All Vancouver Island Browse current Vancouver Island luxury homes for sale: houses, condos and townhomes listed at $2 million and above through the Vancouver Island Real Estate Board, from oceanfront estates in Nanaimo, Nanoose Bay and Qualicum Beach to West Coast homes in Tofino and acreage retreats in the Cowichan and Comox valleys.
Luxury on the Island is defined less by square footage than by setting. Around half of the homes at this price level are on the water, and most sit on an acre or more, so price follows shoreline, privacy, views and land as much as the house itself.
The market is small and spread along hundreds of kilometres of coast. Each community has its own pocket of high-end homes, and comparing them takes local knowledge of beaches, exposure, access and the buyers each area attracts.
Compare every property type in the Vancouver Island MLS® property search, or follow prices and market times in the Vancouver Island Luxury Homes Market Report.

This page shows every house, condo and townhome listed at $2 million and above through the Vancouver Island Real Estate Board. Prices north of the Malahat run below Greater Victoria's, so the $2 million line already captures the Island's oceanfront estates, large view homes, custom builds and serious acreage properties.
The group is varied. It includes walk-on beachfront homes, rocky-point estates with private docks, golf-course residences, penthouse condos, multi-building family compounds, horse properties and farms that list as residential. A small number of trophy properties sit far above the rest, and the middle of the range is a better guide to what $2 to $3 million buys in a given community.
Use the map above to see where current listings sit, and compare homes within one community and one kind of setting before comparing across the Island.
Nanaimo usually has the largest number of $2 million-plus listings north of the Malahat. The high end is concentrated on the waterfront and slopes of north Nanaimo, around Departure Bay, Hammond Bay and the points facing the Strait of Georgia, where homes look across to the Coast Mountains and the islands offshore.
Lantzville, just north of the city, adds oceanfront homes and treed estate lots in a quieter setting, while Cedar and Yellow Point to the south offer waterfront acreage on Stuart Channel. Nanaimo's hospital, airport, BC Ferries terminals and Vancouver Island University make it the most serviced base for a high-end purchase outside Victoria.
Nanoose Bay is one of the Island's best-known luxury markets. The Fairwinds community, built around a golf course and the Schooner Cove marina, has oceanfront and view homes on rocky headlands, and the rest of the Nanoose peninsula adds waterfront estates facing the Ballenas Islands and the Strait.
Parksville and Qualicum Beach are known for long sandy beaches, low-bank oceanfront and walkable town centres. Luxury here means beachfront homes, golf-course properties around Eaglecrest in Qualicum Beach and acreage estates inland in Errington and Coombs. The area has long attracted retirees and second-home buyers, which shapes both demand and the style of homes.
In the Comox Valley, the high end sits on the Comox Peninsula, around Lazo and Point Holmes, where oceanfront homes look across the Strait to the Coast Mountains, and at Crown Isle, a golf community in Courtenay. Royston and Union Bay add waterfront on Baynes Sound, and the valley's farmland holds a number of large rural estates.
Campbell River's luxury homes face Discovery Passage, the Inside Passage route for cruise ships and fishing boats heading north, with views of Quadra Island and the mainland mountains. Quadra Island itself adds private waterfront homes reached by a short ferry ride.
Tofino and Ucluelet sit on the open Pacific beside Pacific Rim National Park Reserve, and their oceanfront homes command premium prices for their size. Homes near Chesterman Beach and Cox Bay in Tofino and on Ucluelet's rocky peninsula are often bought as second homes, and many carry suites or guest cabins.
West Coast buyers should confirm zoning for any rental use, the condition of buildings exposed to Pacific storms, and practical matters such as the drive over Highway 4, the distance to a hospital and the availability of trades.
The Cowichan Valley's luxury homes include waterfront in Maple Bay, Genoa Bay and Cowichan Bay, oceanfront and view homes around Ladysmith and Chemainus, and rural estates, horse properties and vineyard acreages on the valley floor. South Cowichan communities such as Mill Bay and Cobble Hill are listed mostly through the Victoria board.
The Gulf Islands served from the Island, including Gabriola, Thetis, Denman and Hornby, add private waterfront homes at a slower pace. Ferry schedules, island water supply and Islands Trust land-use rules are part of every purchase.
At the top of the market the house, the land and the shoreline each carry their own value and their own risks. These are the points that most often matter on a $2 million-plus Island purchase.
Comparable sales are thin. With few high-end sales in any one community each year, appraisers and agents often reach across communities or back in time, and two estates on the same road can differ by hundreds of thousands of dollars because of frontage, exposure or privacy. Expect longer market times than in the general market, and have an independent appraisal if you are financing.
BC property transfer tax is 1% on the first $200,000, 2% up to $2 million and 3% on the portion above $2 million, with a further 2% on the residential portion above $3 million. On a $3.5 million home that is roughly $93,000 before any exemptions, so it belongs in the budget from the start.
A second home that sits empty may be subject to BC's speculation and vacancy tax if it is in a covered municipality; on this part of the Island the list includes Nanaimo, Lantzville, Parksville, Qualicum Beach, Courtenay, Comox, Cumberland, Ladysmith, Duncan, North Cowichan and Lake Cowichan. Foreign entities buying in the Regional District of Nanaimo also pay BC's 20% additional property transfer tax, and federal rules restrict many purchases by non-Canadians, so get legal advice before writing an offer.
Many Island luxury listings are recent custom builds. New homes built for sale in BC carry third-party home warranty insurance, typically two years on materials and labour, five years on the building envelope and ten years on the structure. Ask for the warranty certificate, permits, engineering and energy reports, and for an owner-built home, the owner builder authorization and disclosure.
Oceanfront homes face wind, salt and storm surge, and large homes run complex systems: heat pumps, generators, water treatment, smart-home controls, docks and seawalls. Get insurance quotes early, review maintenance records and budget for the upkeep that comes with the setting.
Most homes at this level are waterfront, acreage or both. Confirm the legal boundary and foreshore rights, any dock or moorage tenure, bank stability, well and septic capacity, zoning and Agricultural Land Reserve status. The Vancouver Island waterfront page and the Vancouver Island acreages and land page cover these checks in detail.
Before buying a luxury home on the Island, review recent sales in the same community, the legal boundary and foreshore rights, permits and warranty for any recent construction, insurance availability, property transfer tax, speculation and vacancy tax status, ferry or highway access, and the condition of systems exposed to coastal weather.
