About Lake Hill Elementary
Lake Hill Elementary is at 1031 Lucas Avenue, a Kindergarten to Grade 5 school in School District 61 (Greater Victoria) that describes its setting as a residential part of North Quadra close to community parks and trails. With 213 students on its 2025-26 growth plan, it is among the smaller elementary schools in the district, and the school day runs from 8:45 am to 2:37 pm.
Lake Hill sits in the Reynolds family of schools. On the district’s catchment pathway chart, its students continue to Cedar Hill Middle School and then Reynolds Secondary. The boundary was adjusted in 2020, when the district’s catchment review made small changes to the Lake Hill and Braefoot lines so they better matched walking routes. The school keeps a separate attendance line, 250-479-3956, for reporting a late or absent child by 9 am.
Programs and Learning
Lake Hill publishes little about specialty programs; its stated focus is reading. Details change each year, so ask the school what is running. Lake Hill is an English-program school: French Immersion is a separate SD61 program with its own catchment map, a January registration and a lottery when there are more applicants than seats, so an English catchment address does not guarantee a French Immersion place.
A Schoolwide Reading Goal
Successive growth plans put reading first. The 2023-24 plan called for differentiated teaching with a focus on structured literacy, and the 2025-26 plan pairs differentiated instruction with explicit reading lessons while aiming to build students’ enjoyment of reading and their sense of self-worth.
Active Every Day
Students follow the provincial guidelines for daily physical activity and take part in a range of outdoor and athletic activities, on the view that healthy, active bodies support healthy, active minds. The PAC adds Bike to School weeks each fall and spring.
School Community and Child Care
The Parent Advisory Council keeps a busy calendar for a small school, from a September welcome-back party and the October Scarecrow Stomp to a November community craft fair, a December holiday gift shop and family movie and board-game nights. The money raised covers field trips so families do not pay out of pocket, upgrades to the library and music room and, at present, a third playground on the grounds, and the PAC administers a BC Gaming Grant that pays for extracurricular programs such as Science Ventures. On-site child care is run by Kids Klub, the provider the district lists for Lake Hill.
Living Within the Lake Hill Catchment
Nearly all listings here are filed under the Lake Hill subdivision on the MLS® map, with a few in Maplewood and Blenkinsop. The catchment spans the streets between Quadra Street and Blenkinsop Road and reaches a little south of McKenzie Avenue. The Lochside Regional Trail cuts through it on the old rail line, crossing Blenkinsop Lake on a bridge that is a good spot for birdwatching, while Christmas Hill and Swan Lake sit just outside the catchment to the west and south-west and Braefoot Park lies to the east. The search uses the district’s published elementary catchment map, simplified, so homes right at the edge may sit on either side; check an exact address with the district. Next door are the Braefoot Elementary catchment and the Rogers Elementary catchment, and for secondary school this area falls within the Reynolds Secondary catchment.
Houses and townhomes account for most of the market, and new construction is unusually prominent: six of the current listings were built in 2024 or later, including townhomes completed in 2026. At the start of November 2026 there were about 20 homes listed inside the catchment. Houses mostly asked between about $850,000 and $1.85 million, with one large property on Blenkinsop Road at $3.75 million well above the rest; townhomes ranged from roughly $770,000 to just over $1 million, and two condos were priced from about $410,000 to $600,000. With so few listings, a single sale shifts the averages. In July 2026 Saanich Council adopted the Quadra McKenzie Plan, a 20-year framework with a Quadra McKenzie centre and a Quadra corridor for more housing and nearby services, worth reading for homes near that intersection. A property’s address inside these boundaries does not by itself guarantee a place at Lake Hill Elementary. Catchment boundaries, registration rules and program admission can change, and some programs depend on capacity. Buyers should confirm the current catchment and registration status with School District 61 (Greater Victoria) before relying on school access as part of a real-estate decision.
