Bear Mountain Condos, Resort Suites & MLS® Listings

Bear Mountain condos are the largest part of the neighbourhood’s market. A little over 70 were listed in early October 2026, at an average asking price of about $640,000 and an average size just under 1,000 square feet. Most were one- and two-bedroom homes.

Two things set this condo market apart from the rest of Langford. The buildings come from two distinct periods, twenty years apart. And a few listings are not whole condos at all. Both are explained below. The Bear Mountain condo market report shows current price bands and recent sales.

Condos for Sale at Bear Mountain

Setting aside the fractional interests described below, asking prices ran from about $320,000 for a compact resort-village suite to roughly $1.75 million for a large home in the tower on Hannington Road. The average price per square foot was in the mid-$600s. Building age, floor level and outlook explain most of the spread.

Resort-Village Condos on Bear Mountain Parkway & Lynburne Place

The first condo buildings went up between 2005 and 2008 around the resort village, with addresses on Bear Mountain Parkway and Lynburne Place. Finlayson Reach, at 1400 Lynburne Place, is one of them. These buildings put you within a short walk of the hotel, the clubhouse and the tennis centre.

They also hold the smallest and least expensive homes on the mountain. Most one-bedroom suites, at roughly 420 to 625 square feet, were listed from about $320,000 to $440,000, and two-bedroom suites of about 900 to 1,400 square feet from about $500,000 to $690,000. Some of the smallest suites were designed for resort and hotel-style use, with compact kitchens and limited storage, so check that the layout suits the way you plan to live.

New Bear Mountain Condos, 2024 to 2026

A second generation of buildings has been completed in the past three years: the tower at 2000 Hannington Road in 2024, a mid-rise building on Selenite Place in 2025, and two mid-rise buildings at 2337 and 2341 Bear Mountain Parkway in 2026. Together they made up more than half of the condo listings.

In the mid-rise buildings, one-bedroom homes of 640 to 740 square feet were listed from about $450,000 to $580,000, and two-bedroom homes from about $570,000 to $830,000. Tower homes ranged from under $700,000 to about $1.75 million. New condos generally have GST added to the price, so confirm whether a listed price includes it.

One-, Two- and Three-Bedroom Condos

The average Bear Mountain condo listing had 1.7 bedrooms. One-bedroom homes are plentiful in both generations of buildings. Two-bedroom, two-bathroom homes of about 1,000 to 1,150 square feet are the most common layout in the newer buildings. Three-bedroom condos are scarce: only a few were listed, at about 1,100 square feet and roughly $790,000 to $830,000. Buyers who need three bedrooms usually compare them with Bear Mountain townhomes.

Fractional & Shared-Ownership Listings

Five listings at one Lynburne Place address were priced between about $65,000 and $95,000 for 1,000 to 1,600 square feet. Prices like that typically indicate a fractional or shared-ownership interest in a resort residence, with use limited to certain weeks. Financing, fees, taxes and resale work differently from an ordinary condo. Confirm exactly what is being sold, and leave these listings out when you compare prices per square foot.

Large-Format & Tower Condos

The tower on Hannington Road holds the largest condos on the mountain. Two-bedroom homes of 1,300 to 1,700 square feet, some with three bathrooms, were listed from about $1.2 million to $1.75 million. They appeal to downsizers leaving a house who want generous rooms and a long outlook, and their price per square foot is among the highest in Langford.

Developer Inventory in the New Buildings

When a new building is finished, the developer often lists many unsold homes at once. That was the case here, with a dozen or more homes listed in a single building. It gives buyers a real choice of floor, exposure and plan, and it can leave room to negotiate on price or on extras such as parking and storage. It also means that days-on-market figures for condos include homes first listed while the building was under construction.

Strata Fees, Depreciation Reports & Insurance

Fees vary widely between a twenty-year-old resort building with staffed amenities and a new mid-rise building with few shared facilities. Ask what the fee covers, including heat, hot water, gas, and any recreation or resort charges, and compare the monthly cost per square foot.

For the older buildings, read the depreciation report and the last two years of council minutes for upcoming work on roofs, building envelopes, elevators and parkades, and check the size of the contingency reserve fund. For new buildings, ask when the first annual general meeting set the budget, because early fees are sometimes estimates. In every case, check the strata’s insurance deductibles and carry enough coverage on your own policy to pay one.

Rental Rules & Short-Term Rentals

British Columbia strata corporations can no longer ban long-term rentals, so most Bear Mountain condos can be rented to a tenant. Short-term rentals are a separate matter. They are governed by provincial rules, City of Langford requirements and each building’s bylaws, and some resort-village buildings operate under arrangements that differ from an ordinary condo. If nightly or weekly rental is part of your plan, confirm what is allowed for the specific unit in writing.

Views, Floor Level & Exposure

In the newer buildings, price rises with the floor and with the direction a home faces. A south or east exposure may look across the Westshore toward the city and the water. Other exposures face the hillside, the fairways or neighbouring buildings. Visit at different times of day, and ask what could be built on any vacant land in front of the building. Parking, Storage & Pets

Check how many parking stalls come with the home, whether they are owned, assigned or leased, and whether there is provision for electric-vehicle charging. Bear Mountain Condos Compared With Downtown Langford

A condo near Goldstream Avenue, Belmont Market or Westhills puts shops, restaurants and transit within walking distance. A Bear Mountain condo trades that convenience for elevation, outlook and resort facilities, and nearly every errand involves the drive down the hill. Who Bear Mountain Condos Suit

These condos work well for golfers and tennis players, for downsizers who travel and want a lock-and-leave home, and for buyers who put a view ahead of walkability. They are less suited to households that depend on transit or want schools and groceries on foot.
