About Deep Cove Elementary
Deep Cove Elementary is a Kindergarten to Grade 5 school at 10975 West Saanich Road in North Saanich, operated by School District 63 (Saanich). The school describes itself as having about 350 students in 17 divisions, and it is the home of the Deep Cove Dolphins. The original building dates from 1956, with additions between 1965 and 1991, and in 2013 the province funded a $1.4-million seismic upgrade of the school.
Deep Cove is one of only two SD63 elementary schools with Early French Immersion, so an English program and a French Immersion program share the building. On the district’s boundary maps the school lies within the North Saanich Middle School and Parkland Secondary catchments, and the district’s Long-Range Facilities Plan groups it with KELSET and Sidney elementaries in the North Zone family of schools. French Immersion students follow their own path, to Bayside Middle for Grades 6 to 8 and Stelly’s Secondary for Grades 9 to 12.
Programs and Services
French Immersion draws families from well beyond the English catchment, and the rural setting shapes how children get to school. Programs and providers change, so confirm current details with the school.
Early French Immersion
The district names Deep Cove as the French Immersion catchment school for the Deep Cove, KELSET and Sidney areas, so its immersion classes serve the whole north end of the peninsula. Any child living in the district may apply for Kindergarten entry. Registration takes place each January, and a lottery allocates places, with French Immersion catchment children ahead of those from outside it.
English Program
The English stream is the program for children whose home address falls in the Deep Cove catchment. It follows the BC curriculum from Kindergarten to Grade 5 and runs alongside the immersion classes in the same building.
School Bus Service
Many families here live on larger lots along rural roads. The school posts the district’s school bus registration each spring; for the 2026/27 year it opened on April 15. Check the district’s busing information for routes and eligibility.
Out-of-School Care
The district’s out-of-school care list names Deep Cove Kids’ Club for Deep Cove Elementary, and its facilities plan notes portables on the site leased for child care. Spaces are limited and arranged directly with the provider, so families moving to the area should ask early.
Arts, Athletics and School Community
The school’s athletics page lists cross country, football, soccer and basketball, and its clubs page names golf, mountain bike and clay clubs. The Parent Advisory Council organizes hot lunch days, students take part in the annual Terry Fox Run, and in 2025 the school joined Indigo’s Adopt a School program in partnership with the Mayfair Mall store. Deep Cove acknowledges that it stands on the traditional territory of the WSANEC people.
Living Within the Deep Cove Catchment
The catchment takes in the whole north end of North Saanich. Current listings fall in five MLS® neighbourhoods: Lands End along the northern shore; Deep Cove itself, the sheltered bay on Saanich Inlet, with roads such as Madrona Drive, Birch Road and Moses Point Road; Swartz Bay and Curteis Point, the peninsula around the BC Ferries terminal; and part of Sandown. Wain Road crosses the middle of the area, and Horth Hill Regional Park, a 36-hectare park with trails and views over Satellite Channel and the Gulf Islands, is reached from Tatlow Road. Offshore, the district’s map also assigns Piers Island and the James Island and Sidney Island area to Deep Cove; the map search on this page covers the mainland part only. It follows the district’s published catchment map, simplified, so homes right on the edge may fall on either side; check an exact address with the district’s School Locator.
This is rural-residential country of generous lots, waterfront and ocean-view homes, and there are no condos or townhomes among the current listings. At the start of November 2026 there were about 45 homes listed inside the mainland part of the catchment, all detached houses or land. Houses started near $1.1 million, with a median asking price around $2.3 million, and seven land listings ranged from about $650,000 to $2.15 million. Three estates priced between roughly $9 million and $16 million sat far above the rest, one of them a house first built in 1910, while an older cottage of barely 700 square feet asked about $2.5 million: land and setting, not floor area, drive prices here. Browse all North Saanich real estate, or narrow it to acreages and land, waterfront homes and view homes.
Older students move on to North Saanich Middle and then the Parkland Secondary catchment, while French Immersion families continue toward the Stelly’s Secondary catchment. Next door are the Sidney Elementary catchment to the south-east and the KELSET Elementary catchment to the south.
A property’s address inside these boundaries does not by itself guarantee a place at Deep Cove Elementary. Catchment boundaries, registration rules and program admission can change, and the district says the final decision on catchment schools rests with it. Its facilities plan found Deep Cove, KELSET and Sidney all slightly above capacity in 2022. French Immersion is handled separately, through January registration and a lottery, so an address in the English catchment does not secure an immersion seat. Buyers should confirm the current catchment and registration status with School District 63 (Saanich) before relying on school access as part of a real-estate decision, and can compare other catchments on the Greater Victoria schools page.
