Nanaimo & Parksville Manufactured Homes for Sale

Manufactured and mobile homes in parks, 55+ communities and on their own lots, from Chase River and Lantzville to Nanoose Bay, Parksville, Errington, Ladysmith and Gabriola.

Lower-Cost Homes Along the Central Island Coast

Browse Nanaimo and Parksville manufactured homes for sale, from 1970s single-wides and roomier double-wides to modular homes and compact park-model units, listed on the MLS® in parks across Nanaimo, Lantzville, Nanoose Bay, Parksville, Errington, Coombs, Ladysmith and Chemainus, and on owned lots from Pleasant Valley and French Creek to Gabriola Island.

A manufactured home is the lowest-priced way into home ownership in most of these communities. The trade-off is that the home sits on a pad you rent in many cases, so the monthly pad rent, the park's rules and the age of the home matter as much as the asking price.

Nanaimo and Parksville hold the largest concentrations of parks, many of them dating from the 1970s and 1980s, while newer homes appear in Ladysmith, North Jingle Pot and on rural and island lots. The sections below follow the homes community by community.

Nanaimo and Parksville Manufactured Homes for Sale

The listings above are every manufactured and mobile home in the area, in three quite different settings. Most are in manufactured home parks, where you buy the home and rent the pad from the park owner. Some are in communities where each home comes with its own lot, often a bare-land strata. And some stand on their own city lots or rural acreage, where the land is a large part of the price. Modular homes set on permanent foundations are sometimes listed as houses instead, so a search for a small rancher may turn up more of them on the houses side.

Park homes are governed by BC's Manufactured Home Park Tenancy Act, are registered with BC's Manufactured Home Registry, not the land title system, and are usually financed differently from a house. The Vancouver Island manufactured homes page explains those rules, pad-rent limits and financing; the sections here cover where the homes are.

Manufactured Homes in South Nanaimo and Chase River

South Nanaimo and Chase River have the city's largest group of manufactured home parks, spread along the roads between the old downtown, the Trans-Canada Highway and the Duke Point Highway. Homes here range from 1960s and 1970s single-wides to double-wides from the 1990s, and they include some of the lowest asking prices for any home in the Nanaimo area. The Cable Bay Trail and the shops at the south end of the city are a short drive away.

Some parks in this part of the city are limited to residents 55 and over, while others accept all ages; the listing and the park rules will say which. A few manufactured homes in the University District, near Vancouver Island University, also come up for sale. Check the age of the home closely: many older units have been updated with new roofs, windows and siding, and the CSA label and any inspection records tell you what you are buying.

Manufactured Homes in North Nanaimo, Pleasant Valley and Jingle Pot

In the north end of the city, Pleasant Valley, near the Island Highway, has manufactured home parks along with some manufactured homes on their own lots, which list for much more because the land is included. These owned-lot homes are often larger and on bigger parcels than park homes.

North Jingle Pot, at the rural western edge of north Nanaimo, has newer manufactured homes from the late 1990s and 2000s in 55+ communities. They look more like small ranchers than mobile homes, and they list at prices closer to a townhome than a park home. Confirm what the price includes: the lot, a share of common property or only the home.

Manufactured Homes in Lantzville and Nanoose Bay

Lantzville has manufactured home parks in both Lower and Upper Lantzville, including age-restricted ones, a short drive from north Nanaimo's stores and the Woodgrove bus exchange. Homes here are mostly older single- and double-wides.

Nanoose Bay has one of the area's larger manufactured home parks, a 55+ community with homes from the 1980s and 1990s. A few manufactured homes on their own lots elsewhere in Nanoose Bay list at much higher prices, closer to those of a small house, because the land comes with them.

Manufactured Homes in Parksville, French Creek, Errington and Coombs

Parksville has several older manufactured home parks close to its downtown, within walking or short driving distance of the beach, Community Park and the shops. Pads are compact and many homes date from the 1970s, which keeps prices low for a town where detached houses are expensive. Manufactured homes rarely come up inside Qualicum Beach, so buyers who want that price point a few minutes from the village usually look in Parksville, French Creek or Errington.

French Creek, in the regional district's Electoral Area G between Parksville and Qualicum Beach, adds manufactured homes on owned lots. Inland, Errington has a 55+ park and manufactured homes on rural acreage, and Coombs has a park of its own. On a rural parcel, a manufactured home can serve as a starter dwelling or a home for family, so read the zoning on the number of dwellings before you rely on one.

Manufactured Homes in Ladysmith and Chemainus

Ladysmith has manufactured home parks on the town's edges, including one where recently built homes list as nearly new. Buying a newer home in an established park means a longer useful life ahead and easier insurance, though pad rent still applies. Ladysmith's parks are close to the town's urgent care centre and a short drive from Nanaimo's south end.

Near the Chemainus River, compact park-model homes of around 500 square feet appear regularly, alongside a smaller number of standard manufactured homes. Before buying a park-model unit, confirm whether the site allows year-round residence, how the site is held and what fees apply. Chemainus is in the Municipality of North Cowichan, which now counts a manufactured home on a permanent foundation as a single-family dwelling in its zoning.

Manufactured Homes on Gabriola Island and Rural Lots

On Gabriola Island, manufactured and modular homes stand on their own land, from older single-wides to new modular homes. Prices there reflect the island land as much as the home, and water supply from wells or rainwater, septic capacity and the Islands Trust's zoning need the same checks as any island property.

In Cedar, Yellow Point, Qualicum Bay and Bowser, manufactured homes come up less often, usually on rural lots or acreage rather than in parks. They suit buyers who want land first and plan to build later, but lenders and insurers will look closely at the home's age, foundation and certification label.

Costs and Checks Specific to This Area

Pad Rent and Park Rules

Pad rent is the largest ongoing cost of a park home here and varies widely between Nanaimo, Parksville, Lantzville, Nanoose Bay and Ladysmith parks. Ask for the current rent, the history of increases, what the rent covers (water, sewer, garbage, snow clearing) and the park rules on pets, additions, sheds, age limits and subletting.

Taxes and Insurance

Manufactured homes, including those in parks, are assessed by BC Assessment and pay property tax, and the home owner grant can apply to a home you live in. Older single-wides can be hard to insure or finance, so get quotes and talk to a lender before you remove subjects.

Replacing an Older Home

Some buyers in Nanaimo and Parksville parks plan to remove an old single-wide and bring in a new home. That needs the park owner's written approval, a pad that meets the park's and the local government's setbacks, and a permit from the city or regional district, so confirm all three before you buy with that plan.

Age-Restricted and Rural Homes

For age-restricted parks such as those in Errington, Nanoose Bay, Lantzville and Chase River, the Nanaimo and Parksville 55+ homes page compares them with age-restricted condos and townhomes. For a manufactured home on rural land, see the Nanaimo and Parksville acreages and land page for zoning, wells and septic, and for an outline of the whole purchase, the buying a home page.

Nanaimo and Parksville Manufactured Home Buyer Note

On any manufactured home between Chemainus and Coombs, confirm whether the land is owned or rented, the pad rent and its increase history, the park's age and pet rules, the home's year, CSA label and registry search, and whether a lender and insurer will accept it. For a park-model unit near the Chemainus River, also confirm that year-round living is allowed.
