About these figures: the map and the listings on this page show Westhills homes with a view only. There are too few homes with a view for a separate report, so the six statistics describe the whole Westhills market.
Search Westhills homes with a view, in a master-planned community in Langford around Langford Lake, from condos and townhomes with an outlook to houses on the higher ground.
Westhills view homes for sale are the listings that report a lake, mountain, city or valley outlook, captured from upper floors, rooftop decks or houses on the higher streets around Langford Lake. They span apartment condos and townhomes through to detached houses, so the outlook comes at a range of prices.
On a hillside community still adding phases, the value of an outlook depends on which way it faces and what could be built below it, so look closely at each one. The Westhills market report covers the whole community, because view listings alone are too few for a report.
Condos, townhomes and houses all catch views here, because the whole community sits on a hillside.
The broadest outlooks belong to upper-floor suites and to houses near the high points of the slope.
Homes on the slopes look over Langford Lake and the surrounding hills.
New phases downhill, growing trees and winter light can all alter what you see.
Westhills's view homes are a cross-section of the neighbourhood united by one thing: an outlook. Depending on the home, that means a view over the lake, the mountains, the city or the valley, and it comes from everything from an apartment condo to a detached house on the higher ground.
Because a view carries a premium, compare a view listing with a similar home nearby without the outlook, and treat the difference as the market's current price for the view. A home that looks over Langford Lake generally commands more than a partial or seasonal outlook.
Westhills covers 517 acres of hillside with Langford Lake to the north and Mount Wells Regional Park to the south. That layout decides most views here. A home on the slope that looks out over the lake is looking north, toward the water and central Langford, while a home that faces the other way looks up toward the forested flank of Mount Wells. Both can be lovely, but they live differently: a north-facing lake view puts the main windows away from the sun, so the room can be cooler and dimmer in winter, while a south-facing outlook brings more light and a wooded view rather than open water. When you compare Westhills view homes for sale, note which way the living room faces as well as what it looks at.
See the home at least twice: once on a bright afternoon and once on a grey winter morning, when the lake can look very different and a north-facing room shows its true light. Stand at the main living-room window rather than an upstairs bedroom, look at what sits directly below the lot, and ask the seller how long the outlook has looked the way it does. A view described in a listing is where your research starts.
The marketing for condos near Samar Crescent and Constellation Avenue has described east-side outlooks over Langford Lake and the rooftops of downtown Langford, with Mount Wells to the south. Constellation Avenue also climbs to a scenic high point where the developer celebrated its 1,000th home. The widest views are on foot: the summit of Parkdale Hill, 35 acres of forest dedicated to the City in 2021, looks out over downtown Victoria, the Olympic Mountains and mainland BC, and the Langford Gravity Zone trails at the south end of Westhills have viewpoints over the mountains and the ocean. Mount Wells itself has a steep 352-metre summit with views of the Juan de Fuca Strait.
A view of Langford Lake is a view with life in it. It is the largest of Langford's three lakes, and on a summer day the outlook takes in swimmers at the beach at Scout Point, paddle boarders and kayaks, anglers on the boardwalks and boats setting out from the launch on the western shore. The lake is stocked with rainbow trout, and the Ed Nixon Trail runs about 4.5 kilometres out and back along its south-western curve. People have come here for the water for a long time: by the late 1800s a summer colony had formed on the lakeshore.
Westhills is not finished. The developer has described the community as about halfway built, with undeveloped land to the west planned for more homes and zoning already in place for new townhouses and condos. Before paying for an outlook, ask what is planned on the land below and beside the home, whether any of it is zoned for taller buildings, and which slopes are set aside as parkland. A view across Parkdale Hill or the Central Wetlands is more likely to stay open than one across a vacant lot waiting for its phase.
The condo buildings in Westhills are mid-rise, so the top floors carry most of the lake outlooks, and the east and north sides of a building usually see the water while the south side looks toward Mount Wells. Townhome complexes step up the slope, which can give an upper row a view over the row below. In either case, check the floor and direction of the suite, whether the strata has rules on balcony screens or plantings that affect sightlines, and how much of the view survives once the deciduous trees leaf out in spring.
Westhills view houses sit on sloping lots, often with the garage at street level and the main living floor and deck set up to face the outlook. That arrangement brings stairs, retaining walls and steeper driveways, so walk the lot and look at how the yard works for children or pets. A house where the kitchen and living room share the view is worth more than one where only an upper bedroom sees the lake, and a home near a high point such as the upper stretch of Constellation Avenue may also catch more wind and weather.
View buyers here are often families moving up within Westhills who want the lake in the frame as well as the schools and the Y nearby, and downsizers who trade a larger house elsewhere for a newer condo or townhome with an outlook. Some come for the trails first and the view second. What they share is a willingness to pay for a lake or valley outlook that the community's lower, inward-facing streets do not offer.
Ocean is one of the view types this search includes, and the trails at the south end of Westhills have ocean viewpoints, but most outlooks from homes here are of the lake, the valley and the hills. If a listing reports an ocean view, stand at the window and see how much water is really there before you pay for it.
Not unless something on title or in the strata documents says so. Ask your lawyer or notary to check the title for any registered building scheme or covenant on heights and planting, and read the strata bylaws on trees and exterior changes. If nothing protects the outlook, assume it could change as nearby land is built on or trees grow.
Look at the hillside from the water. Out on Langford Lake in a kayak or on a paddle board, you can look back at the Westhills slopes and see which rows of homes face the lake and which look past their neighbours' roofs. For a particular home, the direction of the main living-room windows on the floor plan tells you the rest.
