SD 63), which covers the Saanich Peninsula and includes Sidney Elementary; check catchments with the district. Buying here means signing for a home that has not been built. BC's Real Estate Development Marketing Act requires the developer to give you a disclosure statement before you enter the agreement, and the developer's website notes that no offering can be made without one. You then have seven days to cancel by written notice, counted from the later of the agreement date and the date the developer receives your written receipt for the statement.
The bylaws filed with the disclosure statement set the first rules on pets and rentals, and the first-year strata budget is only an estimate.
As of late October 2026 there were four active MLS listings at 9522 Lochside Drive: a one-bedroom of 646 sq ft asking $700,000, a two-bedroom of 1,021 sq ft asking $1,000,000, and two three-bedroom homes of about 1,521 to 2,094 sq ft asking $2,075,000 and $2,625,000. Asking prices change daily, so treat these as a snapshot and ask whether GST is included in any price you are quoted.
To weigh a presale against a home you can move into, look at The Rise on 5th, a Sidney condo building completed in 2025, or browse all Sidney condos for sale.
Units bought directly from a developer can carry GST and come with the BC 2-5-10 new home warranty, while resales in a newer building transfer the remaining warranty. Before you write an offer, read the strata documents, the depreciation report and the current budget. Our presale and new condo guide covers disclosure statements, assignments and early strata fees.
Not as of late October 2026. Sidney approved 48 townhouses on the site in 2024, but the developer is marketing only the condo building, and a June 2026 variance defers servicing on part of the site until it is developed later.
The developer has not published a completion date. MLS gives the homes a year built of 2028, which is an estimate, so confirm the timing in the disclosure statement.

Sidney's 2024 approval allowed 49 apartments in the three-storey building, along with one ground-floor commercial unit. Check the disclosure statement for the final number of strata lots.
