New condos in Greater Victoria can mean several different things, and this page is intentionally narrower than the presale-project search. Its primary purpose is to show condominium inventory that is already completed or sufficiently advanced to appear as current MLS® inventory, with the saved search restricted by construction age rather than by listing date.

That distinction matters. A condo listed yesterday in a 1980 building is a new listing, but it is not a new condo. Conversely, a completed unit in a recently finished building may be developer-owned, never previously occupied, or already in the resale market while still belonging to the new-construction category.

What Counts as a New Condo in Greater Victoria?

For this search, “new condo” means new or newer construction, not simply a condo that has just been listed for sale. The Real Geeks saved search should therefore use year-built or comparable new-construction criteria rather than days-on-market or listing-date filters.

A practical starting threshold in 2026 is approximately 2021 or newer, although the exact cutoff can be adjusted if inventory is too thin or if the MLS feed provides a more useful construction-status field.

New Condos vs. Presale Condos

Presales are purchased before completion under a disclosure statement and purchase agreement with the developer. New-condo MLS inventory may instead be completed, close to completion, developer-owned after registration, or already in the resale market. Some presale units can appear on MLS®, but they should not define this page.

Recently Completed Condos for Sale

Recently completed buildings can provide many of the advantages buyers associate with new construction while allowing the buyer to inspect the finished suite, common areas, parking, storage and actual surroundings. The trade-off is that the building may still be working through deficiencies, warranty claims, landscaping completion and strata-transition issues.

Developer-Owned Condo Inventory

Developers sometimes retain units after registration or completion and offer them through MLS®. These listings can differ from ordinary resales in contract terms, GST treatment, deposits, completion timing, included appliances, parking or storage rights and the seller's willingness to negotiate.

New Construction Condos in Victoria BC

New does not imply one construction system. Greater Victoria includes both concrete and wood-frame condominium buildings. Concrete can offer advantages in height, durability and sound control, while modern wood-frame construction can provide efficient lower- and mid-rise housing at different price points. The building should be evaluated on its actual design and execution rather than material stereotypes.

New Condo Warranty Coverage in BC

Many newly built residential strata units are covered by BC's mandatory home-warranty framework. Buyers should confirm the warranty provider, commencement dates, remaining coverage and whether known deficiencies or claims have already been reported. Warranty coverage does not eliminate the need for due diligence.

Deficiency Lists & Common-Property Turnover

New buildings can still have deficiencies. Review owner and strata records for unresolved suite issues, common-area deficiencies, water ingress, glazing, parkade work, elevators, landscaping, mechanical commissioning and warranty correspondence. Early strata minutes can be particularly informative.

Strata Fees in Newer Buildings

Initial strata fees in a new development may not predict long-term operating costs. Budgets prepared before a building has a full operating history can change as actual utility, insurance, staffing, cleaning, elevator, mechanical and amenity expenses become known.

Contingency Reserve Funds in New Buildings

A very young strata may naturally have a smaller contingency reserve fund because it has had little time to accumulate reserves. Buyers should assess the funding plan, expected capital needs and depreciation-report assumptions rather than comparing the raw reserve balance with that of a mature building.

Depreciation Reports for New Condos

Even relatively new strata corporations benefit from long-range planning. A depreciation report can help identify projected replacement cycles for roofs, elevators, windows, membranes, mechanical systems, parkades and other shared components before those costs become immediate.

GST on New Condos

GST can apply to new residential construction and certain developer sales. The tax treatment can depend on whether the unit is new, substantially renovated, previously occupied or sold in a particular transaction structure. Buyers should confirm the contract price, tax treatment and any rebate eligibility with appropriate tax advice.

Property Transfer Tax & New Construction

BC property transfer tax rules and exemptions can differ depending on price, buyer status and whether the property qualifies as newly built. Buyers should verify current eligibility rather than assuming that buying a new condo automatically eliminates transfer tax.

Assignments & Presale Resales

Some MLS® listings may involve assignment of a presale contract rather than sale of a completed strata lot. Assignment transactions can involve developer consent, assignment fees, GST considerations and different financing or completion risks. Confirm exactly what legal interest is being purchased.

Parking in New Condo Developments

Parking is increasingly variable in new urban projects. Some units include titled or limited-common-property stalls; others use licences, leases, separate strata lots or no parking at all. Review the legal designation rather than relying solely on the listing description.

EV Charging in New Condos

Newer buildings are more likely to incorporate EV-ready infrastructure, but “EV ready” can mean different things. Confirm whether the actual stall has a charger, energized outlet, conduit only, shared load management or merely future capacity. Also review strata approval and billing procedures.

Storage Lockers in New Condos

Storage can be important because many newer floor plans are compact. Confirm whether a locker is included, its legal status, size, location, security and whether it can be transferred separately from the unit.

Air Conditioning & Heat Pumps

Cooling is increasingly important in newer Greater Victoria condos. Confirm whether the suite has central air conditioning, a heat pump, fan-coil system, individual equipment or no active cooling. Mechanical-system ownership and maintenance responsibility should also be understood.

New Condos With Views

First-time buyers may value warranty coverage, lower immediate renovation requirements and energy-efficient systems, but should compare total monthly cost, financing, GST where applicable, strata fees and the premium often attached to new construction.

Buying a New Condo From a Developer vs. a Resale Seller

A developer sale and a resale purchase can use materially different contracts and disclosure packages. Developer contracts may contain broad provisions favouring the developer, while a resale purchase focuses more heavily on existing strata records, seller disclosures and current unit condition.

New Condo Completion Dates & Occupancy

For projects that are not fully complete, estimated completion and occupancy dates can move. Buyers who need certainty for a sale, mortgage rate hold, tenancy termination or relocation should understand the contract's timing provisions and possible extensions.

New Condo Insurance & Deductibles

Even a new strata requires adequate corporation insurance and an understanding of deductibles. Review the policy, deductible schedule and owner-insurance requirements, especially for water damage and other losses that can expose an owner to significant chargebacks.

New Condo Building Amenities

Gyms, lounges, rooftop terraces, guest suites, concierge services, bike rooms, dog-wash stations and co-working spaces can add utility, but they also create operating and replacement costs. Compare the amenities you will actually use against the ongoing strata fees they help produce.

How to Compare New Condo Prices

Price per square foot is useful but incomplete. Compare floor height, orientation, outdoor space, parking, storage, GST treatment, finish quality, ceiling height, building amenities, strata fees, warranty position and immediate surrounding development.

New Condo Due Diligence

Review the strata plan, bylaws, financial statements, budget, insurance, depreciation report where available, council and AGM minutes, warranty documents, deficiency correspondence and any developer disclosure material that remains relevant. For a completed resale, inspect the actual unit as well.
