Cowichan Valley Luxury Homes for Sale

Waterfront homes, view estates, vineyards and horse farms listed at $2 million and above, from Maple Bay and Cowichan Bay to Glenora, Westholme and the shores of Cowichan Lake.

The Valley’s Top End: Shoreline, Vineyards and Acreage

Browse Cowichan Valley luxury homes for sale, every residential listing asking $2 million or more between the Malahat and Saltair. The top of this market is not a golf enclave or a condo tower. It is private shoreline on Maple Bay, Genoa Bay and Cowichan Bay, view estates on the hills around Duncan, farm and vineyard estates in Glenora and Cowichan Station, and lakefront homes on Cowichan Lake.

Homes at this level are a small slice of Cowichan listings, and nearly every one is a detached house with land, water or both. Here the price is set mostly by what lies outside the walls: a modest older house on 20 acres of hay field and vines, or on a deep-water lot facing Salt Spring Island, can outprice a much larger new home on an ordinary lot.

The tax picture is unusual too. The Cowichan Valley Regional District sits between the Capital Regional District and the Regional District of Nanaimo, both inside the province’s foreign-buyer tax area, yet the valley itself is outside it. The speculation and vacancy tax, by contrast, reaches only Duncan, North Cowichan and the Town of Lake Cowichan.

See every property type on the Cowichan Valley real estate page. Because $2 million-plus listings are few, asking prices and market times at this level are tracked in the area-wide Cowichan Valley Market Report.

Cowichan Valley Luxury Homes for Sale

The listings above include every house, condo and townhome in the valley priced at $2 million or more. In practice they are almost all detached homes: waterfront houses with moorage, estate homes on acreage with a shop, barn or guest cottage, working farms with a family home, and the occasional lodge-sized property on Cowichan Lake. A luxury condo listing is a rare event in the Cowichan market.

The MLS® town name can mislead. Many listings filed under Duncan are actually in Maple Bay, on Genoa Bay Road, in Glenora or in Cowichan Station, which fall under North Cowichan or the regional district rather than the City of Duncan. Because the jurisdiction decides zoning, servicing and taxes, confirm it from the BC Assessment record before you compare two homes.

Maple Bay and Genoa Bay Luxury Homes

Maple Bay, on the east side of North Cowichan, is the valley’s most established high-end waterfront. Homes along its shore face Sansum Narrows and the steep west side of Salt Spring Island, and the sheltered bay has long been a base for boaters. Behind the water, view homes climb the lower slopes of Maple Mountain and Mount Tzouhalem, where Garry oak meadows on the mountain’s western side are protected in an 18-hectare ecological reserve.

Genoa Bay, reached by a winding road over the shoulder of Mount Tzouhalem, adds a smaller cluster of waterfront and forested view properties on the north side of Cowichan Bay. Large treed lots along Genoa Bay Road give many of its homes privacy and long sightlines down the bay.

Docks, Moorage and Bedrock

Much of this shoreline is rock rather than beach, so the value of a Maple Bay or Genoa Bay home often rests on whether it has deep water at the dock, a usable path to the shore and shelter from winter storms. Any dock or moorage structure on the foreshore needs provincial authorization, and the Cowichan Valley waterfront page covers those shoreline checks.

Cowichan Bay Luxury Homes

Cowichan Bay, Electoral Area D of the regional district, combines a small seaside village with farmland and vineyards on the uplands behind it. The top listings here are view and waterfront homes around Cherry Point and on the slopes above the village, with views across the bay and Satellite Channel to Salt Spring Island, plus estates of several acres along the roads that run inland toward the Koksilah River.

In 2020 the province approved the Cowichan Valley as its own wine sub-region, the first outside the Okanagan, and the sub-region reaches from the coast between Mill Bay and Maple Bay inland through the Cowichan watershed. A property with established vines can carry a premium, but farm classification, Agricultural Land Reserve status and water licences matter more to its long-term value than the label. Cowichan Bay is outside the speculation and vacancy tax.

Glenora, Cowichan Station and Sahtlam Estates

South and west of Duncan, Electoral Area E (Cowichan Station, Sahtlam and Glenora) holds the valley’s largest private estates: hay fields, paddocks and riding arenas, vineyards and ponds, often with a main home, a second dwelling and farm buildings on 10 acres or more. Farm estates like these regularly sit among the valley’s highest-priced listings, because most of their value is in the land.

Glenora sits beside the lower end of Cowichan River Provincial Park, whose 20-kilometre river footpath runs upstream to Skutz Falls, and the Koksilah River crosses the farmland near Cowichan Station. These are rural electoral areas, so they fall outside the speculation and vacancy tax, but much of the land is in the Agricultural Land Reserve; the Cowichan Valley acreages page explains how that affects homes and second dwellings.

