About these figures: the map and the listings on this page show Quadra pet-friendly condos and townhomes only. There are too few pet-friendly condos and townhomes for a separate report, so the six statistics describe the whole Quadra market.
Search Quadra condos and townhomes that permit pets, in a central Saanich neighbourhood along the Quadra Street corridor, with off-leash lawns at Rutledge Park and Tolmie Park.
Quadra pet-friendly condos and townhomes are the strata homes along the Quadra Street corridor whose bylaws let you bring a cat or dog. The map above marks the ones on the market today, and the figures beside it describe the wider Quadra market.
They range across the neighbourhood's condo and townhome stock, including homes like condos on Inverness Road and Quadra Street. The Quadra market report shows the wider market, since there are too few for a separate report.
Every home on this page allows pets under its strata bylaws; the limits differ from one Quadra building to the next.
Condos on Quadra Street and Cloverdale Avenue, plus townhomes around Rutledge Street and Dale Street.
A practical, central location with shops and transit along Quadra Street.
Rutledge Park lets dogs run under control, away from its playground and splash pad.
Quadra's pet-friendly homes sit in two kinds of buildings. Most are condos in the low-rises along Quadra Street, Cloverdale Avenue, Inverness Road, Glasgow Avenue and Alder Street, from 1970s and 1980s buildings to ones completed since about 2010. The rest are townhomes around Rutledge Street, Cloverdale Avenue, Dale Street and McKenzie Avenue. Because only some of those stratas permit pets, the pool is smaller than Quadra's large condo market suggests.
For a dog owner, Quadra's advantage is how many leash-optional parks sit inside or beside it. Rutledge Park, Tolmie Park and Braefoot Park are all on Saanich's all-day leash-optional list, and Playfair Park opens to off-leash dogs early each morning, so a condo here rarely leaves you far from somewhere a dog can run.
Quadra's condo buildings range across five decades, so their pet bylaws vary widely. Before removing conditions, ask for the current bylaws and rules, recent council minutes and any proposed amendments, then check the pet count, any dog weight or breed limit and whether new pets need approval. In an older low-rise, also ask whether pets may use the elevator and which door they should use, details that matter on a busy street like Quadra.
The condos on Inverness Road, Glasgow Avenue and Cloverdale Avenue are the closest to Rutledge Park, about two hectares of lawn, paths and picnic areas reached from Inverness Road, Scotia Street, Cloverdale Avenue and Glasgow Avenue. Dogs may be off leash there if they stay under control, but they are not allowed on the tennis and sport courts, the playground or the Rutley's Oasis splash pad, and they must be leashed within 10 metres of the playground and splash pad. Outside the splash pad's summer hours, the open lawns are a handy spot for a game of fetch.
Tolmie Park on Leslie Drive is small, about 1.2 hectares, with an open field, a Garry oak rocky outcrop and naturescape trails; dogs may run under control but stay off its courts and playground. Braefoot Park, at McKenzie Avenue and Braefoot Road, is larger at about 5.7 hectares, with sports fields and trails that lead toward Blenkinsop. Both are on Saanich's all-day leash-optional list, and both ask for a leash within 10 metres of the playground.
Playfair Park, reached from Rock Street or Cumberland Road, is best known for its rhododendron and azalea garden. Its rules reflect that: dogs must be leashed except between 6 and 9 a.m., when they may be off leash under control, and they are never allowed in the garden beds, off the trail in the rhododendron area or in the seasonal camas gardens. It makes a pleasant early-morning outing for Quadra dog owners, especially in May when the garden is in bloom.
Two well-known green spaces nearby have stricter rules. Swan Lake Christmas Hill Nature Sanctuary does not allow dogs at all, apart from certified service dogs, so its boardwalk and trails are for people only. Cedar Hill Park, east of the neighbourhood, requires a leash everywhere, including the chip trail around the golf course, and keeps dogs off the course itself. Saanich also requires every dog to carry a municipal licence, and CRD Animal Care Services handles complaints and enforcement.
In the older Quadra low-rises, a ground-floor unit with a patio is often the most practical choice with a dog, since it avoids stairs and elevators several times a day. Townhomes around Rutledge Street and Dale Street usually add a ground-level entry and a small yard or patio, though they come with higher prices and strata fees. Compare the monthly fee, parking and storage, and in an older building read the depreciation report and contingency fund closely.
Quadra's 1970s and 1980s buildings often have larger floor plans and lower prices, which helps with a big dog, while buildings completed since about 2010 tend to have better sound separation and may still carry warranty coverage; confirm whether GST applies on anything recently completed. Older stratas sometimes revisit their pet bylaws when they update their rules, so ask whether any change is planned.
Buyers here are often first-time owners who want a central condo near Quadra Street buses without giving up a dog, downsizers who want a smaller home but a familiar walk to Rutledge Park, and renters moving into ownership with a cat. Knowing your animal's size and needs before you start lets you act quickly when a suitable home appears.
For more choice, compare with pet-friendly condos across Saanich. Within the neighbourhood, the full list of Quadra condos for sale includes buildings with stricter pet rules that may still suit a cat, and all Quadra properties adds houses with their own yards.
Yes. Rutledge Park is on Saanich's all-day leash-optional list, but dogs must stay under control, keep off the courts, playground and splash pad, and be leashed within 10 metres of the play areas.
No. Swan Lake Christmas Hill Nature Sanctuary does not permit dogs or other domestic animals, apart from certified service dogs and dogs in training.
Only from 6 to 9 a.m. Outside those hours a leash is required, and dogs are never allowed in the garden beds or off-trail in the rhododendron area.
Less common than condos. Quadra has fewer townhomes overall, mostly around Rutledge Street, Cloverdale Avenue, Dale Street and McKenzie Avenue, and only some permit pets. When one with suitable bylaws appears on this page, it is worth viewing quickly.
