This page is the MLS® inventory side of the Greater Victoria new-townhome search. It focuses on townhomes that are currently being marketed as new construction, newly completed residences or newer homes in recently built developments.
That is intentionally different from the Greater Victoria New Townhome Projects page, which is designed for proposed developments, municipal approvals, presales, construction-stage projects and broader development-pipeline research.
Current new-townhome inventory ranges from compact urban infill residences to larger family-oriented homes on the West Shore, boutique strata communities in established neighbourhoods and newer Peninsula properties. Availability changes quickly as developer inventory is released, completed and sold.
Newer townhomes can offer heat pumps, improved insulation, efficient glazing, modern electrical systems and EV-ready or EV-capable parking.
Open kitchens, flexible office space, larger primary suites and integrated indoor-outdoor living are common priorities in newer townhouse design.
Buyers may face fewer near-term repair issues than in older developments, although strata budgeting and long-term capital planning still matter.
Qualifying new homes may include statutory new-home warranty protection, but buyers should confirm exactly what coverage applies to the individual property.
High land values and density requirements have pushed much of Greater Victoria's newer townhouse supply toward taller configurations. A three-level design can provide substantial interior floor area while using less land per home.
The trade-off is accessibility. Buyers planning to remain in the property for many years should consider whether stairs, bedroom location, garage access and entry configuration will remain practical over time.
New and recently completed townhouse inventory is uneven across Greater Victoria. The West Shore generally provides the greatest volume of newer supply, while central municipalities more often produce smaller infill and boutique strata communities.
The West Shore frequently offers a substantial share of newer townhouse inventory, including family-oriented homes, attached garages and multi-level layouts.
Newer supply often appears through redevelopment and infill, with locations ranging from established residential neighbourhoods to major transportation corridors.
Urban inventory is often more compact, with emphasis on walkability, efficient layouts and proximity to employment, transit and services.
Sidney, Central Saanich, North Saanich, View Royal and Sooke periodically provide newer townhomes with different combinations of space, accessibility and setting.
Review the disclosure statement where applicable, strata plan, bylaws, operating budget, insurance, parking allocation, storage, common-property obligations and any developer-provided estimates of future strata fees.
Confirm whether the residence is complete, whether occupancy has been granted, whether common amenities are finished and, for very new developments, whether the strata corporation has transitioned from developer control.
Buyers should also confirm applicable new-home warranty coverage, GST treatment, deficiency procedures, EV charging arrangements, pet bylaws and any contractual terms unique to a developer sale.
A newer building does not eliminate due diligence. Early strata budgets can be optimistic, and the long-term cost of landscaping, private roads, retaining walls, elevators, mechanical systems and other common assets should still be considered.
The strongest newer townhomes typically combine modern building systems with a practical layout, good parking, useful outdoor space, strong natural light and a location that works for a broad range of future buyers.
End units, double garages, primary bedrooms on the main floor and less stair-intensive layouts can stand out because much newer inventory is built around narrower, higher-density three-level plans.
Buyers should compare new construction not only with other new townhomes, but also with renovated older townhouses that may offer larger floor plans, mature landscaping or more established locations.
