About École Campus View Elementary
A short walk from the University of Victoria, École Campus View Elementary occupies a single-storey building at 3900 Gordon Head Road in Saanich that was built in 1959. Today it teaches more than 400 students from Kindergarten to Grade 5 in two tracks, English and Early French Immersion. The school’s stated goals are high academic expectations, good citizenship and critical thinking, built around the provincial curriculum and inquiry-based learning across subjects.
Campus View is part of School District 61 (Greater Victoria) and the Mount Douglas family of schools. English-program students continue to Arbutus Global Middle School and then Mount Douglas Secondary; Arbutus is also one of the district’s dual-track middle schools for French Immersion. The catchment straddles two municipalities: most of it is in Saanich, but 11 of the 38 homes listed at the start of November 2026 were in Oak Bay’s Henderson area.
Learning in Two Tracks
Program notes below come from the school’s own pages and district information. They can change from year to year, so check with the school before counting on a particular offering.
Early French Immersion
Campus View is one of SD61’s nine French Immersion elementary schools. Families register at Kindergarten or Grade 1 during the district’s separate immersion registration, using a French catchment map that can differ from the English one, and placement depends on space.
Specialist Music for Every Grade
Every student from Kindergarten to Grade 5 has weekly lessons with specialist music teachers. Younger students play percussion and Orff instruments, older students recorder and ukulele, and there is a Grade 4/5 choir and an optional Grade 5 strings program.
Co-ed Athletics
Co-ed teams take part in district jamborees: cross-country in fall and spring and track for Grades 3 to 5, basketball for Grades 4 and 5, intramural soccer and handball, and rugby.
Inquiry and Critical Thinking
School goals centre on thinking and inquiry across subjects, so students practise asking questions, weighing evidence and thinking critically about the world around them as they move through the grades.
Child Care and Parent Community
Two licensed providers offer child care on the grounds: Campus View Childcare, which runs the school’s out-of-school care program, and Oak Bay Parks, Recreation and Culture through the Henderson Recreation Centre. Families register with the providers directly.
The Campus View PAC organizes community events for families and funds fine arts, clubs, athletics, classroom budgets for teachers and seismic emergency preparedness.
Living Within the Campus View Elementary Catchment
On the map, the catchment wraps around the western side of the UVic campus. Its largest part is Saanich’s Mount Tolmie area, on the eastern slopes of the hill around Midgard Avenue, Kisber Avenue, Earlston Avenue and Palo Alto Street. To the south and east it takes in Oak Bay’s Henderson area around Henderson Road, Gibbs Road, Plymouth Road and Lansdowne Road, and to the north it reaches the Lambrick Park and Arbutus pockets at the southern edge of Gordon Head, near Larchwood Drive, Cedarwood Street and Dawnview Crescent. The map search follows the district’s published elementary catchment map, simplified, so homes right on the edge may fall on either side; check an exact address with the district.
Family houses are the core of the market, most of them built between the late 1940s and the 1970s, and several of those listed have six or more bedrooms. At the start of November 2026 there were about 38 homes listed inside the catchment. Twenty-two houses ranged from about $925,000 to $2 million, with a median near $1.29 million; seven townhomes, including a late-1970s complex on Cedar Hill Cross Road and new units on Henderson Road, ran from about $770,000 to $1.3 million; eight condos sat between about $350,000 and $650,000; and one Henderson Road lot was offered at about $2 million. Those house prices are well below the ones in the neighbouring Willows catchment, where the median detached asking price was about $3.4 million.

A property’s address inside these boundaries does not by itself guarantee a place at Campus View Elementary. Catchment boundaries, registration rules and program admission can change, and some programs depend on capacity. Buyers should confirm the current catchment and registration status with School District 61 (Greater Victoria) before relying on school access as part of a real-estate decision.
