Search condos, townhomes and houses for sale in Langford Proper, the fast-growing downtown core of the Westshore around Goldstream Avenue and Station Avenue, close to shopping, restaurants and transit.
Langford Proper real estate sits in the downtown core of the City of Langford, a fast-growing urban centre around Goldstream Avenue and Station Avenue where new condo towers, townhomes and older houses all trade. It consistently carries the largest and most active inventory of any neighbourhood on the Westshore.
Condos dominate the market here, concentrated in the newer buildings along Station, Orono and Jacklin, with townhomes and a smaller number of older houses alongside. The live map and statistics above show how many homes are for sale now and at what prices, and the Langford Proper market report covers recent sales.
Goldstream Avenue and the Station Avenue district form the Westshore's walkable downtown.
Langford Proper has the region's most active new-condo market, with towers still rising.
Westshore Town Centre, restaurants, breweries and City Centre Park are all close.
A transit and commuter hub, and the most affordable urban living in Greater Victoria.
Langford Proper offers the widest range of homes on the Westshore in one dense, walkable core: condos in newer mid-rise and high-rise buildings, townhomes, and a smaller number of older detached houses, with the occasional land and commercial listing alongside. There is something at almost every price point, from an entry-level condo to a larger house.
That depth of inventory, in a true downtown setting with shopping, dining and transit at the doorstep, makes Langford Proper the most urban and most affordable entry into the Greater Victoria market. The live statistics above show how many homes are available now and at what prices.
The city takes its name from Captain Edward Langford, who in 1851 set up one of the four Hudson's Bay Company farms in the Victoria area. A short gold rush in the early 1860s played out in what is now Goldstream Provincial Park, and by the late 1800s day-trippers were arriving by rail and a summer colony had formed at Langford Lake. Langford incorporated as a district in 1992 and became a city in 2003, and the core around Goldstream Avenue has filled in quickly since. Langford Proper real estate today takes in the blocks around Goldstream Village and the old E&N rail corridor that runs through the downtown.
Condos are the heart of Langford Proper, mostly one- and two-bedroom homes in newer buildings along Station Avenue, Orono Avenue, Jacklin Road and Goldstream, many of them brand new with towers still completing. The Langford Proper condos for sale page looks at them in detail.
Townhomes are a strong middle option, a mix of newer and established homes around Brock, Peatt, Station and Dunford, mostly two- and three-bedroom plans that suit families and downsizers who want more space than a condo in the core. See the Langford Proper townhomes for sale page.
Detached houses are the smallest part of the core market, many of them older homes on larger lots along Scafe, Dunford and Jacklin, some of them redevelopment or holding properties as the downtown grows up around them. Because there are relatively few at any one time, the detached listings are covered within the broader Langford Proper search rather than a separate page.
For anyone weighing one of the core's older houses, the zoning matters as much as the house. Council has approved rezoning for condo towers of up to 24 storeys around Peatt Road, Arncote Avenue, Sunderland Road and Scafe Road, on blocks that were detached homes. Langford's 2024 small-scale housing rules also let many residential lots of 281 square metres or more hold up to four homes, and up to six townhouse units within 400 metres of a prescribed transit stop, where the off-street parking requirement is dropped. Confirm the zoning and any development applications for a specific address with the City before you value a lot for what it could become.
Langford Proper is unusual in Greater Victoria: a genuine, growing downtown outside the City of Victoria. Goldstream Avenue and the Station Avenue district bring shops, restaurants, breweries, a public plaza and services into a walkable core, and the city has encouraged density with a wave of mid-rise and high-rise condo construction. For buyers who want urban living at Westshore prices, there is nothing else quite like it in the region.
The core is where Langford gathers. Veterans Memorial Park on Aldwynd Road holds the cenotaph and the city's Remembrance Day ceremony, a playground and family water park, and the Goldstream Farmers Market on summer Saturdays. City Hall is on Goldstream Avenue, Ruth King Elementary is at Jacklin Road and Goldstream Avenue, and the John Horgan Campus, shared by UVic, Royal Roads and Camosun, opened nearby in 2025. On Station Avenue, the City has turned the blocks between Peatt Road and Veterans Memorial Parkway into a cultural precinct, with a plaza for food vendors and artisans close to Langford Exchange.
Much of Langford Proper's inventory is new or nearly new, especially the condos. A new home carries fewer maintenance questions and may still be under warranty, but there are things to check: whether GST applies and is included, the completion date for a pre-construction home, and the strata documents, budget and depreciation report for any condo or townhome. In a fast-building core, understanding what you are buying and when it completes matters.
Daily life in Langford Proper is built around convenience. Westshore Town Centre and the shops along Goldstream cover groceries, services and big-box retail, while City Centre Park, with its lake, carousel and recreation, sits in the middle of the core. Restaurants, pubs and breweries have multiplied as the downtown has grown, giving the area an energy that the rest of the Westshore does not have.
Langford Proper is served by the Sooke School District (SD62), with elementary, middle and secondary schools across Langford. It is the Westshore's transit hub, with frequent bus service and planned improvements, and the most walkable part of the region outside Victoria and Sidney. Downtown Victoria is about 25 to 30 minutes away by the highway, longer at peak times, so many buyers value the ability to live, shop and work closer to home.
Langford Proper draws first-time buyers and investors into the condos, families and downsizers into the townhomes, and buyers who want a walkable, urban lifestyle at a lower price than downtown Victoria. Its depth of new-condo supply also makes it a focus for investors and newcomers to the region who want a turnkey home in a growing centre.
Langford Proper is the urban heart of the Westshore. Compare it with nearby Westhills and Happy Valley, and with the wider Langford market across the city.
