Discovery Passage from the Campbell River shore with snow-capped Coast Mountains on the horizon

Comox Valley & Campbell River View Homes for Sale

Homes looking across Comox Harbour to the Comox Glacier, over the Strait of Georgia to the Coast Mountains, down Baynes Sound to Denman Island and across Discovery Passage to Quadra Island.

Ocean, Glacier and Mountain Views in the Comox Valley

Browse current Comox Valley view homes for sale along with Campbell River and island view properties: ocean-view houses, mountain-view homes, harbour-view condos and townhomes, and rural homes overlooking farmland and forest, listed on the MLS® through the Vancouver Island Real Estate Board.

The valley offers views in two directions. Look west from much of the valley and the Beaufort Range and the Comox Glacier fill the skyline; look east and the Strait of Georgia runs out to the Coast Mountains on the mainland. In Campbell River the outlook narrows to Discovery Passage, with Quadra Island and the mainland peaks close across the water and ships passing all day.

A view is recorded by the listing agent, so this search includes everything from a glimpse of the harbour between rooftops to a panoramic outlook from a hillside lot. Judge the view from the main rooms and the deck, not from the listing photos, and compare homes with similar views within one community.

Comox Valley View Homes for Sale by Community

The kind of view a home has depends on where it sits on the valley's gentle slopes and short ridges. Homes on the Comox Peninsula and along the coast look over salt water; homes in East Courtenay, Crown Isle and Cumberland mostly look west to the mountains; and the hillsides of Royston, Union Bay and Campbell River combine both. Rural properties in Merville and Black Creek add farmland, forest and valley views. Use the map above to see where current view listings sit, then compare homes that share the same outlook.

Comox and Comox Peninsula View Homes

Comox's harbour views are among the best known in the valley. From the streets and condos above the harbour, the outlook runs south and west across Comox Harbour and the Courtenay River estuary to the Beaufort Range and the Comox Glacier, known to the K'ómoks as Queneesh, with Mount Washington to the northwest. These Comox ocean view homes see morning light on the snowfields and sunsets behind the range, and the harbour itself, with Goose Spit, the marina and boats at anchor, is part of the view.

On the outer peninsula, homes at Point Holmes, Lazo and Kye Bay face the other way, east over the open Strait of Georgia to the Coast Mountains, with sunrise over the water rather than sunset. Away from the shore, trees and neighbouring houses decide how much of the strait a home actually sees, and many homes have the view only from an upper floor.

Courtenay and Crown Isle View Homes

Courtenay view homes look mostly toward the mountains. In East Courtenay, homes on the higher ground and along the edges of the subdivisions look west across the valley to the Beaufort Range, the Comox Glacier and Mount Washington, and some upper floors catch a glimpse of the harbour. On the west side, homes on the slopes above the Puntledge and Courtenay rivers overlook the river valley, downtown and the estuary, while homes in the Arden and Lake Trail areas, on the city's western edge, sit closer to the mountains, where the glacier view depends mostly on the trees around the lot.

At Crown Isle, many homes are built to face the golf course, and the best lots combine fairway views with the mountains beyond. A golf-course view is protected only as long as the course stays a course and the trees along it are kept in check, so ask how the fairways and the lots in front are zoned and managed.

Cumberland, Royston and Baynes Sound View Homes

Cumberland sits higher than the rest of the valley at the foot of the Beaufort Range, and its view homes look onto forested mountains, with some lots looking back across the valley toward the strait. Royston's homes on the slope above Highway 19A look across the head of Comox Harbour toward Goose Spit and Comox.

South along Baynes Sound, hillside homes in Union Bay and Fanny Bay look across the channel to Denman Island, with Hornby Island and the Coast Mountains beyond on clear days. Morning sun over the sound and shelter from the open strait suit buyers who want a water view without the exposure of oceanfront.

Merville and Black Creek View Homes

North of Courtenay, much of Merville and Black Creek is flat farmland and forest, and views here are mostly of fields, tree lines and the mountains to the west. Ocean views come from properties near the shore, where homes look across the Strait of Georgia to the Coast Mountains, and from a few rises inland. Mount Washington is a constant presence from many of the area's rural properties.

Campbell River View Homes

Campbell River is built on a slope above Discovery Passage, which gives the city a large supply of ocean-view houses. From the hillside streets of Willow Point, central Campbell River and Campbell River North, Campbell River ocean view homes look east across the passage to Quadra Island and the mainland Coast Mountains, with cruise ships, tugs, fishing boats and the Quadra ferry passing in the foreground. Willow Point's slopes look toward the south end of Quadra and Cape Mudge, while larger lots in Campbell River North face the passage where it narrows toward Seymour Narrows.

The passage is narrow, so the view is close and busy rather than wide and distant, and even homes several streets up the hill can keep a clear line of sight over the rooftops below. Views face east, which means morning sun on the water and evening light on Quadra and the mountains. The slope also brings steep driveways, retaining walls and wind exposure on the higher, more open lots.

Quadra, Denman and Hornby View Homes

On Quadra Island, homes on the west side look back across Discovery Passage to Campbell River and the Vancouver Island mountains, while the east side faces the Coast Mountains and the smaller Discovery Islands. Denman's western slopes face Baynes Sound and the Comox Glacier, its east side looks across Lambert Channel to Hornby, and Hornby's higher ground near Mount Geoffrey overlooks the strait. Island view homes are often on large, treed lots, so the view may depend on clearing that the owner has or has not done.

Mount Washington View Homes

Ski chalets, townhomes and condos in the alpine village at Mount Washington sit more than 1,000 metres above sea level and carry Courtenay addresses, so they appear in this search with mountain, forest and valley views. Outlooks vary sharply with each building's position on the hill and the trees around it, and winter cloud can hide the view for days at a time, so judge a mountain property on a clear day and a grey one.

Condos and Townhomes with Views

Not every view home is a house. Condos near the harbour in Comox, buildings along the Island Highway in Campbell River and villa-style units at Crown Isle make up a large share of the view listings in town. In a condo, the floor, the side of the building and any planned construction next door decide the view, and two suites on the same floor can differ completely. Ask which suites face the water or the mountains, whether neighbouring lots are zoned for taller buildings, and how much of the price difference between similar suites comes from the view alone.

Buying a View Home in the Comox Valley or Campbell River

A view is only as secure as the land in front of it. Check the zoning and building heights allowed on the lots below, any covenants that protect the outlook, and the trees between the home and the view. Courtenay and Comox both have tree protection bylaws that require permits to cut many trees, and trees on a neighbour's land cannot be topped or removed without agreement, so do not assume a filtered view can be opened up. Orientation matters too: harbour and glacier views from Comox face south and west into the afternoon sun, while Campbell River and Comox Peninsula views face east and stay cooler late in the day.

The Vancouver Island view homes page covers orientation, slopes, retaining walls and exposure in more detail, and the home buying guide explains the purchase process.

Comox Valley View Home Buyer Note

Before paying for a view in the Comox Valley or Campbell River, see it from the main living area and deck at different times of day, confirm the zoning and height limits on the land in front, check tree bylaws and covenants, and inspect slopes, retaining walls, drainage and wind exposure on hillside lots.
