Vancouver Island 55+ Homes for Sale

Age-restricted condos, townhomes, patio homes and manufactured homes for buyers 55 and older, from Nanaimo and Parksville to the Comox Valley, Campbell River, Duncan and Port Alberni.

Age-Restricted Housing on Vancouver Island

Browse current Vancouver Island 55+ homes for sale: condos, townhouses, single-level patio homes and manufactured homes where at least one resident, and often every resident, must be 55 or older. Most are in Parksville, Qualicum Beach, Nanaimo, Courtenay, Comox and Campbell River, with smaller groups in the Cowichan Valley, Port Alberni and the rural areas around them.

Retirement has shaped much of the housing built on the mid-Island, and the 55+ market shows it: quiet complexes of ranchers and two-bedroom suites, park communities of manufactured homes, and condos within walking distance of a town centre, a beach walk or a golf course.

Age limits in BC are tightly defined by law. This guide explains how 55+ strata bylaws and seniors’ manufactured home parks work, what the 55+ label in a listing does and does not tell you, and what each region offers in hospitals, urgent care and transport.

Vancouver Island 55+ Homes for Sale

This page shows every listing on the Vancouver Island Real Estate Board where the youngest permitted resident age is recorded as 55 or more. Most are strata condos and townhomes, followed by manufactured homes in 55+ parks; a few are detached homes in bare-land strata communities, where each owner holds a surveyed lot and shares the roads and amenities.

Listings with no age entered do not appear here, so an age-restricted building occasionally shows up only in the general searches for Vancouver Island condos or Vancouver Island townhomes. The reverse also happens: an older listing may call a building adult-oriented or 45+, which no longer has any legal force.

Each type carries different monthly costs. A condo or townhome comes with strata fees and a share of building repairs, a bare-land strata lot usually has lower fees because owners maintain their own homes, and a park home carries monthly pad rent instead. Independent-living and assisted-living residences for seniors are rented rather than sold, so they do not appear in MLS® searches.

How 55+ Age Restrictions Work in BC

Different laws apply to different kinds of 55+ housing. The Strata Property Act governs condos, townhomes and bare-land stratas, and the Human Rights Code, together with the Manufactured Home Park Tenancy Act, governs rented pads in seniors’ parks and 55+ rental buildings.

Strata Age Bylaws

Under section 123.1 of the Strata Property Act, a strata can restrict residents by age only with a bylaw requiring that one or more residents of a strata lot be 55 or older. Since November 24, 2022, bylaws setting any other minimum, such as 19+, 40+ or 45+, have been invalid. Like other bylaws, a 55+ bylaw needs a three-quarters vote of owners and takes effect once filed in the Land Title Office, so read the registered bylaw itself: some require every resident to be 55, others only one per household.

Who Is Exempt

Section 123.2 and the Strata Property Regulation protect anyone lawfully living in the unit when the bylaw passed, a live-in caregiver for a resident who depends on them because of illness, disability or frailty, and certain family of a qualifying resident: a younger spouse or partner, children under 19 in the resident’s care, and adult children the resident cared for before they turned 19. A strata can add further exemptions in its own bylaws.

Owners, Tenants and Rentals

An age bylaw governs who lives in the home, not who owns it. A younger buyer can own a unit in a 55+ strata, and because stratas can no longer ban long-term rentals, the unit can be rented out, but the tenant must meet the age bylaw. Short-term rentals can still be restricted.

Pets in 55+ Communities

Age and pet rules are separate. A 55+ strata’s pet bylaw follows the same Strata Property Act rules as any other strata, explained on the Vancouver Island pet-friendly condos and townhomes page. In a park, the rules can regulate pets in common areas, and a new rule that prohibits pets does not apply to a pet already living there.

Seniors’ Parks and the Human Rights Code

BC’s Human Rights Code bars age discrimination in tenancies, but section 10 exempts premises where every rental unit is reserved for a person 55 or older, or for two or more people at least one of whom is 55 or older. Seniors’ manufactured home parks rely on that exemption. In a park you own the home and rent the pad, so when a home is sold the seller asks the landlord to consent to assigning the pad tenancy. The request must include the buyer’s proof of age, the landlord can refuse if no proposed occupant meets the park’s age requirement, and a landlord who does not answer within 10 days is deemed to have consented. The Vancouver Island manufactured homes page covers pad rent, park rules, the registry and financing.

