Search new houses, townhomes and condos for sale in Westhills, the master-planned community around Langford Lake on the Westshore, close to the YMCA, Belmont Market, Belmont Secondary and Starlight Stadium.
Westhills real estate sits in one of the Westshore's most complete master-planned communities, built around Langford Lake with its own recreation, shopping and schools close at hand. What is for sale spans newer detached houses, townhomes and condos, so a buyer can choose a home type without leaving the neighbourhood.
It is a planned neighbourhood in the City of Langford, developed on the hills around Langford Lake with most homes built since 2009, and new homes continue to come to market. The live map and statistics above show how many Westhills homes are for sale right now and at what prices, and the Westhills market report covers recent sales.
The community wraps around the lake, with swimming, fishing, a boat launch and a lakeside trail.
The Westhills YMCA-YWCA aquatic centre and Starlight Stadium are within the community.
A full shopping centre with a grocery store and services sits at the edge of the neighbourhood.
Houses, townhomes and condos from the first 2009 phases onward, with new homes still being added.
Westhills offers a full range of newer homes in one planned community: detached houses, townhomes and condos, most built since 2009. Because almost everything is relatively new, buyers compare floor plans, finishes and position around the lake and the amenities rather than age and condition. The live map and statistics above show how many homes are available now and at what prices.
This makes Westhills a strong fit for buyers who want a newer, lower-maintenance home with recreation, shopping and schools built into the neighbourhood, and the ability to move between home types without leaving.
The centre of Westhills is the Lakepoint District, a mixed-use core of condos, offices and services a short walk from the lake. Lakepoint One, the first BC Government office building on the West Shore, is on Lakepoint Road, and the community also has a provincial shared workplace and a Victoria Conservatory of Music location. The Westhills YMCA-YWCA, which opened in 2016, houses the Langford Heritage Branch of the Greater Victoria Public Library. For anyone weighing Westhills real estate, that mix means work, music lessons, swimming and a library visit can all happen inside the neighbourhood, and the plan calls for more than 200 acres of parks and open space once the community is complete.
Detached houses are the top of the Westhills market, typically four- and five-bedroom family homes built since 2009. Many sit on the hillsides above the lake, and some have lake or valley views. The Westhills houses for sale page looks at them in detail.
Townhomes are a large and active part of the community, with new projects completing regularly, mostly three-bedroom homes. For families and downsizers who want new construction and low maintenance near the lake and the amenities, they are often the best value. See the Westhills townhomes for sale page.
Condos are the entry point to Westhills, concentrated in a few newer buildings near Langford Lake and the amenities, mostly one- and two-bedroom homes. For first-time buyers, downsizers and investors who want a new, low-maintenance home close to recreation and shopping, they are the most affordable way in, though there is no separate condo hub because supply is limited.
Langford Lake is the heart of Westhills. It is a genuine recreational lake, warm enough for swimming in summer, stocked for fishing, with a boat launch, a fishing pier and the Ed Nixon Trail following the shore. The Galloping Goose Regional Trail runs nearby, giving a car-free cycling and walking route across the Westshore and toward downtown. For an active household, the lake and trails are a large part of the appeal.
Inside the community, more than 7 kilometres of trails connect green spaces such as the Central Wetlands, Paradise Ponds and Parkdale Hill, a 35-acre forest with a disc golf course and a Garry oak ecosystem. At the south end of Westhills, the Langford Gravity Zone and Nature Trails, 130 acres that Westhills donated to the City, have viewpoints over the mountains and the ocean, and the Trans-Canada Trail passes through the neighbourhood.
Westhills was planned with its amenities built in. The Westhills YMCA-YWCA aquatic and recreation centre offers a pool and programs; Starlight Stadium, formerly Westhills Stadium and home of the Pacific FC soccer club, hosts professional matches and events; and Belmont Market, anchored by a grocery store, provides day-to-day shopping within the community. City Centre Park and the rest of central Langford's shopping and services are minutes away.
Westhills is a family neighbourhood, and schools are part of the plan. Three Sooke School District (SD62) schools serve the community from within or beside it: Pexsisen Elementary (kindergarten to Grade 5), Centre Mountain Lellum Middle School (Grades 6 to 8) and Belmont Secondary School (Grades 9 to 12, with a French Immersion option) on the shore of Langford Lake. A child can go from kindergarten to graduation without leaving the area. Catchments change as the Westshore grows, so confirm the schools for a specific address with the district.
Much of Westhills is newer, and some homes are brand new. For a new home, confirm whether GST applies and whether it is included, ask for the 2-5-10 home warranty provider and start date, and for an unfinished home, understand the completion date. For a strata townhome or condo, read the bylaws, the budget and the depreciation report, and understand the monthly fee and what it covers.
Westhills is in Langford, on the Westshore, roughly 25 minutes from downtown Victoria outside of rush hour, though the commute can be longer at peak times. It is minutes from the shops, restaurants and recreation of central Langford, and close to the Trans-Canada Highway for trips up-Island. Within the community, the lake, the trails and the amenities reduce how often residents need to drive for everyday needs.
Westhills draws families who want a newer home near a lake, schools and recreation; downsizers who want a low-maintenance townhome or condo without leaving the Westshore; first-time buyers entering through the condos and smaller townhomes; and people relocating who want a turnkey home and a ready-made community. The mix of home types lets households move up or down without leaving the neighbourhood.
Westhills is the lake-centred counterpart to Langford's other master-planned areas and to seaside Royal Bay in Colwood. Compare it with other Langford properties, with Langford houses, and with Langford townhomes across the city.
