Market data for homes inside the Deep Cove Elementary catchment, which covers the northern tip of North Saanich: Deep Cove, Lands End, Swartz Bay, Curteis Point and part of Sandown. The figures are generated from current MLS® data for the mainland part of the catchment and update as homes are listed, sold or repriced.

This rural catchment mixes older cottages, new custom homes, large estates and bare land, so catchment-wide figures can swing sharply when a single listing comes or goes.
With only about 45 listings, three estates between roughly $9 million and $16 million lift the average asking price well above the median house price of about $2.3 million. Read the median and the price range together, and expect the average to drop noticeably whenever one of the top listings sells or is withdrawn.
Lot size, water frontage and views carry much of the value here. An older cottage of about 700 square feet was listed near $2.5 million while some large family homes asked less, so the average price per square foot is a rough guide at best. Seven land listings, from about $650,000 to $2.15 million, also sit in the count.
Catchment lines, registration rules and program admission can change, and School District 63 (Saanich) makes the final decision on catchment schools. The map search is a simplified version of the district’s map, Piers Island and the James Island and Sidney Island area are not in these figures, and French Immersion places at Deep Cove are allocated separately by lottery. Confirm any address with School District 63 (Saanich).
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
