Customs House: This historic building was converted into upscale condominiums, offering a blend of heritage charm and modern elegance. Bellewood Park is nestled in a park-like setting, Bellewood Park featured spacious condos with lush surroundings and a tranquil atmosphere. The Wade is known for its contemporary design and central location, The Wade provided a range of condo units with access to the city's amenities. Most modern condominiums tend to be smaller, especially when contained in highrise or steel and concrete buildings, while older condos in buildings built in the 1990's and older tend to be on the larger site. Luxury condos tend to range between 1100 to 2500 sf and tend to feature two bedrooms with a den, but rarely three bedrooms. Many of the newer projects do not include a parking spot for every unit, and some in the downtown core do not have any parking at all, as the climate craze related hatred for vehicles continues to impact local government policies.
Consider the condo's proximity to amenities, public transportation, schools, and recreational areas. Location plays a significant role in the property's value and your overall convenience. Find out about the monthly condo fees and any special assessments that may be levied in the future. These fees cover shared expenses, maintenance, and improvements in the building. Ensure that the fees fit your budget. Review the strata documents thoroughly. This includes the strata bylaws, financial statements, meeting minutes, and contingency fund. It will help you understand the condo's financial health, rules, and any ongoing issues. Check the condo's reserve fund to ensure it has enough funds for future repairs and maintenance. A well-funded reserve fund indicates that the building is adequately prepared for unexpected expenses.
