Current MLS® listings inside the Prospect Lake Elementary catchment, about 40 square kilometres of mostly rural land around Prospect Lake and West Saanich Road in the District of Saanich, plus the Willis Point peninsula in Central Saanich and a pocket of Royal Oak, along with what to know about the school.
Prospect Lake Elementary is a Kindergarten to Grade 5 school at 321 Prospect Lake Road in the District of Saanich; its mailing address reads Victoria. Run by School District 63 (Saanich), it calls itself the home of the Panthers and describes its setting as semi-rural. According to the District of Saanich’s Prospect Lake heritage walking tour, the area’s first schoolhouse was built in 1894 and still stands as a private home on West Saanich Road, a two-room school opened in 1923 at the corner of West Saanich and Prospect Lake roads and closed in 1966, and today’s school is the third school building in the area. The district counted about 240 students in 2024 in a building with an operating capacity of 196, and its 2023 facilities plan notes two portables used for classes.
Prospect Lake is part of the South Saanich family of schools, and the official middle and secondary boundary maps place it in the Royal Oak and Claremont areas. Royal Oak Middle School names it as one of its three feeder schools, with Cordova Bay and Lochside, and Royal Oak’s Grade 8 graduates mainly go on to Claremont Secondary for Grades 9 to 12.
Prospect Lake is an English-program school whose staff have committed to inquiry, project-based learning and social and emotional learning. Programs change, so confirm current details with the school.

Much of the catchment is rural, and the school posts the district’s school bus registration each spring; for 2026/27 it opened on April 15. Check the district’s busing information for routes and eligibility.
Families who want Early French Immersion apply to Keating Elementary in Central Saanich, whose immersion catchment includes the Prospect Lake area. Entry is in Kindergarten, with registration each January and a lottery for places.
The district’s out-of-school care list does not name a provider at Prospect Lake, and the school is not one of the district’s three StrongStart sites; the nearest are at Lochside and Brentwood. Families who need before- and after-school care should ask the school or the district early.
Athletics run from indoor soccer in the fall through basketball, a swim club and cross country to track and field in late spring, and the school lists creative and performing arts, counselling and a learning commons. Clubs include Paws Squad, a leadership group and intramurals. Recent school news has featured an open house and picnic, a spring concert and Family Literacy Week, and the school reports strong parent involvement. Prospect Lake acknowledges the traditional territory of the WSANEC people.
At about 40 square kilometres, this is a big, mostly rural catchment that crosses two municipalities. Most of it lies in the District of Saanich: Prospect Lake itself, the rural properties along Prospect Lake Road, Old West Saanich Road and West Saanich Road, the Beaver Lake and Elk Lake neighbourhoods, and Little Saanich Mountain, home of the Dominion Astrophysical Observatory. To the north it takes in the Willis Point peninsula on Saanich Inlet, which belongs to Central Saanich, and at its southern tip it reaches a pocket of Royal Oak along Elk Lake Drive, where 1990s townhome and condo complexes supply nearly all of the catchment’s attached homes. Current listings fall in six MLS® areas: Royal Oak, Willis Point, West Saanich, Beaver Lake, Prospect Lake and Elk Lake. The map search follows the district’s published catchment map, simplified, so homes right on the edge may fall on either side; check an exact address with the district’s School Locator. Browse Saanich acreages, Central Saanich acreages, Royal Oak townhomes or all Saanich real estate.
At the start of November 2026 there were about 30 homes listed inside the catchment. A dozen detached houses ran from about $880,000 to $3.7 million, with a median near $1.85 million; at the low end, a 1948 cottage of barely 700 square feet asked about $880,000. Eight townhomes, most in the Royal Oak complexes, asked from about $850,000 to $1.2 million, and four condos from about $455,000 to $530,000 were the least expensive homes in the catchment. Five land listings ran from about $875,000 to $5 million, but three of them are the same Willis Point parcels offered separately and together, so the land count overstates what is for sale. None of the listings had been built after 2020.
Older students usually continue at Royal Oak Middle and Claremont Secondary; see homes in the Claremont Secondary catchment. Neighbouring catchments include Brentwood Elementary to the north and Lochside Elementary to the east.
A property’s address inside these boundaries does not by itself guarantee a place at Prospect Lake Elementary. Catchment boundaries, registration rules and program admission can change: in 2021/22 the district reduced this catchment and moved part of it to Brentwood and Lochside so that Prospect Lake could run close to capacity with its own catchment students. The district says the final decision on catchment schools rests with it. French Immersion has its own catchment and January lottery at Keating. Buyers should confirm the current catchment and registration status with School District 63 (Saanich) before relying on school access as part of a real-estate decision. Compare other catchments on the Greater Victoria schools page.
