All Vancouver Island Browse Nanaimo and Parksville 55+ homes for sale, the age-restricted listings where residents must be 55 or older. They include apartment condos, townhomes, one-level patio homes and park homes, with the deepest choice in north Nanaimo, Parksville and Qualicum Beach and more in Lantzville, Nanoose Bay, Errington, Ladysmith and Chemainus.
Few parts of Canada have more retirees. Statistics Canada census data places Qualicum Beach, Parksville, Nanoose Bay and the French Creek and Dashwood area among the communities with the oldest populations in the country, with more than half of residents 65 or older. That demand has produced a deep stock of age-restricted homes, especially between Nanoose Bay and Qualicum Beach and in north Nanaimo.
Prices span a wide range. An older manufactured home on a rented pad in a park and a new patio home in a bare-land strata can both be 55+, so this page sorts the choices community by community and by type of ownership.
Every property type is on the Nanaimo and Parksville real estate page, and the Nanaimo and Parksville 55+ Market Report follows asking prices and inventory for age-restricted homes.

The listings above include every property here with a minimum resident age of 55. They include strata townhomes and patio homes, apartment condos, manufactured homes in age-restricted parks and a few detached houses in bare-land stratas that carry a 55+ bylaw.
In a strata, the age limit comes from a bylaw; BC now allows only 55+ age bylaws, with exemptions for caregivers and some family members. A strata bylaw limits who lives in a unit, not who owns it, so a buyer under 55 can own a strata home here and rent it to someone who qualifies. In a manufactured home park, the age rule comes from the park's rules. The Vancouver Island 55+ page covers both in detail, so this page focuses on where the homes are and what each community offers.
North Nanaimo is the city's main area for 55+ strata homes. Townhome complexes built mostly in the 1990s and 2000s fill the streets between Departure Bay, Hammond Bay and the Woodgrove shopping area, many with two bedrooms on the main floor, a garage and a small garden, and some with ocean views. A smaller number of 55+ apartment condos sit in the same area.
Residents are close to the Woodgrove bus exchange and the walking paths of Neck Point and Pipers Lagoon, and the Departure Bay terminal makes trips to family in the Lower Mainland simple. At the rural edge of the north end, North Jingle Pot adds 55+ manufactured home communities with newer homes; check whether the lot comes with the home or is rented, because that changes both the price and the monthly costs.
Closer to the centre of Nanaimo, age-restricted condos are fewer and older, but they put residents within a short drive or bus ride of Nanaimo Regional General Hospital, the Country Club bus exchange and downtown. A central location suits buyers who want to drive less, or give up the car altogether.
South Nanaimo and Chase River hold the city's other main cluster of manufactured home parks, including age-restricted ones, a short drive from Highway 1 and the Duke Point terminal. These are among the lowest-priced ways to own a 55+ home in the area, though the monthly pad rent has to be counted in the budget.
In Lantzville, 55+ park homes are found in both the lower village and Upper Lantzville, giving buyers a village setting a few minutes from north Nanaimo's shops. Nanoose Bay adds a large age-restricted manufactured home park, along with a few 55+ strata homes.
Nanoose Bay is part of the Regional District of Nanaimo's Electoral Area E, one of the areas the census places among the oldest in Canada. Parksville's shops and urgent care centre are a short drive north, and north Nanaimo's are a short drive south.
Parksville has a large share of the area's 55+ strata stock. Low-rise condo buildings and townhome complexes lie within walking distance of downtown and the Community Park waterfront, with the forest trails and wide tidal beach of Rathtrevor Beach Provincial Park on the edge of town, and single-level patio homes and some detached homes sit in 55+ bare-land stratas.
West of the city, French Creek, in Electoral Area G, adds manufactured homes and strata homes between Parksville and Qualicum Beach, and Parksville's own older parks sit near the town centre.
Qualicum Beach is often named as one of Canada's oldest towns, and its 55+ homes reflect that. Townhome and patio-home complexes sit in and around the village, many within walking distance of the shops, the library and the waterfront walkway.
Many 55+ units here are two-bedroom, single-level homes, and apartment condos are fewer than in Parksville. Because the village is compact, a walkable location close to the town centre is a large part of what buyers pay for. The Civic Centre and the trails of Qualicum Beach Community Park are close to many complexes, and the Heritage Forest offers a quiet woodland walk a few blocks from the shops.
Inland from Parksville, Errington offers 55+ manufactured home living in a rural setting, with forest and farm surroundings and Englishman River Falls Provincial Park nearby. Residents rely on a car for most errands, with Parksville a short drive away.
At the south end of the area, Ladysmith and Chemainus have a smaller number of 55+ condos and townhomes, some close to their historic downtowns and harbours. Both towns sit on the Trans-Canada Highway between Nanaimo and Duncan, and their older neighbourhoods are compact enough to walk.
Three kinds of ownership sit behind the 55+ listings here, and they cost very different amounts to carry.
Nanaimo Regional General Hospital in central Nanaimo is the main hospital for Nanaimo, Lantzville and the Oceanside communities, so check the drive to it from Qualicum Beach, Errington or Bowser. Island Health also runs the Oceanside Urgent Care and Health Centre in Parksville and the Ladysmith Urgent Care and Community Health Centre, and Chemainus residents are often closer to the Cowichan Valley's hospital in Duncan.
BC Transit's regional buses link Parksville and Qualicum Beach with the Woodgrove exchange in north Nanaimo, and handyDART runs separate Nanaimo and Parksville-Qualicum Beach services for riders who cannot use regular buses without help. A 55+ home near a bus route keeps options open if driving becomes harder.
Read the exact wording of the age bylaw or park rule: whether one resident or all residents must be 55, whether a younger spouse can stay on, and what happens if you later need to rent the home. Check pet limits, which are common in 55+ complexes, and, for a manufactured home, the pad rent, the park rules and the age of the home. The Nanaimo and Parksville manufactured homes page covers park ownership locally, the pet-friendly condos and townhomes page lists strata homes that allow animals, and the buying a home page sets out the steps of a purchase.
An age bylaw narrows the pool of future buyers, but in Parksville, Qualicum Beach and Nanoose Bay that pool is large and steady, which supports resale. In Nanaimo, Ladysmith and Chemainus, where the population is younger, a 55+ unit may take longer to sell than an unrestricted one nearby.
Before buying a 55+ home between Ladysmith and Qualicum Beach, confirm whether it is a conventional strata, a bare-land strata or a home on a rented pad, read the age bylaw or park rules in full, review the strata's depreciation report or the park's rent history, and weigh the drive to Nanaimo Regional General Hospital or the nearest urgent care centre.
Use the listings and map at the top of this page to compare 55+ townhomes in north Nanaimo, patio homes in Parksville and Qualicum Beach, and manufactured homes in Lantzville, Nanoose Bay and Errington. Homes without an age limit are on the Nanaimo and Parksville real estate page, and the Nanaimo and Parksville 55+ Market Report shows how asking prices and inventory are moving.
