Townhomes Can Be a Strong Fit for Pet Owners

Townhouses often work particularly well for buyers with dogs or cats because they typically offer private entrances, fewer interior common areas and more direct access to outdoor space than apartment-style condominiums. Patios, fenced yards, decks and ground-level entrances can make day-to-day pet ownership considerably easier.

Pet rules are not uniform, however. One strata may permit multiple dogs with no meaningful size restriction while another may limit the number, size or type of animals. Rules can also change over time through amendments to the strata bylaws.

Buyers should therefore treat MLS® pet information as a useful screening tool, not the final authority. Before removing conditions, review the registered strata bylaws and any relevant rules to confirm that the buyer's specific pets are permitted.

Pet-friendly does not necessarily mean unrestricted. Confirm the permitted number of pets, species, size limits, breed wording if any, leash requirements, use of common property and any approval or registration requirements directly from the strata documents.

Always Verify the Actual Strata Rules

Pet restrictions can be one of the most important suitability issues in a townhouse purchase. Listing remarks may summarize the rules, but they can be incomplete, outdated or too general to answer whether a particular animal is permitted.

Buyers should review the strata bylaws directly and confirm any uncertainty before becoming contractually committed. This is particularly important where the buyer has multiple pets, a large dog or an animal that could be affected by specific wording.

Number of Pets Confirm whether the strata limits the total number of dogs, cats or other animals.

Size or Type Review any weight, height, species or other pet-specific restrictions.

Common Property Leash, waste-disposal and access rules may apply in roads, lawns and shared areas.

Existing-Pet Exceptions Do not assume an existing resident's pet means the same animal would be permitted for a new buyer.

What Else to Review Before Buying a Pet Friendly Townhouse

In addition to pet bylaws, review the strata's financial statements, contingency reserve fund, depreciation report, insurance coverage, council minutes and any approved or proposed special assessments.

Check responsibility for fences, gates, patios, decks, yards and landscaping. These areas may form part of the strata lot, limited common property or common property, and alteration rights can differ accordingly.

Buyers with dogs should also consider road configuration, visitor parking, pedestrian routes and whether private outdoor space is genuinely secure.

Noise can still matter in attached housing. Review the physical relationship between units, bedroom locations, shared walls and any strata rules addressing nuisance or unreasonable noise.
