Greater Victoria townhouses occupy an important middle ground between detached houses and condominium apartments. Buyers can often obtain considerably more living space, private entrances, garages, patios, yards and family-oriented layouts than they would find in a similarly priced condominium, while avoiding some of the maintenance and cost associated with a detached house.

The regional townhouse market includes older developments in Saanich, Victoria and Oak Bay, newer communities throughout Langford and Colwood, retirement-oriented projects on the Saanich Peninsula, waterfront developments, luxury townhomes and increasingly dense multi-level projects built on expensive urban land.

Townhouses are strata properties in most cases. Buyers should therefore evaluate not only the individual unit but also the financial condition, bylaws, insurance, maintenance history and long-term planning of the entire strata corporation.

Townhouse values can vary substantially even within the same neighbourhood. Floor plan, number of levels, garage configuration, outdoor space, age, strata fees, pet rules and building condition can materially affect both marketability and resale value.

Determine whether roofs, windows, balconies, decks, exterior doors, fences, plumbing or other components are strata responsibility, limited common property or the responsibility of the individual owner.

Pet restrictions, rental rules, age restrictions, parking, visitor parking, EV charging, smoking bylaws, alteration rules and use of outdoor areas can have a significant effect on suitability and resale.

In older developments, pay particular attention to building envelope history, drainage, roofing, plumbing systems, balconies, retaining walls, roads and other expensive common assets.

How to Compare Greater Victoria Townhouses for Sale

Price per square foot alone is not sufficient when comparing townhouses. Number of levels, garage configuration, yard size, orientation, privacy, strata fees, age, building condition and location within the development all affect value.

End units generally have fewer shared walls and can offer better light and privacy. Interior units may be more energy efficient. Units backing onto roads, visitor parking or common amenities may trade differently from quieter locations within the same complex.