Duncan, Westholme and Crofton Luxury Homes

Inside the City of Duncan, homes at this price are rare. The North Cowichan neighbourhoods around the city supply more of them: large view homes and small estates on the slopes of Mount Prevost, rural properties near Somenos and Quamichan lakes, and occasional new custom homes on the east side of Duncan with views across the valley.

North of Duncan, Westholme stretches along the Island Highway in the Chemainus River valley, with Mount Sicker on its western edge. It is a district of hobby farms and private estates on large acreages, some still held by descendants of the first settlers, and they come to market only now and then.

Crofton and Osborne Bay

Crofton, the seaside part of North Cowichan with the ferry to Vesuvius Bay on Salt Spring Island, adds high-end waterfront and view homes overlooking Osborne Bay and Stuart Channel. All of North Cowichan, from Crofton and Westholme to Maple Bay, is inside the speculation and vacancy tax area, which matters to a buyer who will not live in the home full time.

Cowichan Lake Luxury Homes

About 26 kilometres west of the Trans-Canada Highway on Highway 18, Cowichan Lake draws buyers looking for lakefront and recreation homes. The top listings are lakefront houses and larger lodge-style properties in the Town of Lake Cowichan, on the north shore at Youbou and on the south shore around Honeymoon Bay and Mesachie Lake, near Gordon Bay Provincial Park.

Three Sets of Rules Around One Lake

Lakefront homes on Cowichan Lake answer to three governments, and the rules for a second home change with them:

  • Town of Lake Cowichan: inside the speculation and vacancy tax area, and exempt from the province’s principal-residence rule for short-term rentals.
  • Youbou (Electoral Area I, Youbou/Meade Creek): outside the speculation and vacancy tax, and exempt from the principal-residence rule.
  • Honeymoon Bay and Mesachie Lake (Electoral Area F, Cowichan Lake South/Skutz Falls): outside the speculation and vacancy tax, but the regional district opted this area into the principal-residence rule, so nightly rental is limited to the owner’s own home and one suite.

Saltair, Thetis Island and South Cowichan

Saltair, Electoral Area G, runs along Chemainus Road between Chemainus and Ladysmith, and its best properties are acreages and waterfront homes above Stuart Channel. Thetis Island, a short BC Ferries crossing from Chemainus, is zoned by the Islands Trust and offers private island waterfront; island buyers should judge water supply and ferry access as carefully as the house. Both are outside the speculation and vacancy tax. High-end homes in Ladysmith and Chemainus are covered on the Nanaimo and Parksville luxury homes page.

In South Cowichan, Mill Bay, Shawnigan Lake and Cobble Hill add estate homes, lakefront on Shawnigan Lake and oceanfront facing Saanich Inlet. Most homes there are listed through the Victoria board, so see Mill Bay real estate, Shawnigan Lake real estate and Cobble Hill real estate for the full picture.

Taxes on a $2 Million Cowichan Purchase

BC’s property transfer tax rises to 3% on the part of a price above $2 million, with a further 2% on residential value above $3 million, and the provincial additional school tax applies to residential assessments over $3 million. The Vancouver Island luxury homes page sets out those taxes in detail; what is specific to the Cowichan Valley is listed here.

  • Additional property transfer tax (20%) for foreign entities: does not apply anywhere in the Cowichan Valley Regional District, from Mill Bay to Saltair and Thetis Island, although it does apply in Greater Victoria and in the Regional District of Nanaimo.
  • Speculation and vacancy tax: applies in the City of Duncan, North Cowichan (including Maple Bay, Crofton and Westholme) and the Town of Lake Cowichan; does not apply in Cowichan Bay, Glenora, Cowichan Station, Youbou, Honeymoon Bay, Saltair, Thetis Island or the South Cowichan electoral areas.
  • Federal rules: the federal restrictions on residential purchases by non-Canadians are separate from these provincial taxes and depend on where the property sits, so a non-resident buyer should get legal advice on the specific parcel.

Comparing High-End Cowichan Properties

With so few sales above $2 million in any one community, a Maple Bay waterfront home may have no true comparable within a year, and a farm estate in Glenora may need to be valued on its land, water licences and buildings separately. Expect longer market times than for a family house in Duncan. For waterfront, check the foreshore, dock tenure and bank stability; for an estate on acreage, check the zoning, farm status, wells and septic. The buying a home page covers the steps of the purchase itself.

Cowichan Valley Luxury Buyer Note

Before buying at $2 million or more in the valley, confirm whether the property is in Duncan, North Cowichan, Lake Cowichan or a regional district electoral area, because that decides the speculation and vacancy tax and the short-term rental rules. Then check Agricultural Land Reserve status on any acreage, dock authorization on any waterfront, and permits for every dwelling on the property.
