About 90 Bear Mountain pet friendly condos and townhomes were for sale in early October 2026. That is nearly every strata home on the market here. They averaged a little over two bedrooms and about 1,300 square feet, with an average asking price of about $740,000.

Most pet friendly listings are condos. For a dog owner, the practical details matter as much as the bylaw. A ground-floor home with a patio makes early-morning and late-night trips outside much easier than a home on an upper floor. Check how far the unit is from an elevator and an exit, whether there is a place to wash a muddy dog, and what flooring is in the suite, since some stratas require area rugs over hard floors to limit noise.

A townhome gives a pet its own front door and, in many cases, a small fenced patio or yard. That makes townhomes the first choice for owners of larger dogs. Ask whether fences can be added or altered, since exterior changes usually need strata approval, and whether the yard is yours to use exclusively or is common property. A bylaw that allows dogs often adds conditions. Common ones are a limit of one or two dogs, a maximum weight or shoulder height, a list of excluded breeds, a requirement to register the pet with the strata, and rules about leashes and waste in common areas. A building that is pet friendly for a small dog may not accept a large one. Get the wording, not a summary.
Cats are generally the easier case, but bylaws may still limit the number, require that they stay indoors or off balconies, and hold owners responsible for damage. If you have two cats and a dog, check that the combined total is allowed.
The pet field in a listing is entered by the listing agent from a short list of options. The rules themselves are in the strata’s registered bylaws and its rules. Ask for both, read the last two years of council minutes for complaints or proposed changes, and have any exception you are relying on confirmed in writing by the strata council.
Owners can vote to amend pet bylaws. Under British Columbia’s Strata Property Act, a new bylaw that prohibits or restricts pets does not apply to a pet that was already living with an owner, tenant or occupant when the bylaw was passed, for as long as that pet remains there. A replacement pet would fall under the new rule. Guide dogs and certified service dogs are protected by separate provincial law.
If you plan to rent the home, the strata’s pet bylaws apply to your tenant as well, and you can add your own terms in the tenancy agreement. A home that accepts pets usually rents faster, because pet-friendly rentals are in short supply across Greater Victoria.
Most pet disputes in a strata are about barking, waste and dogs off leash in common areas. A strata corporation can fine an owner for breaking a bylaw and, after repeated problems, can require that a pet be removed. A dog that is anxious when left alone is a risk in a building with shared walls. Be realistic about your pet when you choose between a condo and a townhome.
Think through an ordinary day. In a mid-rise or tower, every trip outside means the corridor and the elevator, and some buildings ask that dogs use a particular entrance. Glass balcony railings are generally safe, but check the gaps for a small dog or a cat. South- and west-facing suites get hot in summer, so ask about cooling if a pet will be home alone.
Many strata corporations require owners to register each pet, sometimes with a photo, proof of licence and vaccination records. Dogs in Langford must also be licensed. Find out the process before you move in, and keep a copy of the registration, since it is your evidence that a pet was in residence if the bylaws later change.
Trails on the slopes of Skirt Mountain are close to many of the buildings, and larger parks, including Goldstream Provincial Park and Thetis Lake Regional Park, are a short drive away. The golf courses are private playing areas and not places to walk a dog. Leash rules apply on City of Langford streets and in most parks, and bears, cougars and deer are part of life at the edge of the forest, so keep dogs under control.
The lowest-priced listings on this page may be shared-ownership interests in a resort residence. Their use rules, including rules about bringing a pet during your weeks, can be quite different from those of an ordinary condo.
