About 32 Cordova Bay houses were for sale in early October 2026, from roughly $930,000 to $4.5 million. The average asking price was about $2.07 million, for a house averaging more than four bedrooms and 3,100 square feet, with the oceanfront homes pulling the figure upward.

The 32 houses for sale in early October spanned a wide range of ages and prices. They fell into a few groups: older cottages and smaller homes, many near the water, from the 1930s through the 1950s; the 1960s and 1970s family homes that make up most of the neighbourhood; renovated and new houses on infill and tear-down lots; and the oceanfront homes at the top. Living area ran from under 1,000 square feet for the smallest cottages to more than 5,000 for the largest estates.
Because the stock is so varied, two houses on the same street can be very different buys. Knowing which group a house belongs to, and pricing it against similar homes, matters more here than a neighbourhood average.
The heart of the market is the family home a short walk from the beach: a 1960s or 1970s house, often updated, on a level lot on a quiet street. These are the homes that draw families to Cordova Bay, and they trade on proximity to the beach, the schools and the parks. When you view one, check the usual big-ticket items for a home of its age, the roof, windows, wiring and heating, and whether an oil tank was ever on the property.
The highest-priced houses are on the water. Oceanfront in Cordova Bay runs from low-bank lots with walk-on access to the beach to homes set higher for the view across Haro Strait to the Gulf Islands and Mount Baker. At this level the site sets the price: the type and usability of the shoreline, the outlook, privacy and exposure to weather. For any waterfront purchase, confirm the surveyed natural boundary, remember that the foreshore below it is Crown land, and check which District of Saanich shoreline and environmental rules apply before planning changes.
Some of the smaller, older homes near the water are bought as much for the land as the house. If you are considering one as a rebuild or major renovation, find out what the zoning allows, where the setbacks fall, whether the existing home sits closer to the water than a new one could, and whether a registered archaeological site affects the lot, which is common along this shoreline. In some cases the existing footprint is worth keeping.
Redevelopment is steady in Cordova Bay. Original homes on good lots are regularly renovated or replaced, and several current listings were new or recently rebuilt houses. A new or fully renovated home avoids the maintenance questions of an older house, usually at a higher price per square foot. With a brand-new home, confirm whether GST applies and ask for the 2-5-10 home warranty details.
Cordova Bay Golf Course threads through the neighbourhood, and some homes back onto or sit near the fairways. A golf-course outlook is open and green and will not be built on, in return for the occasional stray ball and early-morning maintenance. Ask whether any covenant or easement in favour of the course is registered on the title.
Cordova Bay houses are generally family-sized, with four bedrooms and three bathrooms a common configuration and living area clustered between about 2,400 and 3,400 square feet for the standard homes. The oceanfront and new estate homes run larger, and the older cottages much smaller. Many homes sit on gently sloping lots that fall toward the water, so the main living areas and primary bedroom are often on the entry level, with rooms below opening to the garden.
Across the detached listings the average worked out around $700 per square foot, but the figure swings with the property. An older home on an exceptional waterfront lot can show a high number because most of the value is in the land; a large inland family home can show a lower one. On the oceanfront, price per square foot climbs well past $1,000. Use the measure to compare similar houses on similar sites, not to rank the whole list.
Cordova Bay lots are generally level and usable, an advantage over the steeper neighbourhoods of the Westshore, with room for children, gardens and outdoor living. Saanich protects many trees by bylaw, so check before planning to remove a large one, and walk the lot lines if you hope to add on. Near the water, pay attention to drainage and to how the lot handles winter storms.