Seniors’ Tax Benefits and Due Diligence

BC homeowners 65 and older qualify for a larger Home Owner Grant, and owners 55 and older with at least 25% equity can defer property taxes through the provincial Property Tax Deferment Program. Before buying, read the age bylaw or park rules rather than relying on the listing, confirm in writing that everyone in your household qualifies or is exempt, and check pet, rental and parking bylaws, the depreciation report and practical details such as stairs, elevators and accessible parking. The buying a home page covers the general steps.

Nanaimo 55+ Condos and Townhomes

Nanaimo offers the widest range of 55+ housing types on the Island: condos and townhouse complexes in north Nanaimo around Departure Bay and Hammond Bay, older age-restricted condos closer to downtown on Brechin Hill, and manufactured home communities in south Nanaimo and Chase River and, in the north, around Pleasant Valley and North Jingle Pot.

Nanaimo Regional General Hospital is the main hospital for the central Island, and the Central Nanaimo Urgent and Primary Care Centre offers same-day care for concerns that cannot wait for a family doctor. BC Ferries sails to the mainland from Departure Bay and Duke Point, and Nanaimo Airport lies just south of the city. Local listings, including Ladysmith and Chemainus, are on the Nanaimo and Parksville 55+ properties page.

Parksville, Qualicum Beach and Nanoose Bay 55+ Homes

Age-restricted housing is a large part of the Oceanside market. Parksville has many age-restricted townhome and patio-home complexes within reach of the waterfront and Community Park, Qualicum Beach adds condos and townhomes close to its village centre, and Nanoose Bay, Errington and Coombs have 55+ manufactured home parks.

The Oceanside Urgent Care and Health Centre on the Alberni Highway in Parksville takes walk-in urgent patients every day and has lab and imaging services; for hospital care, residents go to Nanaimo Regional General Hospital. Both towns face the Strait of Georgia, with Community Park on the Parksville shore and a beach walkway along the Qualicum Beach waterfront.

Comox Valley 55+ Homes

Courtenay has the valley’s largest group of 55+ townhomes and condos, many in east Courtenay and close to downtown, while Comox offers age-restricted condos near its downtown and harbour and manufactured home parks on the Comox Peninsula.

North Island Hospital Comox Valley in Courtenay is the valley’s acute care hospital, and the Comox Valley Urgent and Primary Care Centre provides same-day care. BC Transit runs handyDART door-to-door service in the valley for riders who cannot use regular buses, and Comox Valley Airport and the Little River ferry to Powell River keep family visits simple. Search the area on the Comox Valley and Campbell River 55+ properties page.

Campbell River and North Island 55+ Homes

Campbell River’s 55+ listings include condos in Willow Point and the central area, townhouse complexes and several manufactured home parks. Campbell River & District Hospital has an emergency department, and the city’s primary care access clinic offers same-day appointments. Farther north, Port Hardy Hospital and Port McNeill Hospital serve the north Island, where age-restricted listings are few.

Cowichan Valley and Ladysmith 55+ Homes

In the Cowichan Valley, 55+ townhomes and manufactured home parks are concentrated around Duncan, while Chemainus, Ladysmith and Lake Cowichan add a smaller number of age-restricted condos and strata homes. Cowichan District Hospital in Duncan runs a 24-hour emergency department, the Cowichan Urgent and Primary Care Centre offers same-day care, Chemainus has its own health and urgent care centre, and Ladysmith has a community health centre.

Port Alberni and the West Coast

Port Alberni’s 55+ market is mostly manufactured homes in parks, and it is one of the more affordable places on the Island to buy into an age-restricted community. West Coast General Hospital serves the Alberni Valley, and Tofino General Hospital serves Tofino and Ucluelet, where 55+ listings are rare and the drive over Highway 4 is part of any decision about health care.

Vancouver Island 55+ Buyer Note

Before buying a 55+ home, read the registered age bylaw or the park rules, confirm who in your household qualifies and which exemptions apply, check pet, rental and parking bylaws, review the depreciation report or the pad tenancy agreement, and weigh the distance to the nearest hospital, urgent care centre and bus route.
