Market data for homes inside the Prospect Lake Elementary catchment, a large rural area of Saanich around Prospect Lake and West Saanich Road that also takes in Willis Point in Central Saanich and a corner of Royal Oak. The figures are generated from current MLS® data and update as homes are listed, sold or repriced.
Catchment market caution: About 30 homes were listed inside the catchment at the start of November 2026, from Royal Oak condos near $455,000 to Willis Point land near $5 million, and three of the land listings are the same parcels offered separately and together, so the averages need care. A catchment boundary is not a guarantee of school placement; confirm any address with School District 63 (Saanich).

How to Read the Numbers
Understanding Catchment Market Data
A 40-square-kilometre rural catchment with a suburban corner mixes acreage houses, land and 1990s townhomes, so catchment-wide averages describe the blend rather than any one home.
01
Rural Houses and Royal Oak Townhomes
Houses on the rural roads around Prospect Lake, West Saanich Road and Willis Point have a median near $1.85 million, while most townhomes sit in 1990s Royal Oak complexes between about $850,000 and $1.2 million. The two ends of the catchment barely overlap in price.
02
Land Listings Need a Second Look
Five listings are land, from about $875,000 to $5 million, and three of them are the same Willis Point parcels offered separately and as a package. Rural land is priced on size, access, services and zoning, so it says little about what a house in the catchment costs.
03
Boundaries Are Not a Guarantee
School District 63 (Saanich) reduced the Prospect Lake catchment in 2021/22, moving part of it to Brentwood and Lochside, and makes the final decision on catchment schools. Confirm any address with the district’s School Locator before relying on it.
04
Active Listings vs. Completed Sales
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
